The development is generally well looked after although it has taken a while for some ongoing maintenance issues on the development to be rectified.

Cane Hill Park is a very nice development. It is a large development and the design of the houses is modern with a lot of houses being over three floors and all houses having solar panels.

The development is generally well looked after although it has taken a while for some ongoing maintenance issues on the development to be rectified. There are a number of playgrounds, a trim trail and a small woodland area with good pathways linking the various parts of the development.

There is a Residents Association which keeps residents up to date on issues relating to the development and also helps represent residents when dealing with the estate management company.

A bus route has recently started which runs along the main road through the development. The bus route goes through Coulsdon town centre which is useful for shops (as there are no commercial shops in Cane Hill) and connecting to other bus routes or getting to the train stations.

Cane Hill Park is a very nice area to live. The area generally feels very safe and there is a strong sense of community here.
There are a lot of young couples and families living here and there are a number of playgrounds and open spaces for people to enjoy. There are a number of other bigger park spaces nearby which are a short walk from Cane Hill.
A bus service has recently started which connects Cane Hill Park to Coulsdon and Old Coulsdon.
There is a local farm with a shop that sells a small number of items such as eggs and potatoes. It is only a short walk into Coulsdon where there are a number of independent shops, cafes and restaurants in the local high street.

We wish we had known more about the annual estate maintenance charges and what these covered.

How has the building management responded to any problems or issues you have raised:

We have not yet had to raise any issues directly to the estate management company.

Poor Quality with no very little after sales help

Design is poor with many back alley rat runs that are being used for drug dealing.
Inadequate parking for residents a visitors.
Ground management is good with cleaning and soft landscaping maintained weekly
Quality of build is very poor with so many issues with properties and the amount if customer car vans about each day

Please tell us what you like and dislike about this area:

Absolutely one of the worst quality houses built with virtually no aftersales assistance putting the poor quality right that their managent accepted and signed off as he Barrats quality during the whole build process.

Issues with a house now 4 years old but reported well inside the Barratts defects period with most still to put right.

1. Seven major leaks do far with heating system needing walls and clings removed. Pipe work found to be cracked in places.
2. Cylinder Hot water expansion pipe not connected in floor space
3. Electrical CCU labeled incorrectly
4. Strong draughts comming through joints between windows and cill boards.
5. Shower waste from next door property connected to soil pipe in our kitchen.
6. Internal CAT 5 cabling not working.
7. Strong draughts comming through multi media plate in dinning room.
8.Gaps under front door cillsllieong ants and wood lice though.
9. Tinber fence retaining ground to next door garden fallen over
10. Timber fence on top of 3m retaining wall yo other side property not fixed to retaining wall and leaning.
11. Garden levels sinking with manholes in lawn sticking 3″ out of ground
12. Lids to 3m deep manholes not se used in place and are 450mm dia.
13. Back garden paving moving apart.
14. Loud vibration noise from hot water cylinder when using hot water.
15. Cracking to ground floor ceramic tiling in kitchen, hallway WC and dining room.
16. Wrong pressure reducing valve installed on in comming main.
17. Internal grade timber used to construct external bin store
18. MDF skirting used in bathroom and shower room.
19. Roof creaking and banging during high winds.
20 Ceramic flooring by front a back doors absolutely freezing door to cold bridgng issues at thresholds.
21.Heating controls in lounge not working.
22. All internal door latches had to be replaced after two years due to cheap quality product installed.
23. Leaks on both bathroom basin wastes due to waste fittings brring over tightend and cracked on installation.
24. Car parking in your own alloted space outdide your home without displaying a permit results in the private parking management Company issuing a ticket. Parking attendant only comes artound 5am so only tickets residents that have forgot to put their permit out and doesn’t tickets cars parked during the day by people who use the train Station.

Think long and hard before purchasing from Barratts. They had one of the poorest reputation in the business over the years and it seems that poor standard and acceptance to let people move into such is still present within the business that is only worried about achieving the numberz of house sales required to please the city and release the management bonuses

That Barratts still operated as they did back on the 80’s and 90’s just churning out poor quality. This just tells you his their managent operate and what the NHBC quality scoring system is about.

How has the building management responded to any problems or issues you have raised:

Customer services Manager will attend only to lay blame with the sub contractor and to also give a poor reason for why something has occurred. If challenged with the NHBC standards he has nothing to respond with and you nevet see or hear from. him again.

Lovely area, more facilities please!

I like the design of this development, the flats are varied and so are the houses. It is spacious despite the fact there are loads of houses and flats in the area now. I like how it has a small park for the children and a scenic gravel path at the back of the development for dog walks, walking and running.

The property management could be better. We did have a few issues with our flat within the first year of it being built and we had to wait a while for this to be fixed. We also had to wait at least a year for the kerb to be lowered in order to park at the front of our flat.

During heavy snow, the snow actually came through the vents of the roof (we are a top floor flat) and this caused wet patches and water to drop through our light fixture on the ceiling which was dangerous. This should be considered if designing more properties like this.

The area could be more affordable, However it does reflect Milton Keynes house prices which are increasing.

There are no shops in this development yet despite it being here for 5 years. The only thing here is a primary school.
It has close links to the train station and wolverton train station.
There are nice restaurants nearby in Stony Stratford and Wolverton.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that the housing association were a bit anal with their polocitoes. We are not even allowed to have door mates outside the flat due to health and safety.

Also, when we want to sell it has to go through an 8 week period with the housing association first, so bear this in mind.

They are flexible with other things though as we were able to get a dog with no issues.

What is the best feature of your home:

The best feature of this home would be the kitchen and all the integrated appliances, although the dishwasher did stop working after a year or so.

Clean, safe and quiet

I bought the property in 2014 and have had very little issues over 5 years. The house has 4 levels and typical of new builds the rooms are “snug” but pretty decent overall. The house is perhaps overly insulated which is not great in the summer but very nice in winter. The plus points are:
– Clean
-Safe
-Quiet
– Safe parking
-good selection of schools nearby
-good local network (buses, trains etc)
-Nice parks for kids within walking distance
– Virgin media cabled network

Negatives
– Guest parking space (unless you have a private gated parking block)
– Insulation makes summer tough going

Great local amenties including gyms, supermarkets, schools, parks, shops in chatterton village

Nothing negative to note locally
