Thoughtful design, poor management

The building is designed well - the brick exterior and low height is what attracted me to buy in the first place. I like how my apartment has an unusual L shaped layout inside which while narrow for the living space makes it unique in the market for a 1-bed. I find security and the management poor - the time it takes to fix the lift, parcels and bikes frequently stolen and the high service charge that continues to increase without due explanation are real downsides.

Please tell us about the good and bad aspects of living in your local area:

We love the area - so close to beautiful little cafes and shops in deBeauvior, or up the canal to Angel or Hackney. Being on a residential street is a real win for London as it keeps noise to a minimum at night. The biggest challenge with the area is probably theft of bicycles - it’s been an issue in Hackney for a while and definitely getting worse.

Please share one thing (or more) which you wish you had known before you moved in:

Safety concerns about parcels and bicycles - as mine was stolen from the parking lot secure bike storage. Service charge increases

What is the best feature of your home:

Huge glass floor to ceiling windows that bring in so much light!

The quality of the build has been good from the off - no major issues with my flat at all. The bike store is a good benefit of the design. The communal garden doesn’t get used much, or the roof terrace. The roof terrace would benefit from some tables and comfortable seats instead of benches :)

You don’t have to go far to amazing world class eateries. The buses are too congested & traffic bad. There’s not much right on the doorstep though for dining out - you have to travel a mile really, for anything good.

Please share one thing (or more) which you wish you had known before you moved in:

How busy and unreliable the buses are to get into work. If there was a safe cycle route along old Kent Road, I’d take it - but there isn’t

What is the best feature of your home:

It’s very spacious (that’s because it’s a disabled unit) and has parking

Overall very good but small details could have been better

Overall great design and materials generally really good. However some details are not thought through (ex wood flooring very soft and marks super easily, some bathroom sinks are tiny, kitchen tap design is impractical and splashes everywhere, fob on main door on wrong side, no provision for cargo bikes locks etc). Last but not least there are some serious defects in major works: lift breaks down at least once every two months, and main hot water for building breaks every winter when temperature changes. Also fob not working when panel gets overheated in hot weather. Property management is absolutely horrendous

Neighborhood is fantastic. Proximity to open spaces is great, buses frequent, tube not too far away. However bin room insufficient for amount of flats, courtyard not secure enough and people have gotten in and stolen bikes

Please share one thing (or more) which you wish you had known before you moved in:

Lift breaks down way too often. Hackney who manages the property are absolutely incapable of doing a half decent job

Initially the building management was a big problem. The initial management company (Warwick Estates) that was being used by Higgins was very poor in virtually all respects and seemed mainly to be working in a reactive way, with little evidence of procedures and processes in place, and contracts and contractors also being very badly managed. I know that Higgins stopped appointing Warwick Estates on new developments and in others, like this one, we have also moved to Brunsfield which provides a much better service but has had to spend considerable time sorting out the problems left by the previous company. In terms of design, a problem area is that noise reduction does not seem to have been built in at the design stage. For example, there are too many adjoining walls between flats because (unlike other developments) the length of corridors have been minimised with the result that flats clustered together, sometimes with long adjoining walls. Additionally, there doesn't seem to be a good level of noise insulation horizontally with noise travelling quite easily between flats on the same floor. There is also some noise disturbance between floors. Much more consideration should be given to minimising noise at the planning and design stage and allowing for full length corridors, which would also make for a more substantial development - quite common with other developers, rather than all entrance doors being literally next to each other at each end of a short corridor. There also need to be thicker insulated walls and also better insulation between floors.

Please tell us about the good and bad aspects of living in your local area:

The area (Stratford) is very busy and well-located which has a number of advantages but also a few disadvantages. The large Westfield shopping centre is minutes away and transport connections are very good. One of the disadvantages is that the immediate vicinity can be very busy with traffic and there is a relatively high level of crime. There have been bicycles stolen from the locked area inside the car park and the new management company (see below) is taking further steps to protect residents and property. The noise from outside can also be obtrusive and adds to the internal noise issues noted below. Bin collections etc are working well now.

Please share one thing (or more) which you wish you had known before you moved in:

The relatively high crime rate. The poor former management company. And that noise reduction is not as good as it could be due to both design and insulation.

What is the best feature of your home:

The size of the rooms is good compared to some developments and the ceilings are a a bit higher than some others.

Good overall but some practical considerations was could have been better

The internal design has been completed to a high level of standard with fixture and fitting of high quality. Layout is well thought through and space is generous. There is one thing I pray will change in the UK, and that is the garden. A foot of topsoil is not enough. I would have liked to see minimum 3 feet of proper soil for more long term effective planting. The lawn is waterlogged, and only with the help of heavy machinery will it be possible to remove building material, clay and other debris under the surface. Regarding plumbing, I would always insist on some sort of easy access to toilet cistern. It might look good with hidden cisterns but it is not practical when limescale is causing valves, floats etc to freeze. And for bathrooms in general. A rubber membrane on the floor to protect downstairs ceilings from water damage would also be an improvement.

Please tell us about the good and bad aspects of living in your local area:

The development is tucked away from the busy highstreet and offer tranquility, balanced with easy walking distance to shops and underground, and enough footfall to deter anti social behaviour. There is a problem with school traffic in the morning and afternoon when it is gridlock. There should also be a bit more street light along the walking paths to make it safer to walk.

Please share one thing (or more) which you wish you had known before you moved in:

I would have like to have a professional snag list person with me on moving in. An inexperienced person tend to look at the cosmetic rather than the structural integrity.

What is the best feature of your home:

It is very energy effecient. The air vent system ensures that the property is fully ventilated at all times.
