Warm and comfortable homes in a good location

The buildings on the development are well finished and look smart. Aside from minor snags, we have not had any major issues with our home – it is warm and comfortable and suits us well. The snags have been fixed, albeit requiring quite a lot of chasing.

We have been disappointed with the finishing of the soft landscaping. There are some unfinished areas that have been forgotten about and many of the trees/shrubs have died due to poor planting or being planted at an inappropriate time of year. This seems a shame as some of them are large, expensive trees that have died due to lack of care and attention.

Please tell us what you like and dislike about this area:

We love Sawston so this location is ideal for us. The village has lots on offer, meaning you don’t need to travel far for day to day things. There are lots of places of employment nearby. The development is on the edge of the village so it takes 15 mins to walk or 5 minutes to bike to the shops. There is a good bike path to Babraham Research Campus too.
We really like our street. It is a cul-de-sac so very quiet and free of traffic. There is lots of nature on our doorstep and the proximity to Babraham woods for a walk is a big plus.

Please share one thing (or more) which you wish you had known before you moved in:

Although the garden was turfed, it was very poor quality with compacted soil – we should have budgeted for re-doing the garden.
The garage and attic space was much bigger than we expected which was a pleasant surprise.
The soft landscaping finish was poor.

How has the building management responded to any problems or issues you have raised:

They have required chasing but we got there in the end!

Great on the outside, not so on the inside…

The overall look and feel to the outside has a luxurious feel. However, the development itself (i.e. the materials used, goods used, technical processes) has all been done to reduce the cost, so the quality has been compromised all the way.

The service has been also appalling ; delayed responses to urgent queries, issues with balconies failing quality standards, and huge delays in producing annual statements. Overall the value is average mainly due to location

Transport links are amazing – 3 mins to tube, 24 hour bus opposite the development etc. Supermarket right across the road and a great cansl parh to take a walk) cycle as well. Very pleasant feel and not too crowded

More insight on materials and infrastructure used such as for heating, broadband etc

Convenient luxury in a quiet, lovely and safe setting!

The close proximity of other buildings creates an urban feel to the development, but the advantage of green space (our own large pond and veteran oaks!) makes birdsong and wildflowers omnipresent only a short walk away. The architecture is varied, reflective of the Cambridge vernacular, and very thoughtful of light and seasons. We were attracted to Eddington especially because of the promise to be sustainable and eco friendly; that challenge is ongoing, especially with the solar panels and water systems. The ground landscaping? Different visions are a source of discussion among neighbours and have resulted in an odd mix of contrasting landscaping, in my opinion. Formal clipped hedges and roses? Seasonal wildflowers and grasses? Maintaining a healthy landscaped environment is an ongoing challenge. I believe it will continue to improve and I enjoy learning about what grows well here. The management makes an effort to inform and engage us.

What has our experience over four years of living in Eddington been like? Safe, serene, convenient and a sense of community. Our neighbours are of all ages and come from many different places, so we feel at home. It’s quiet, but there’s always activity going on here or in town. We’re so close to the colleges and green spaces too. However, Storey’s Field Centre has many classes and events, and Dulcedo Social cafe makes Eddington Square a fun place to get together or simply relax over a delicious treat and coffee. More shops will open, and everyone is eager for that to happen soon. In Eddington, cycling is ideal, but the luxurious electric bus is always an option and has numerous convenient stops and friendly drivers; however, we do find that it is less reliable than we’d like. With traffic and fewer buses, that’s often the case wherever one lives!
Bin collections are superb with the underground system that keeps everything tidy and without smell. That’s always been excellent. I think this is a great asset to the community.

Order window coverings as soon as possible. Chat with prospective neighbours. You’ll get useful tips and form bonds.

What is the best feature of your home:

The light, thoughtful and beautiful spaces and the high quality of the construction. The high ceilings are wonderful and the solidity of the banisters and walls is remarkable. The house feels well built.

Location and a House that’s Truly a Home

The development is quiet, safe, and home to numerous plants, trees, birds and butterflies. We have been told that the management avoids pesticides and herbicides with a healthy environment in mind. There are several walks to choose from, and a lake called Brook Leys that offers lovely walks and world-class architectural sculptures. On our street, we have found that the wonderful underground bin system eliminates smells and pests. Sometimes a thoughtless neighbour will fail to push bags down the chute, which blocks the bin, but I can’t think of any other ongoing complaint. We also have an amazing bakery, Dulcedo, in the square here. It’s the perfect place to meet friends spontaneously or for a get-together over delicious coffee. For moving in, I would recommend that those who show new residents around their homes be familiar with common questions about how the houses work, for example, how best to use the wonderful air exchanger system. The “summer bypass” switch wasn’t known to us until today, when a neighbour explained what he’d discovered! We’ve been living here for a year and a half and are still learning about the house and how it works.The building quality and the architecture is excellent. We find many thoughtful touches throughout in keeping with architect Alison Brook’s motto, “generosity”.

Our street in Eddington is a happy mix of all ages. We know our neighbours and have enjoyed socializing with them from the beginning. We have been exploring the area, and there is so much to do here. Even without going into town, Madingley Rise along Storey’s way features heritage trees, flower gardens, fascinating paths and buildings, interesting history, and natural beauty any season. Cycling takes us into downtown Cambridge in 10 minutes. There’s the Museum of Cambridge right down Huntingdon Road near the bridge over the River Cam, and Kettle’s Yard with fabulous art collections too. The Universal bus is a joy to ride and is conveniently located across from the Sainsbury’s in Eddington. We also have an amazing bakery, Dulcedo, in the square here. It’s the perfect place to meet friends spontaneously or for a planned chat over delicious coffee. We love this location.

Please share one thing (or more) which you wish you had known before you moved in:

Either have curtains measured and made in time for moving in, or have screens available. I was also disappointed to find out on the day we took ownership that the cooking stove requires induction pots and pans. I did not have those.

If there is one thing you would change about your flat or property what would it be:

The master bedroom is not large enough for a medium sized bed and furniture. If the top terrace were a bit smaller, then the master could be made a bit larger to accommodate furnishings.
