About Citu Homes

Citu create modern homes with a focus on sustainability and tackling climate change. Their home designs aim to be as energy efficient as possible and feature Scandinavian design using timber, recycled glass wool and triple gazed windows along with other efficient insulation to minimise the home’s carbon footprint. Each Citu development also has solar arrays co-owned by all the residents, to provide a source of clean, renewable energy.

“Innovative” Development.

The ethos and vision of the development is great and is what sold us in the development. The execution and management has room for improvement. There have been several delays in works being completed and things have not always been to the expected good standard. Remediation works are in progress, but taking longer than we’d like.
Overall the location, community and house design means that we are happy to be here and look forward to the development being completed to a good standard.

Location is walking distance to city centre where one can find several shops, restaurants and bars. As the overall site is still relatively new and work in progress, access and external visibility (eg. to taxi drivers and delivery drivers) is poor but should improve as the construction work clears in the coming months.
The finished streets where the houses are on are beautiful, safe and landscaped with a variety of plants and vegetables.

Please share one thing (or more) which you wish you had known before you moved in:

The neighbourhood and neighbours have been a lot friendlier and helpful than we expected. The landscaping is great and it is a safe community to live in.

How has the building management responded to any problems or issues you have raised:

Management has been slow to acknowledge issues and take necessary actions. It is evident that their processes are being improved on, it just takes time.

Stylish and well designed development.

Stylish and well designed development. It gives a good blend of old, historic Kelham with modern living. Each of the homes is equipped with all of the facilities you would expect in a modern house. Value for money is reasonable, with homes being slightly smaller than you may expect elsewhere but the payoff being the excellent location. Unfortunately the developer behind the development are fairy non-communicative and there are some unresolved snagging issues almost 3 years after moving in which haven’t yet been addressed

Excellent variety of bars and restaurants. Good accessibility to the city centre and motorway for transport. Relatively little traffic noise. Difficult to get parking.

Poor on street parking, would highly recommend purchasing a property with a parking space

How has the building management responded to any problems or issues you have raised:

Varied response. Some issues were resolved quickly and some are still ongoing 3 years later

Beautiful & cozy apartment

We’d just like to thank the entire sales & customer team for an amazing first home buying experience! We absolutely love our apartment, there’s truly nothing else like it in Leeds. Danielle, along with the solicitors & mortgage broker she recommended have made the entire process effortless for us, we haven’t lifted a finger and we feel extremely looked after! & Andy did a perfect job of ensuring we had a smooth move in day! We couldn’t have asked for more & we’re so impressed with the quality of our apartment, it’s extremely cozy!

Beautiful location as the site sits along the canal. Great connections to the centre, walking distance to many shops, restaurants and train station.

Please share one thing (or more) which you wish you had known before you moved in:

The community of residents is amazing, extremely warm and welcoming.

What is the best feature of your home:

Air tight passive house standard home with MVHR (Mechanical ventilation with heat recovery). This means the house is super cozy with barely any heating needed, resulting in very low energy bills.

Great location and community

We love living at Little Kelham, there have been a few bumps along the way in terms of quality of finish and a few problems we didn’t expect to have to deal with. Aside from the problems we’ve had personally, the design of the whole site together is great and we can’t wait to see it fully finished.

Please tell us what you like and dislike about this area:

The area is great for socialising, plenty of restaurants, bars and amazing independent businesses. There is a real sense of community and it’s a great place to live, everything you could possibly need is in walkable distance!

Parking is a major problem in the area, if you have a car I’d highly recommended buying a space. There are a lot of new developments happening in the area but no parking to accommodate them unlike Little Kelham where you have the opportunity to park a car safely.

Please share one thing (or more) which you wish you had known before you moved in:

I would recommend pushing to get any snags/ problems resolved before your completion date if you can.

How has the building management responded to any problems or issues you have raised:

The property management company do resolve problems straight away and communication is great, sometimes there is a little confusion if it’s the builders responsibility/ property management company’s responsibility as the sites still a work in progress.

The builders themselves haven’t always been great with communication regarding snags or problems, you have to be persistent to get things resolved.
