Perfectly valued development within a rapidly changing location

Canary Wharf has been drastically changing in the last few years and it seems to have only accelerated in the last few months. The 30 Harbord Square is an excellent example of a well priced prospect with really good size to value ratio. The flats are simple but modern in design, allowing to create a space that fits any style. Fairly clean, but that really depends on the lack you get with neighbours – it could be improved but nothing terrible.
The only little downside I’d mention is the lack of parking outside – I don’t mean even for cars, but for deliveries, smart meter set ups and not to mention emergency services. Sometimes it’s incredibly challenging to organise this. I’d really suggest this gets improved for the safety and well-being of the tenants.
Otherwise, I think it’s an excellent development

Please tell us what you like and dislike about this area:

Amazing access to restaurants and bars, shops, transport links. Really clean around, local initiatives such as open festivals and free movie screenings! Canary Wharf is truly getting more and more residential. Parking availability is terrible though and I’d say that’s the only real problem – especially for deliveries of white goods and furniture. It could also be a little greener but I can see CW is trying to add some green spaces here and there so I’m excited to see how it progresses. It is currently a little loud from time to time due to constrictions, but I have to say the windows in my flat are really good at noise cancelling and there’s a lot of moments with windows open or closed where I catch myself thinking how quiet it is!

Please share one thing (or more) which you wish you had known before you moved in:

Frankly, only parking and how to coordinate moving in when there’s no where to park. Lack of white goods is also unique, however, my property managers were very upfront about this. There was really very little surprises, so I really appreciate the transparency. Actually, my expectations have been exceed for this place overall!

How has the building management responded to any problems or issues you have raised:

Absolutely, they’re super quick communicative and really polite.

Great facilities

The building itself is great – nice and modern. Shame the neighbours destroy it all in no time. They don’t care for it as if it was their own.
The management could do more. Absolutely yes! There’s a tenancy contract that many don’t abide, and nothing happen to them. Is it laziness to pursue anti-social behaviour matters forward or find new tenants? I am not sure..
The good tenants that follow all rules, seem to be in disadvantage and have to put up with all the issues.
Other than the poor neighbours, Canary wharf is a fantastic area to live.

The area is great. Lots of restaurants, bars, shops, supermarkets, all you need around you. Transport links are fantastic. There’s no car parking facilities, which is not great when you want to receive visitors; unfortunately this building seems to attract people with no social manners – noise out of hours, consumption of drugs, vandalism and dirty communal areas are a constant within my neighbours.

I wished to be informed the profile of the neighbours.

A truly excellent flat in a great location, run by a superb team!

The management team were excellent from before we moved in, and have been friendly when passing them since. They helped arrange a parking space outside when we moved in, held one of the lifts privately so it would only go to our floor, and were generally helpful and positive during the move-in experience. The building has been extremely well built, we are yet to turn on our heating, and there are absolutely no issues with noise from neighboroughing flats, which is extremely unusual.

Please tell us what you like and dislike about this area:

The flat is fantastic! There are hundreds of shops and restaurants in Canary Wharf and I can get everything I need within a 15 minute walk. The area feels safe at all times, as there is security patrolling the area at all times, and the paths to and from the building are very well lit. Noise wise, we have had absolutely no problems whatsoever, this is unprecedented having lived in private rented accommodation across East London! Transport is also excellent, there are options to get here via Crossrail, Jubilee Line, DLR and the Clipper. The bin area is almost always kept extremely clean, which makes taking out the rubbish more pleasant. We have not noticed almost any signs of antisocial behaviour since living here, and hopefully this will continue!

The flat does get quite warm, especially when the weather outside is hot/sunny. Without AC, the flat stays consistently above 24 degrees unless windows are opened, and can feel a bit like a greenhouse on sunny days. This isn’t an issue as such, but was something I wasn’t expecting. When windows are opened/fans are turned on it is absolutely fine!

How has the building management responded to any problems or issues you have raised:

We also had a small incident when moving in our washing machine (installed by the supplier). After installation, there was a small leak which quickly started to release more water. I called the management team and then arrived on site within 2 minutes. Amardeep was able to resolve the issue calmly and explain what had happened and show my partner how to stop it from happening again. The issue had actually been caused by the installer and was not a fault of the flat at all. This was great as it showed us what had happened, and did so calmly as to not panic us!

Great place to live

The developments is located in an excellent location and has excellent facilities for the residents. Concierge and staff at the building are really friendly and helpful. So far I only have good things to say, great development, enjoying living here
The design of the building is simple and very elegant and also makes good use of all the space

Please tell us what you like and dislike about this area:

Location is fantastic with water and garden areas to look at. So far I’ve not seen any kind of antisocial behaviour and parking is fine as we have a parking space with the apartment

Cost of the service charge is higher than we expected.

Efficient and quick. Had som small issues and they are dealing with then
