Lovely design and finish but we are all (128 units) trapped by Higgins lack of care. Like the area and transport links etc. Current concierge is excellent but this hasn’t always been the case. Previous management companies have really let us down. A new one has been appointed so we will wait and see how they perform.

Good location to the city, plenty of shops near by and canary wharf and local tube stations, great design of building, with balcony and ensuit bathroom with 2 door from bedroom and hallway, lovely view of canal over spacious balcony, wid variety of restaurants local

High crime, vandalism and breaking into the development. Security has been reduced over the last year despite a rise in crime and video entry system has been replaced with an audio only option which doesn't always work. For example, just a couple of weeks ago men in balaclavas broke in and threatened the night security but building management haven't responded with any action or addressed the situation. The doors are constantly being broken and do not lock which is resulting in more theft and vandalism including youths trying to start fires in communal areas. Parcels are also often stolen as the communal areas are not secure.

I live here for 9 years. The rubbish collection service is very poor. The common area is dirty , overall lack of cleanines. The service charge is constantly increasing. They come to clean once a week. The building management is good . You message them to make an appointment and they are quick at fixing issues. The lift is broken. I was feasting and couldn't take the stairs because I live at the 4the floor. In my contract they say no pets allowed but now they allowed them and I am scared of pets! Nasty smell coming from the common areas. The intercoms are always broken. Not enough value for service charge of £48 per week!

Management is responding on time and it is very gplacentre It is quite clean, the building management is very supportive but we have got no gym sadly. The garden is good. Not enought park spaces. I live in a 2 bedroom flat and it is fair price for money.
