Great development, high specification and quality worksmanship throughout. Would definitely recommend this Development and Developer. Car parking undercroft, really close to the station, which has great connectivity, and close to Westfield shopping centre.

Fantastic area, great location, near the Westfield shopping centre and Victoria Park. Lots of local shops and restaurants too.

Just how good the location was! Really close to the station.

What is the best feature of your home:

Specification and neighbours. Everyone is really friendly.

Modern, green, great view but expensive

I really enjoyed living there but it was very expensive. The design was very modern and new-build and good balance of adding greenery into zone 2 London. Location was great and the view was fantastic. Also lots of bus routes very close, a bit of a walk to tubes but I prefer the bus anyway, very well connected. The flats were perhaps a little small, but to be expected for London. The communal green and park was nice to add a sense of community but sometimes it got gatecrashed by teenagers (and adults!) throwing parties. Overall loved the flat and the area but definitely a stretch on our budget.

The location is great, a great view of the London skyline. The furnishings are modern and the overall development is kept clean.
I disliked the price, very expensive. There was a lot of overspill from Brixton, many parties in the green. It was also weirdly very dusty!

Please share one thing (or more) which you wish you had known before you moved in:

It’s a great location, with amazing skylines so don’t be disappointed when it’s a 20 min walk to a tube stop, the bus is just as quick and much nicer!

How has the building management responded to any problems or issues you have raised:

We didnt directly speak to building management as we sub let a room from another tenant.

Not fair price for value, badly managed

I live here for 9 years. The rubbish collection service is very poor. The common area is dirty , overall lack of cleanines. The service charge is constantly increasing. They come to clean once a week. The building management is good . You message them to make an appointment and they are quick at fixing issues. The lift is broken. I was feasting and couldn’t take the stairs because I live at the 4the floor. In my contract they say no pets allowed but now they allowed them and I am scared of pets! Nasty smell coming from the common areas. The intercoms are always broken. Not enough value for service charge of £48 per week!

I like the area . It is close to schools and the Community centre

I wish they had a guideline on how the management will go because there are no established regulations at the moment

Location

My favourite feature of my house has to be the roof garden which is fantastic and has lovely views. I like that the development is modern and has a family feel as there are lots of children and dogs around in the green spaces.

There are great transport links with Brixton and Oval.

Please share one thing (or more) which you wish you had known before you moved in:

I wish i had known about the difficult parking situation before i moved in.

How has the building management responded to any problems or issues you have raised:

All problems have been fixed quickly and there hasnt been any major issues.

Arboretum Epping – Wonderful Development

The actual design of the Arboretum development is rather unique and has been built to a high standard. Ideally the gardens would have been larger and also private driveways (not shared), especially seeing the detached houses are now worth £1m+.

The site is well maintained and has a pretty appearance when driving in to the development. The only negative is that during school days we have some parents dropping and picking kids up in the morning and afternoon.

Please tell us what you like and dislike about this area:

The Arboretum development is in an excellent location, Epping is a great location close to key motorways and underground but also retains the village feel. It has an excellent High Street and close to many open parks and obviously the forest.

Living on the development has been great, neighbours are friendly and there seems to be a good level of neighbour support.

Please share one thing (or more) which you wish you had known before you moved in:

Ability to walk out of my door and within a minute or so there is green open space, ideal for walks / kids

What is the best feature of your home:

Ability to sit in my kitchen and look out onto my landscaped garden.
