8/10. All round good. Management company not good

Building design is very good.
Well built, no noise heard from neighbours
Bins and parking easy to access from the building and from the street.
There are remnants not paying service charge which is affecting the whole buildings amenities such as cleaners not coming

Traffic. Close to road on front side on road emergency services used
Bus park in front of building so always buses parked outside

None. Building was as advertised and the documentation clear

How has the building management responded to any problems or issues you have raised:

I am not directly involved in group but there is some back and forth between residents and management

Lovely development

The development itself is beautiful. There were issues with the green space in the centre as the management were not taking care of it, so the residents took it upon themselves to start a ‘go fund me’ to purchase lots of beautiful plants and flowers and re-do the area.
There’s similar concerns of the green space next to Aldi.
The building management is fine and do as expected.

Please tell us what you like and dislike about this area:

The development is in a great area. Aldi is right next door which is perfect and extremely handy.
There’s a pub/restaurant right round the corner which serves great food and has a lovely outdoor space that allows dogs too.
Southend airport is within walking distance (20 mins) with even more shops to choose from.
Prittlewell train station is also within walking distance (15 mins) and runs very frequently, starting early and finishing late which is very handy for London workers.
Priory park is right next door with an abundance of green space and a great place to walk dogs, have a picnic, or just a morning/evening walk.
Some more food choices around the corner (10 min walk) such as Chinese food, Subway, bakery, etc.
Traffic noise is fine, the roads on the development are generally quiet.
Parking can be a bit chaotic at times, but everyone has their designated spot(s).
Bin collections are fine with some dog poo bins available at the start and end of the development.
A very friendly and neighbourly development, with everyone looking out for each other.

Please share one thing (or more) which you wish you had known before you moved in:

I told the building management company they should make a ‘tip’ sheet for first time buyers. As they were marketing at this demographic, there were a lot of things I didn’t know – how to turn the water on for the dishwasher and washer/dryer. How to configure the existing cabling to allow satellite TV (they were going to send an engineer out until I played around with it enough – they themselves should have a troubleshooting guide). Etc.

How has the building management responded to any problems or issues you have raised:

Not all issues – e.g gardening. They don’t remove the weeds, they just mow over them so they return within a week or 2.

Don’t Bother

This list is endless whoever designed the building didn’t take into consideration waterside living especially the wind, roofing banging, all level doors not closing, cracked entrance doors, water leaking into the bin store, garage doors constantly breaking down causing bikes to be stolen, leaving plastic protection on the capping. As with internal problems flooring issues, veranda door hinge broken, water leaking through the window, incorrect induction hob not fitted in accordance with manufacturers instructions, scratches on balcony glass, oven damaged, front door does not protect from smoke ingress, please believe me the list is endless.

The waterside living is excellent beautiful views, however we do have issues with the development skateboarding, people parking in residence spots, dog mess not being picked up.

I wish I’d have done my homework on the builders.

How has the building management responded to any problems or issues you have raised:

Yes but been reported to NHBC awaiting response. Placed an official complaint to The English Fund (Muse Development)

Leon house is a 1963 office building nicely redeveloped into flats

Leon house is a 1963 office building nicely redeveloped into flats. The flats themselves have been built to very high standards, with underfloor heating, very good acoustic & climatic insulation, HRMV (Heat Recovery Mechanical Ventilation), Wooden Floors, etc… all of which given the price offers a very good value.

Please tell us what you like and dislike about this area:

Leon House is located in Croydon’s leisure area with loads of restaurants nearby. Convenient transport is available from East Croydon railway station and West Croydon Overground within 10-15 min walking distance each. There’s also several bus sops just next the building.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew the building’s and flat multiple management organisation better before I moved in.

How has the building management responded to any problems or issues you have raised:

Unfortunately L&G have hired Optivo to do their flat’s management on their behalf, and Optivo’s email support quality isn’t very good.
