Love my Property!

I think the building design for my property is ok. I would have liked to have a long passage to the from door and to living room. The garden had it’s issues but were resolved but I do enjoy the amount of space afforded to the garden. The rooms are good but I am still getting use to the sizes as I am from the Caribbean where a double room is much more spacious. Would have been great to have a door from main house to garage but this was only done for 5 beds. Overall, I enjoy my house despite the things I would have preferred.

Please tell us what you like and dislike about this area:

My street is by the best street in Elmsbrook. I may be biased but I have great neighbours and we respect each other’s property and privacy. At the same time we look out for each other’s property and the friendly spirit is welcoming. The traffic noise could be a little less but being close to the main road contributes to this. Parking is great as all houses have a drive and garage. It would be nice to have a shop and restaurant in Elmsbrook sooner than later. It’s been too long. Open spaces are great! I love taking walks in Elmsbrook especially in Autumn and Spring. I love where I live and will be here for a while.

Please share one thing (or more) which you wish you had known before you moved in:

Wish I had known that the secondary schools around were not as good. Wish I had know how wonderful my neighbours would be🙂.

How has the building management responded to any problems or issues you have raised:

Average. Waiting was a terrible and you get passed around.

Proceed with caution if you buy with A2 Dominion/Fabrica

I have a 2 bedroom open plan design semi detached house. I have never bought from new but am surprised how many problems you come up against. Firstly, my house was missing a long feature window which was part of the design and all the other houses have it, but due to the proximity of my neighbour’s drive I was unable to have it, but I was never told at time of purchase. Then on moving in day I was faced with a kitchen flood, which was due to poor workmanship in plumbing connections. And this happened 3 times until it was finally resolved. The neighbours opposite were given very expensive front garden planting as they were being used in the photoshoot but our side of the road were given nothing.

I worked my way through the snagging list but it appears all the houses have faulty front doors and I have a squeaking floor in bedroom one. I experienced a flood in the garden when I had a shed base and shed put down and had to remedy that myself with a deep layer of soakaway stones as we are built on clay and a flood plane! The final straw was when the outside lamp posts were installed and I found I had one inserted by my front door and at the back of the house by the parking area. I emailed constantly to ask these to be repositioned or given smaller bollards but it went on deaf ears. I am very disappointed with the building management and property management as they do not listen or review the plans if it is obvious that the design and impact of something is going to upsetting and wrong. I now have light pollution pouring into my front and back garden and straight into all my rooms, so it is impossible to sleep with open curtains in the heat. I wouldn’t recommend A2Dominion/Fabrica to anyone else – choose a different property developer. My mood has saddened living here, rather than feeling uplifted at having a new home. I would say my house is the worst on the development in terms of negative features.

Please tell us what you like and dislike about this area:

This development is a 20 minute walk to Cranleigh along a footpath that is finally near completion. Cranleigh itself is a nice village with a small Sainsbury’s, Co-op, M&S food hall but you have to pay for car parking! It is about 10 miles from Guildford to get to the rail station and 13 miles to Horsham. My street has nice neighbours and at the moment it is a quiet no through road.

Please share one thing (or more) which you wish you had known before you moved in:

I think it would have helped to be invited to view the house at a couple of stages during the build to how it was coming along. I discovered my lack of a feature window because I came along for a sneaky peak. Also due to Coronavirus everything was paperless and I think it is so important when buying a house to have the back up paperwork.

What is the best feature of your home:

The best feature is the open plan airiness of the house and two decent sized bedrooms. The tiles in the bathroom are very nice too.

Good quality building with a number of small issues

Modern building, good design, overall high quality of flat and appliances.
Though there are dozens of shortcomings, like very narrow bath mirror cabinets, a bin inconvenient for recycling separation, dishwasher overlaying cutlery drawer when open, easily soiled surfaces, poor block entrance door entrance system and a few others. These are not crucial, but rather annoying, and require adjusting (or getting used to it).

At the moment of writing the review, it’s very new and there are a number of issues with home management like missed garbage collection, a long time to fix some snags, etc. At least the management company communicates with us, so we expect that will become better.

Poor parking options but we don’t have a car so had no problem with it.

Please tell us what you like and dislike about this area:

Convenient transport hub: 11 min to Elizabeth line, 20 min by foot / 5 min by bus to Picadilly.
Nice area with a few parks, 5 pubs and a number of nice cafes — all within a 10-minute walk.
Not very wide selection of groceries: Liddle, small Londis and Sainsbury, though they promise to open a Tesco in the complex.
30-minute walk to Ealing where you have many retail, cafes, and restaurants. And we can order from there 🙂
We are very happy with the location.

The only thing is the lack of swimming pools.

Our flat is 3% smaller than we expected, which is covered by a 5% allowance in the agreement. That’s legit but disappointing considering how much we paid for the property. And we had to check that ourselves, because the developer didn’t provide us with measurements

How has the building management responded to any problems or issues you have raised:

They responded and fixed something, but not all the snags, at least yet.

Green Man Lane is worth a consideration

This development is ambitious, impressive and also takes into consideration the local community needs. My husband and I visited the area, showroom and even spoke with some locals about what they thought and in general we were left with an overall positive impression of the Green Man development. Apparently the previous local council buildings were ugly and falling apart – classic post war tower blocks – and the new proposals have almost doubled the amount of housing whilst providing affordable rent and housing for those who were there before. Also the school is being completely rebuilt which will increase the number of places for the local families. We were keen to move west and Ealing gets good press as an area to move to however we didn’t think too much of the main high street which needs a revamp and some tlc – maybe this will come with the completion of the development and whilst it offers everything you need we just were not impressed by it. Obviously the cross rail will make a huge impact and we are looking at purchasing now (it won’t be ready until next year) and hope we benefit from a price increase on our investment when this is completed.
