We fell in love with Gateford Park on our first visit and glad this is the area and housing development we have chosen to live in when we brought our first child into the world.

Unfortunately at present, there are no facilities here at Gateford but we have been told of plans for a new Primary School, which the area needs, as well as a park for the children- there isn’t a local one so I do feel this will be perfect as the development is home to a large number of children. The green areas surrounding the development are well maintained and I always feel proud driving into the estate at how lovely it always looks.
The Jones Homes are aesthetically pleasing on the eye which is what initially gained our interested, especially compared to some other builders however it has been disappointing that it has taken 17 months to still rectify our snagging.

Please tell us what you like and dislike about this area:

I fell in love with the development as soon as I stepped out of the car – we were only here to view the show home but ended up buying out hopefully forever home here; neither of us knew the area but were impressed with how close it was to Sheffield City Centre, as well as the motorway for us both to get to work.
We are so close to 4 major supermarkets, two within walking distance which is ideal for walks with the pram.
Being so close to the countryside also allows us to spend weekends walking, as well as giving us several options for family days out; Clumber Park, Rufford Abbey and Sherwood Forest all being less than half an hour away by car.
Our development itself is quiet when the builders aren’t working (the site is currently still being built) and on our street in particular, it is rare cars will be parked on the road due to us all having drives for at least two cars.
We moved not knowing anyone but feel so comfortable within four new community and have lifelong friends now in our neighbours.

Please share one thing (or more) which you wish you had known before you moved in:

I personally wouldn’t use the Property Perspective initiative which was used by Jones as I feel we could have sold our home for the initial asking price with a local estate agent who knew the area better.

How has the building management responded to any problems or issues you have raised:

Snagging has been very slow to rectify – we have much preferred the Cuatomer Care contractors carrying out our work than the original tradesmen.

Start to the property ladder but it’s average

The design of the property is good, but the finishing is below standard with poorly fitted doors, fences, gates, showers, kitchen cupboards and skirting boards. When we first moved in, the cupboards in the kitchen weren’t fitted correctly and we had to ask the supervisor on site to remove the skirting board so that we could fit our fridge in. We were very lucky with our plot and our garden has sun coverage for the vast majority of the day. The roads aren’t well designed, with no grit salt bins on the estate but we haven’t been adopted by the council so the roads do become very dangerous, even more dangerous when there are cars parked on the roads instead of the drives. People don’t take their bins back in after collection, so when there is bad weather there is always a lot of bins on the road which can be a struggle when you have to get out every 20m to drag another bin into a driveway.

Land was previously made ground so it is really poor soil conditions and can cause a lot of water retention as drainage hasn’t been properly done. Sewerage is also a problem and we have had various drainage issues due to things being disposed of incorrectly. The attenuation pond and bird boxes would be a nice addition to the estate if they were actually done. Encore (who manage the estate) are really prompt with their replies but Barratt’s have a really long lead time for any aftercare support. They will take your money and give you a house but fail to repair anything for a long time afterwards.

Good local shops and services, e.g. nearby gyms, doctors, pharmacy, dentist and good school options for those with children. There are some parking issues as people don’t park on their drives and instead park on the pavement, and this causes frequent visibility issues as they also park on the corners of the roads. Bin collections for both apartments and houses are on a Wednesday, however I live nearby the bin stores and am frequently appalled by the state of the bin stores – rubbish is left outside of them which then fly onto my property. The council will not tidy it up unless it’s reported as flytipping. There has been a lot of anti-social behaviour in the past with teenagers and burglars, but it all gets reported thanks to the Neighbourhood Watch Team. Traffic noise isn’t bad for the A45, but it is terrible with the amount of Uber’s due to a lot of students on the estate. It is less of a family estate and more of a student village. Lots of properties have CCTV and I would recommend getting one just for peace of mind.

Wish I had known about the trouble in the area a lot more before I moved in. Our neighbours have been the best part of moving on to the estate though, and it does have a good community spirit. I wish I had have known that there were a significant proportion of students on the estate though, as they have a lot of house parties that keep me and other neighbours awake. Also a lot of drug deals done on the estate.

How has the building management responded to any problems or issues you have raised:

We get a generic apology e-mail, but the vast majority of the time we sort things out for ourselves. The labourers who do come to property are mostly polite.

Property is well designed in terms of layout and garden size.

Property is well designed in terms of layout and garden size. The finishing touches to the house were poor-plumbing issues, damaged kitchen cupboards, faulty floor boards, sinks not properly plumbed in which caused a leak.
Property management were overall good and helpful. Building management were helpful and came out promptly to fix mistakes. Gilden park development is well planned although very cramped with extreme shortages of parking. The current temporary lights system is also very problematic and dangerous which s not ideal. Some of the front facing properties are somewhat of an eye sore and do not really give a good impression for the development site.

Please tell us what you like and dislike about this area:

Good- excellent transport links via MLL, rail access to London and Standted airport. Good shops, amenities which are all very close.
Bad-rely heavily on having access to a car. No shops/ amenities close enough to walk to. Buses are not reliable nor frequent enough.
Local high street is very poor and tired looking.
Lovely open spaces and river nearby

Please share one thing (or more) which you wish you had known before you moved in:

-Look after your lawn from day 1!
– Be more bold/adventurous with tile colour choices and kitchen designs
-Upgrade to have garden lights outside
-Try and upgrade for the ‘finishing’ extras as you will never get round to sorting them out and doing them yourself!
-Upgrade your bathroom to have a shower in the bath!

What is the best feature of your home:

The garden is spacious and we were really happy with the lawn and shed provided! The open plan downstairs is also lovely along with the physical exterior of the house.

Our property has ample parking and a generous garden, and a good kerb presence.

Generous sized roads also help this site stand out from the usual new build rabbit Warren type estates.
The house has good sized rooms all round with the potential to extend further with a conservatory.
My only real gripe would be the fittings like door handles and bathroom accessories could have been of better quality, as are now showing wear and tear issues after only 2 years use. Internal plastering could also be of a better standard, for the price banding of the property.

Our home is located on a quiet close off the main road and is exactly that.
We have experienced no anti social behaviour or theft related incidents.
On street parking is plentiful for visitors, as the majority of owners use their drives.
We are in close proximity to multiple large supermarkets and food outlets.
Bus services are limited to a local shuttle unless you walk to more established bus routes.
Lots of nice local walks and cycling routes, plus close proximity to 2 large parks.
All in all a very good location if you have access to a car.

Please share one thing (or more) which you wish you had known before you moved in:

My tips would be to register with all service providers asap (water, gas, electric etc) then transfer to a better energy deal asap, as you will be on a set base tariff.
Check with your water provider if your eligible for a discount on your bill through run off water.
Join your development Facebook group to share problems and ideas.

How has the building management responded to any problems or issues you have raised:

Due to covid and an online email based service things have not been as easy as a phone based response system.
Although any issues have still been resolved, just on a longer time frame.
