Fantastic property in the heart of Edinburgh

Lovely design both externally and internally, hallways and common rooms are beautifully decorated. Great facilities, spacious parking lot & seating areas out in the garden. Property management is great as well, effective communication and easily available.

Perfect location, right by several supermarkets such as Tesco Express. Close to the tram and train stations. Central in Edinburgh.

Please share one thing (or more) which you wish you had known before you moved in:

Building on the west side is still ongoing although the construction was set to finish in 2021, this delay is however due to the pandemic. Quite noisy from construction work.

How has the building management responded to any problems or issues you have raised:

Always been ready to help out, and Alistair has been extremely helpful & efficient with his work.

Dreams not Fulfilled

Sold as being a prestige development with excellent facilities and estate management the dream has not been fulfilled. Some alleged construction faults have still not been addressed and where action has been promised extreme delays have been experienced. Alleged construction faults have all been handed over to the estate management company to resolve under tenant service charges. The developers are hanging onto control of the estate through unusual terms in the Articles of Association of the RMC and the promised hand over to tenants for them to manage has not and probably will never occur!! This is extremely disappointing and against best practice. The estate managing agents have not performed well and routine maintenance is not carried out in a timely manner. The estate needs better management and is beginning to look dirty and not properly
maintained. The control of all this is in the hands of the developer who it would seem on the face of it, and allegedly, are not resourcing these activities adequately seemingly in order to keep service charges low for possible fear of not being able to sell remaining properties. Our estate wide heating was repeatedly breaking down and maintenance records strangely seem to have disappeared. We were left with large bills to replace a heating system that broke down well ahead of its expected lifespan. The tenants need a right to manage for the tenants association to sort out this poor state of affairs and we the tenants need to directly manage the estate as all other Leasehold properties seem to do.

Excellent location and access to city amenities Anne local shops. Bristol is an amazing place to live with all the wonderful entertainment, superb restaurants, bars, museums and theatres. Transport links are extremely good with good bus services and a short walk to the mainline station. Parking on street is a problem with a number of reported incidents around the area but this unfortunately is consistently with expectations of an inner city area. There have been incidents of antisocial behaviour that are slowly being controlled and police have acted quickly and efficiently.

Please share one thing (or more) which you wish you had known before you moved in:

That the articles of association of the RMC mean that we will never have complete control of the management company and control our own property management. That C&C would remain in control of the building until legislation changes.

How has the building management responded to any problems or issues you have raised:

The property management company has responded either slowly or by referring major issues to the RMC that is controlled by the developer. RMC issues seem not to be funded in a timely manner. There is no continued update on the progress of issues or expected resolution times.

Missed opportunities.

The development? Location wise, superb. The running of it, don’t even go there. That woman is the most impertinent person I have even listened to. She has no interest whatsoever to what is happening. Only money oriented. Whoever wrote those high reviews must be related to her.

Are you kidding me? The management of this property is abysmal. You may as well talk to a brick wall. She is not interested in the goings on of the development. Only money.

That I looked into the company (Encore). They are a joke!!

Luxury apartments in an up and coming area

Design and quality is 10/10, Some private parking available.. street parking limited.
Purchase side is really helpful and quick, only issue I’ve had is management and getting small problems sorted, hopefully that’s going to improve but overall really an amazing place to live

Great up and coming area, very central, easy to walk, cycle or catch a bus to most places from just outside the building. Access to Voi scooters. Area is a mix of old and a few new businesses. street gets a bit loud but only if when you’ve got the windows open. Victoria park 5 min walk away which is great. The bars and restaurants on the harbour are a 15 min walk away. on the same street as the build there’s a high street with a bit of everything going on. Overall I really like the area

Parking options on spaces, would recommend trying to get one

Had issues getting bits resolved quickly, but most bits have been sorted.
