Quality, comfort and peace of mind!

Our Plover is so perfect for us! We have come from older properties and apartments, so this has been a breath of fresh air! We love how well the house is designed; in reality, it doesn’t have an overly large floor space, but the space is designed in such a way that maximizes its potential. The open plan kitchen-diner-living room is unique, we haven’t seen such a large space in a new property of this size. Usually, rooms in new builds are very small and boxy, this is not the case with our property which is one of the reasons we were so happy to move here. Upstairs, the spare bedrooms aren’t the biggest but they work perfectly for us as a guest bedroom/office and as a music room. Also, the fact that the house manages to pack in 3 toilets and 2 showers is amazing, it’s so helpful! The quality of the kitchen units are outstanding and well built. Finishes such as carpet and joinery are of high quality too. Honestly so happy with our Jelson home!

We are so happy living here! We lived in Shepshed some years ago and never thought we would move back, but when seeing this property was available, and in what location in Shepshed it was in, we couldn’t resist returning. The street is so peaceful and quiet, it’s beautiful living so close to Blackbrook and backing straight onto endless fields. Parking is great for ourselves personally and when we have guests; our two designated spaces are very helpful, but also there is plenty of space on the road too. Shepshed itself holds many great conveniences, such as 2 Co-ops, 1 Tesco and 1 Asda. All the takeouts we use regularly are exceptional too, so that’s a bonus! There is a lovely park in the center of Shepshed. Also, having the M1 so close by is amazing for visiting family and friends in Leicester and in other places for us such as Nottingham and Derby. It’s particularly quiet in our location, surprisingly so being not far from the M1. However, I think being on the East side of Shepshed, so close to fields and the furthest away from the Motorway really helps. We feel very safe in this estate, it’s far away from the center of Shepshed and its rougher areas, so we have no worries of anti-social behavior, especially so being right at the end of the cul-de-sac.

Please share one thing (or more) which you wish you had known before you moved in:

Wish we would have known how long it would be taking for pavements and road to be completed.

How has the building management responded to any problems or issues you have raised:

Very well. One of our doors wouldn’t shut properly, so I raised the problem and they got a joiner to come over within. a few days who rectified the issue perfectly. Also, initially upon moving in, there was a minor gas leak simply from something not being tightened as it should, and the plumber ensured it was safe before our first night in the property which was reassuring.

Really nice estate in a great village location…

Our house is a great size, and has a really workable layout. We liked the houses from their design and the fact it felt very up to date from interior wooden doors to stylish tiling choices. Jelson were very helpful when we moved in, supplying a few additional slabs for the garden and allowing us to use their skips for rubbish. Unfortunately when COVID hit the site closed for awhile and the reopening coincided with the last properties being completed. We currently have the workmen completing the pavements and roads, which has been scheduled to be completed in the next 4 weeks. Although it has been frustrating at times this to be expected from a new build estate.
The property management company Warwick Estate isn’t brilliant however get a lot of stick from Jelson not fully handing over the site yet. All new build estates have maintenances companies and I would imagine they are all similar.

Please tell us what you like and dislike about this area:

Sapcote is a lovely area, with lots of great aspects, there is a real community feel, and amenities are what you would expect of a VILLAGE! Great shop, lovely friendly post office and plenty of pubs on your doorstep. We are also in the central spot for great dog walks in all directions, leading to Stoney Stanton, Croft, Sharnford, Burbage etc.
We love how central it is for all local transport links, within 3 mins you are on the M69 to Leicester, with Fosse Park 10 min drive, you can go through Sharnford to get to M69 to Coventry again not long at all.
All houses on this estate have enough room for parking at least two cars, so never any parking issues and usually really quiet, love sitting in the garden in a summers evening.

Please share one thing (or more) which you wish you had known before you moved in:

Roads, pavements and playground are not going to be forever the way they are, so I would just tell a new neighbour to enjoy their new home and make the most of the local area. You are buying into a village so be realistic a local co-op is much more favoured than a great big shopping complex of a more city location.

How has the building management responded to any problems or issues you have raised:

They were fine to start with however as the builders have left they have had consist delays which is the response to most emails.

For me, it was a no-brainer!

The development is still young, but it already has a school, nursery, barber’s, small Sainsbury’s shop, vets and a nice coffee shop. We are supposed to also have a gp in the area, in the future.
There’s plenty of green areas, with 3 small, but very well maintained parks that make walking through the neighborhood a delightful activity.
The management fee is reasonable and hopefully will stay that way.
Overall, it’s a really beautiful estate, with quick access to the A43/A14 that makes commuting for work easier

There’s a Sainsbury’s local within walking distance of the development, and it only takes a 7 minute drive to get to Peel retail park, where you’ve got an Asda, Boots, Matalan, sports direct, pc Curry’s, m&s, pets at home, food warehouse, the range, Wickes and a McDonald’s drive through.
Friendly neighborhood, quiet and with lovely surroundings.
Homes built by jelson, usually have a drive with 2 parking places.
I would recommend installing some CCTV around the house, especially if you own an expensive car, since priors hall is considered a posh estate and has been targeted recently by car thieves.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew about the plans for the incinerator in the area, even though it wouldn’t have changed my mind about buying a home here. There’s still hope that the project will not happen.

How has the building management responded to any problems or issues you have raised:

Apart from the snag list and a small problem with the ensuite bathroom, we didn’t have any issues to address. Snag list was short, and the ensuite problem got solved promptly.

Great building, OK outdoor and site

We like it very much. Decent garden, garage and parking space. Built quality of the house is very good compared to the other new builds out there. We liked all the appliances. All the addons are installed exactly as we requested. The measurements of the rooms are all accurate. Internet sometime is slow as broadband point is quite far away from the bedroom. Had some difficulties with the front-door, they ‘fixed’ it but sometimes difficult to fully lock it. Like the alarm system. The Hive thermostat is very useful. Building management were responsive at first when we moved. Grass grown into the public place was not managed and we had to contact the builders.

Please tell us what you like and dislike about this area:

Great location. Nice country roads nearby and quickly to get on to a major A road, A47. Not too far from the Leicester City and close to country side. Peaceful outdoors, great for going for walks, when fully completed (not sure when) should have good tarmac roads to walk on right now it’s difficult to walk on the footpaths. Not any restaurants around the area however there are some pubs. Bus services into the city centre is 7 times out of 10 available and drivers are friendly. Public roads in our site are quite narrow, sometimes cars blocks the entire road so have to be careful. All bin collection is good and on time every week, we like the green waste and recyclable waste collection as the centre is quite far. Not a lot of traffic noise but noise from the construction vehicle is there. The private road in-front of our house is quite narrow and a bit scary seeing some vehicles drive past so close to the house. The block paving they fitted in-front of our house looks very different to the rest of the road. There are no signs such as “Private road, no trespasser allowed” as sometimes we get random walkers. The private road is very dark at night. No street name signs. There is a Sustainable Drainage Systems (SuDS) right outside our property which we do not like as a lot of grass and weed grows into it, spreads a lot of pollen, it’s very deep and long and not safe for children, not a pleasing rather dirty view when you look outside our front bedrooms window especially during winter and rainy season.

Please share one thing (or more) which you wish you had known before you moved in:

Celling in all of bedrooms is angled and made it hard to put a wardrobe into our choice of place.
Sustainable Drainage Systems (SuDS) in-front of our house is not very good. The garden requires a lot of maintenance.

How has the building management responded to any problems or issues you have raised:

Yes most of the problems were answered or dealt with apart from some which I have to raise again for their attention through the customer service.
