Leaf Living was founded in 2021 by Regis and Blackstone to deliver family homes for rent. Leaf let and manage all of their homes, with the aim to offer quality, family homes to rent without the responsibility or largest deposits needed to own your own home. Additionally, Leaf offer developments with green open spaces, good connections and local amenities.

Fontwell Meadows is a new village nestled in the green landscape of West Sussex. Close to the south coast, residents in this countryside village can enjoy the developments’ own orchard, allotments, community building and sports centre. Also, Fontwell Meadows offers a choice of two, three and four bedroom homes. The Paddocks is a rural village between Braintree and Witham. Residents can find a mix of countryside living with connections to Witham, Chelmsford, Brentwood, London and beyond. Additionally, The Paddocks offers a choice of two, three and four bedroom houses.

Not the dream we were sold. Renter beware.

The property management does not feel at all like it did when we were sold rhe property.

Firstly, parking. We constantly receive letters asking to not park on the road outside our homes. The only issue is the car ports are so small, families can’t get children out without damaging doors or climbing across interiors.
Gardens are unusable in the winter. Apparently this is acceptable to leaf. The irony being while residents face lawns that are bogs and brown, leaf say it is due to waterlogging and poor weather (I.e. they won’t fix) but simultaneously trying to get those who move out to pay for a full returf. The two aren’t matching up.

We were really hopeful moving in. We were sold a dream. But the reality is this is a very poorly managed property. The rents are astronomical (much higher than private rentals on the same estate with other smaller agents) , the 24/7 property management is a bit laughable to be honest. The “negotiation” on rents we were promised when first moving in is more of an ultimatum, and the emails everyone gets are “pay this huge increase or leave”. And good luck getting that with the 2 month notice we were all told. It was more like 6 weeks and when we reply, it takes another good 2 weeks and chasing to get replies.

All in all, this is a disappointment. Flooded roads, all winter long. Selfish developers blocking driveways when we need to leave for work, leaving us late for work, a non existent property maintenance team, unusable Gardens for 6 months of the year. The houses are warm, I’ll give them that. And relatively cheap heating. But honestly, I am very disappointed with leaf living.

Very little available on foot. The park is a welcome addition, albeit it was over a year late. Leaf appeared to do little to help speed this along.

Please share one thing (or more) which you wish you had known before you moved in:

Kitchen storage is very small, and we are luckier than many with how much we have. If you enjoy cooking you will find it a nightmare.

Parking ports are very narrow, most family cars struggle to open both doors easily.

The car port charger is a 3 pin plug. Not a proper e charger. Utterly unsafe and not effective. Definitely angry over that as we were specifically told there would be e chargers in the car ports.

How has the building management responded to any problems or issues you have raised:

Poorly. As mentioned, they are happy to bill everyone when moving out for items, but for those who are living here with the exact same issues, the fixes are non existent

Fontwell

House design very well done, lay out of the estate works well. Facilities provided within the house are great, however awaiting the park and community areas to open up. Fairly quick responses to any building issues had and resolved within a timely manner.

Single entrance to estate can cause issues. New Bus route seems to be popular. Awaiting to green to be open.

When the local amenities and green would be opening.

How has the building management responded to any problems or issues you have raised:

Yes, however not always in the most timely manner.

Megan, Tiffany and Macey are Angels <3

The house itself is sizable with a decent size living room, the kitchen has enough room for a small dining table and all 3 bedrooms are big enough for a double bed with loads of room left over.

The downstairs toilet makes no sense to me as the loo is situated right next to a wall and I mean your left leg is touching said wall when doing the business…odd design.

We have a storage cupboard underneath the stairs and the door to said cupboard is situated in the living room however, to open the door you have to close the living room door otherwise both doors get in each other’s way! First world problems of course and it’s easily manageable.

We have had to call property management as the downstairs toilet was leaking and in fairness the response was timely and the repair actioned with immediate effect. I am however still waiting for a new ring security system as the previous tenants are still assigned to it and I have asked multiple times for an update with no response. Again first world problem and it’s not a massive issue.

I feel once the development is fully completed, this stands to be an extremely wonderful place to live offering a beautiful blend of family, community and togetherness!

Please tell us what you like and dislike about this area:

Cressing is a peaceful place to live. Not much going on in the area but that does have its upsides as there is very little, if any, road noise! We have a petrol station not 3 minutes round the corner which can bail you out should you need bread, milk etc and a local shop 5 minutes away.

Restaurants and bars are close by at freeport shopping village with ample choices as well as outlet shopping for some retail therapy.

we also have a train station within extremely close proximity. Can be a bit of a pain to park there if you needed however its not too far for a stroll and the views are rather pleasant.

Parking isn’t much of an issue, bins are collected every Wednesday and there is little to no chance of antisocial behaviour unless Barbara from down the road decides to go awol on the mobility scooter.

Please share one thing (or more) which you wish you had known before you moved in:

To be fair I have lived in cressing previously so I knew what to expect from the area. If you are looking for hustle and bustle this is not the place for you! It’s quiet, it’s peacefully and you get a general sense of safety due to it being a small village.

Down side being that electricity box over near the flats that exerts a humming noise 24/7. If you’re a fan of white noise you might find comfort in it.

Lastly there is an awfully powerful anti social smell coming from the flats on Crozier Drive that would put snoop dog to shame.

How has the building management responded to any problems or issues you have raised:

As stated previously we had a leak in our downstairs toilet which was resolved promptly as well as a leak under the sink which again action was taken to get said leak fixed in a swift and timely manner.

I am still waiting to hear back about the ring security system with the last communication being on the 1st of March this year

A great place to live

The house is very well designed and you can tell there has been a lot of attention to detail. We love having a larger utility cupboard in the kitchen especially with the added bonus of a light. All rooms are bright and airy with wide doorways. The property management are very good and respond well to queries and issues. We still have a couple of outstanding items to be resolved but I’m confident they will be. It will be good to see what additional facilities materialise once the development is complete.

Very nice area, easy access to local shops and pubs. Our street is lovely, even though there is still a lot of building works going on there is minimal disruption and the roads are regularly cleaned by the builders. Parking is easy and bin collections although non existent when we first moved in are now consistent

Please share one thing (or more) which you wish you had known before you moved in:

I wish the lease finalisation had been a bit smoother, we didn’t receive the final documentation until 11pm the day before picking up the keys which made for a very stressful evening but we put it down to being the first to move in.

How has the building management responded to any problems or issues you have raised:

We had an issue with the front door sticking when we moved in but a maintenance guy came and spent a morning fixing it. We’re still waiting for our remote lock access to work though but hopefully this will be resolved soon.
