There is a good mix of small dwellings including private,rented and social housing. Post office and local supermarket provide basic amenities. Local library caters for all and includes coffee mornings and other social events. 2 public houses and 2 churches provide social events. Builder has now vacated the estate after completing the build. Property management has been very poor. We are on the 4th or 5th management team in 4 years and have just been informed by the builder (who control the property management) that the property management company is going to be replaced as of April 2023. Trying to get work done has been difficult and sometimes impossible. We have to scrutinise the invoices when they arrive to ensure that we are not paying for facilities that have not been carried out. This has happened every year since 2019. Building management was also poor. Very few of the employees actually worked for the company- they were sub-contractors. Any remedial work was done by employees of the company. Entrance to all the houses is via 1 entrance/exit.

Although building work is still taking place on the development, it appears that Jelson have built and designed a number of high quality properties. The ongoing building work hasn't been a problem as it only takes place during daytime hours and doesn't effect accessing any properties.

Pros - Beautiful area surrounded by fields and nature with an abundance of wildlife. - Regular and problem free bin collections and street cleaning by the local council. - Friendly neighbours and a real sense of community spirit. - Extremely economical build, we rarely need to put the heating on as the house is so well isolated. - The actual structure of the house is well made and looks good inside and out. - Our house in particular is not overlooked (as is not usually the case with new builds) we never feel as though our privacy is compromised in the garden. Cons (where do we start?!) - The Estate Agent that Jelson had chosen to list our house with was a total joke. He [the Estate Agent] was on his phone the entire time we were viewing the property and hardly had any of the answers to our questions, he was rude, unhelpful and actually quite insulting. We reported this to Jelson who really couldn't give a hoot and they continue to use them even now. Once we started the process of buying the house, the estate agent sent all of our information to the wrong solicitors, a mistake that would have taken weeks to rectify and weeks were not something we had to spare and so we were forced to travel some distance to a Solicitor we would not have chosen and one we later discovered was actually a friend of the person at the estate agency who made the 'mistake', coincidence we think not. - Once we had exchanged it took us sometime to actually receive our full set of keys, we received some keys that didn't even belong to our property and we were consistently lied to when asking about any snagging that had been completed. We had to continually chase the snagging and often work done was then done poorly or carelessly so it had to be redone, we were actually told that our house was completed by an apprentice (which we have no issue with) but the apprentice was not overseen and so even to this day we are finding very basic issues with aspects of the workmanship. We did not move into our property until 3 months after completion and Jelson knew this so we feel they took advantage of that fact as when we gave them keys to enter our property to complete any snagging they used our toilets and didn't flush them, ate food in our kitchen and kicked the wrappers under the cupboards (we only discovered this after removing our kickboards recently). When we went away for a week they had scheduled work on the first day we were away and so we left them a set of keys, upon returning back to our property 7 days later we came home to a house that felt like a furnace as the person doing the work had used (without permission) our plinth heater in the kitchen and forgotten to turn it off and pushed our rug up against it - how the house didn't burn down I don't know and we finally got our electricity bill paid for by Jelson for that month after many, many calls and emails chasing and fighting our case. - We are still waiting nearly 2 years later for snagging to be completed. regardless of how often they are chased they just ignore us. We need our front door replacing as it has bowed in the heat and takes at least 5 minutes to lock if it has been above a certain temperature in the day - this is now causing a real security issue for us but Jelson just don't seem to care. - They have left our development in a terrible state for nearly a year, it should have been completed by now. The pathways are not suitable for buggies or wheelchair users, man holes have been paved over and subsequently exposed again only to be covered by terribly laid paving with holes in it, the drains have all been incorrectly connected so there have been major drainage issues for months not to mention the raw sewage that was being directed into the onsite pond for months, too. Lamp posts have randomly appeared after they were 'forgotten about' in the initial stages of the build, the roads are absolutely shocking and have without doubt affected our cars. - Don't even get us started on the questionable external company they have acquired to 'manage' the development green areas. Warwick Estates - Google them, you'll be glad you have nothing to do with them. - The park is pathetic and such a eyesore. - Customer service in general is non existent or when it is provided their is no accountability just blame on someone else. - Quite frankly, we would never, ever consider buying a new build from Jelson again, whilst the house itself is lovely and interaction with and customer care from the company that built it is atrocious.

well, where to start. we have been there 3 years in November and we expected 18-months to 2 years for the estate to be finished. I didn't expect after all this time the estate would still be the shambles that it is. 10 months after the last house sold and we are still waiting for roads and pavements to be laid. its a wonder my car hasn't fallen to bits due to the uneven road surface. I really feel for the people that live on the main road through the estate because its an embarrassment. The builders must be either invisible or very small because I haven't seen any in weeks. the excuse for the delay was due to covid, yet as far as i am aware builders returned to work quite swiftly. When the builders are on site, there are very few and quite often they seem to be stood around not doing much, numerous times i have had tools/vans left over my drive. i had my son 7 months ago, and for quite some time i had to push my pushchair in the road because i was unable to push the pushchair on the curb. The 'facilities' are laughable, the playground is not much use to anyone by the looks of it, it does not cater for a variety of ages.

We are very happy with the design and location of our home. Whilst the snagging was not completed prior to us moving in, it was done so in a reasonable time and we are happy with the work undertaken. We are however very disappointed with the aftercare in regards to the management company chosen and involvement in resolving residents concerns and queries. Having received a letter from the site manager of the management company advising that they hadn't taken over the site at the current time when moved in, we were then subsequently billed for this period. Very stressful trying to get answers, terrible customer service, being ignored, receiving conflicting information and feeling very pressured to pay with the threat of debt action without any answers. The pavements and roads are also yet to be finished and we have had concerns over health and safety of the site as some works were carried out. The park remains unfinished and is suited more to very young children, and for a site of this size it really isn't suitable which is extremely disappointing. If this review had been based on our home only it would be much closer to 5 stars, however the state of the unfinished site and the management company really lets it down.
