A house with no insulation??

My property was sold to me with no insulation (loft and cavity wall insulation). The design and sign off process of these properties is so under par it is embarrassing. I have lived here two years and this is yet to be resolved in full and that is after two personal emails to the CEO of Keepmoat.
I would say the facilities promise is excellent but nothing of interest has come through yet, we were told there would be shops, a school, a park and pathway leading to a park and after two years nothing has been done with any of it except the park on site which is still incomplete.
We pay a monthly charge for property management and I honestly have no idea what they do for the money we pay.

Please tell us what you like and dislike about this area:

Plenty of amenities, shops, parks etc.
The park on the development has been delayed by around 6 months so there is not currently one on the estate but there are some in close vicinity (drivable).
Bin collections fine however Royal Mail is not regular, I received birthday cards nearly a week late due to no regular postman.
There were some individuals that were causing concern on the estate (young children / suspicious drivers) and because of this we decided to get CCTV. This is not a regular occurrence though.
There was a pathway built on my road to lead to a local park, unfortunately, proper agreements weren’t made with the council so this has not been completed and is left as a path leading to nowhere.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had got a professional snagger in to complete a snag list in my property. We found most of them overtime but had we have gone in prior to completion with this, we would have probably got it resolved quicker.

How has the building management responded to any problems or issues you have raised:

Well, after two years of living here and a complaint started in December 2019, I still have a house that is not fully insulated.

Beautiful views from property

Some of the roads are really narrow which worsens when cars park along the side of the road or half on the path. I think private car parking spaces which have access to the public should have signs to state they’re private parking. To prevent individuals from parking in owners spaces. We are yet to have a shop. They’re now building a secondary and primary school. Which will be great in the long run. The design of the houses are great, we’re super happy with ours. Shame garden weren’t bigger but can’t have it all. We did suffer with garden settling for around 2/3 years which our garden is now very uneven. And had to keep topping up a sinking patch. Facilities at the moment, I wouldn’t really say we had any, one small park which would benefit of a baby swing. The management and upkeep around the area of my house isn’t great. Bushes over grown and I tend to keep up with the upkeep yet, we’re not able to purchase the area. We have beautiful views from our property of fields and horses which is lovely and doesn’t make it feel as though you live in Peterborough.

Having lived here for over 6 years, we still have no shop on the estate, no bus route, should be double yellows along the main road to prevent individuals from parking and making it difficult for cars to pass. We have private off road parking which cars drive on to turn around, which is very frustrating. Cars always speeding. Thankfully we’ve had no issues since living here, and hope it continues to stay that way.

I don’t feel there’s anything else I needed to have known

How has the building management responded to any problems or issues you have raised:

I was informed to sort the issues myself as it’s my responsibility. My issues was it was an ongoing issue with us trying to mend and make do

Ok, but lacking in key areas.

The design of the home (Corbridge Style Home) itself is rather good and the space has been used well, however the overall quality of the build is substandard with multiple cracks, blemishes, and raised areas which are well beyond what you would expect from a home “settling” following completion.

For those not lucky enough to have a natural gas link at the address, you will need to contend with the frankly ridiculous pricing of the estate-heating managed directly by EON. As there is no alternative, the prices they charge are not competitive and whilst I personally have had no issue with a lack of hot water, this is a common complaint on the estate as a whole.

The Property Management Service, RMG Living, is atrocious and seemingly incapable of arranging even the most minor of works, such as finishing the road surface on which your “completed” home is situated within a reasonable timeframe. As a result, key areas are not maintained to a reasonable level. Drive one or two streets away from the “Show Home” to see for yourself what the estate is like.

The immediate local area is admittedly not fantastic with few shops / leisure facilities / restaurants / etc/ worth visiting, but the estate has a very regular bus service into Newcastle itself. By car, it’s easy to access key roads such as the A1 which provides great links to the rest of the North East and beyond.

Please share one thing (or more) which you wish you had known before you moved in:

Look into the District Heating prior to purchase and ensure you are happy with the projected costs from this captive service as there is likely no alternative available.

How has the building management responded to any problems or issues you have raised:

The building management, in this instance Keepmoat, has failed to remedy a literal hole in the roof which allows water to enter and cause damage to the property, since it was reported in December 2020. As of July 2021, this is still an issue which pretty much sums up the build quality and services provided…

Design of the house is fantastic as it is 3 bedroom and 3 bathroom and as first-time buyers, was of fantastic value.

Design of the house is fantastic as it is 3 bedroom and 3 bathroom and as first-time buyers, was of fantastic value. The value, however appears to have been predicated through the use of cheap materials as the walls feel like they would be very easy to put a hole through just by running into them.

We also opted to have grass in our garden put it was lazily placed over stones so the ground is now very uneven.

Keepmoat have always managed to send people out in relatively short timescales to sort out issues such as broken smoke alarms, plaster shrinkage etc.

Please tell us what you like and dislike about this area:

There’s no local bars or restaurants in the area, just a lot of greasy takeaways, which doesn’t matter too much since the town centre is a short bus ride or 45 minute walk away. Buses are fairly regular, normally around every 15 mins to the town centre.

Parking availability is always there due to having our own drives and happy to see there has been a crackdown on non-residents parking on our road.

Bin collection always done on time and charts stating which bins are taken on which weeks always sent through at the end of the year.

Occasionally have some unsavoury chavs walk past but as long as you look ready to defend yourself, they’re a bunch of cowards anyway.

Currently quite a but of noise from across the road due to another housing development but hopefully that will come to an end in the next year.

Please share one thing (or more) which you wish you had known before you moved in:

Would have liked to have known what the grass would have been like before it was laid as we would have preferred to find someone ourselves to do it as you could easily roll your ankle if you tried running on the grass that was laid by Keepmoat.
