About Aitch Group

Founded in 1995 by Henry Smith, the Aitch Group is a leading property developer based in London. Its focus is mainly on mixed-use, residential and commercial developments across London and the Home Counties, with an emphasis on high-quality and design-led schemes.

Aitch Group developments

Aitch Group developments currently listed on HomeViews include the Bagel Factory, a sleek development of one, two and three-bedroom apartments, close to Hackney Wick Station. Childers Street, in Deptford, meanwhile, is a mixed-use regeneration scheme of 83 residential units with 1,240 square-metres of commercial space. Other developments to consider are Now Bow in East London, the Textile Building in Hackney and the Glass Works at 34-37 Deptford Bridge.

The place oozes industrial cool, from its contemporary lighting to its oversized steel windows, not to mention the clever use of brickwork inside and out (each apartment has its own living room feature wall). The end result? A stylish nod to the warehouse-like architecture synonymous with the Hackney borough.” – HomeViews Property Pro on Bagel Factory

No heating has been available for nearly 2 years

I don’t like open plan because there’s limited space, bathrooms should have been made with a window to let out ventilation. The materials used for the walls in the properties are of poor quality as they break easily. Bathroom walls are damaged within a few weeks of moving in. Kitchen cupboards have been damaged due to poor maintenance of the sink and pipe. No heating has been available for nearly 2 years

Please tell us what you like and dislike about this area:

We live right next to a dual carriageway which means there’s always noise no matter what time of day. Transport links are good, there’s buses and train stations within walking distance. Lots of nice big parks nearby and good school links. There’s no big supermarkets around which means you have to walk at least 20 min for products of good value for money. There are limited food places around, generally good social behaviour around compared to other areas of London.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew that the rent goes up by a large amount every April. I know they go up within a few months normally but for us, it went up by about 30 pounds in less thank 2 years!

How has the building management responded to any problems or issues you have raised:

They are very poor in this matter. We moved in Jan 2020 and since then we’ve had no heating and no ventilation. Walls have been cracked and damaged and they don’t come and fix it

Exciting

There are lots of a facilities gym available as well. If there are any problems inside the flat it is easy to get help and they sorted it out. They didn’t have a long wait to get things fixed it was a very quick response time.

Please tell us what you like and dislike about this area:

It is very different i love living here the atmosphere is great i live right next to parks which is good for the kids and a station close by so easy to get to places

Please share one thing (or more) which you wish you had known before you moved in:

It would have been helpful had I been informed about the proximity of shops and the ways around the area.

If there is one thing you would change about your flat or property what would it be:

A bit more space it is a little small especially as the kids get older they will need more space

Wonderful Hackney Wick apartment

Design of my apartment is excellent and well insulated. Terrace is inset which means you can use it year round. We also have a wonderful roof terrace.
Building management and property management is regrettably an issue and most leaseholders are in dispute over service charge and building insurance which is likely to progress to Tier 1 tribunal. I would strongly advise any potential purchasers to closely investigate service charge.

Please tell us what you like and dislike about this area:

My apartment is well designed and I am very happy here. The local area has a great buzz with a variety of pubs and restaurants. We also have a great bakery, delis and other shops. Transport links are excellent.

Please share one thing (or more) which you wish you had known before you moved in:

Would have been good to know that Aitch group are a classic rentier. Reviewing data at companies house suspect that Aitch group is involved in tax fraud and screwing suppliers

How has the building management responded to any problems or issues you have raised:

This is still being pursued but has required significant effort
