The design of Adelphi Wharf honestly varies from building to building, however for the most part they are well-designed, modern buildings that look as nice on the inside as they do on the outside. The issue with our building specifically (Adelphi Wharf 1) is that there is next to no service within the complex. This is an issue mainly for new movers that do not have Wi-Fi yet, but also affects those who make regular business calls. There is a communal garden area on the back side of the building that is very beautiful, as well as a rooftop garden that gives a stunning view over Salford. The building management has been complained about by several residents as they seem to not care very much over the welfare of the residents, however, I have been in contact with them when trying to receive a meter reading and they were very helpful and responsive. On the other hand, Qube Residential, the letting agency, is awful to deal with. That is the worst part of this development. The security however is also not great, the main building front door has broken a few times this year and there is no concierge to accept and hold packages. In Adelphi Wharf 2 and 3, there have been issues with package theft which has been left unresolved by the police, though we have not had any of these theft issues ourselves. Any maintenance issues that we have had have been resolved quickly and easily through the online maintenance management website. Also as far as I am aware the building is cleaned 2 times a week, leaving it very clean most days. Overall, this development is reasonably priced and upholds a high quality of design and cleanliness, however the above mentioned aspects of the property management could be improved vastly.

There aren’t many local shops but the one local Nisa is sufficient to get by on. However, it is only a short 10 minute walk to the nearest Co-op which makes the location of the development quite convenient but leaves room for improvement. Furthermore, there are a couple of restaurants again about a 5-10 minute walk away and a local pub the Old Pint Pot down the road, and the city centre itself is maybe a 25 minute walk, which is not bad. As for open spaces, there is a shortcut pathway available around the corner from the development that leads straight into the very lovely Peel Park, the perfect spot to spend a hot summers day. Transport links are quite bad around here, with only a Lime Scooter parking area outside the development which gets overused to the point where most morning commuters will clear them out by 10am. There are scenes of anti-social behaviour on the weekends with groups of young people blasting music from their cars whilst doing nos balloons on the street. Luckily the walls and windows are quite thick so the disturbance isn’t too bad, the same goes for traffic noise too.Parking availability is only good for residents of the development as there is an underground parking level, and only a few loading bays up the road. Bin collection is regular but there appears to be no difference between general waste and recycling. Nice area to live regardless.

I wish we had known that the building had zero service or concierge, it may have affected our choice of property.

They have acted quickly with relatively good communication.
