The house is absolutely stunning, the design and end finish is next to non. The aftercare has been very prompt and done quickly and efficiently. Garden could have been done to a better standard. Feels like not much topsoil has been used before grass was laid.
Downside would be how the road has been kept whilst building. Originally been told it was going to be finished no later than Xmas 21. We are now in April and road is still not complete. Hills of gravel in middle of road not been marked up correctly.
It’s a very peaceful area, and traffic noise is a minimum. It does sometimes feel local shops, bars and restaurants are just a tad far away.
All timetables have been incorrect from day one.

I love the design of our property, however I would advise in the kitchen and utility for more upper storage space, bedrooms are all plenty big enough, bathrooms are perfect and don’t take room off the bedrooms, downstairs storage fantastic and the size of the living room and kitchen/dining room.
Particularly happy that the living room isn’t open plan with the kitchen, this is one of the reasons we chose this house as the living room becomes really noisy when it’s open plan with the kitchen like in our old house.
Build quality is really good especially for a new build, no paper thin walls!
Close to lots of local amenities such as shops, schools ect, however not many places for walking routes if unable to drive
I think we gained really good knowledge from the sales office of the property, so nothing I can think of.

The overall development is typical of a new build estate, roads could be wider, the common areas to be managed by owner lead management company could have been reduced and passed to the relevant home owner adjacent to the area.
Positive – a variety of house types has allowed the estate to attract a broad age range, the inclusion of bungalows, family homes, starter homes and shared ownerships will allow for greater diversity. Differing house types and finishes are also more pleasing visually.

Management company – currently going through transition from builder to residents.
Positives – semi-rural location but within close locality to major transport links, M1, train stations, airports, bus routes.
The local town is attracting a good range of businesses, restaurants, pubs, beauty salons, artisan market.
All main supermarkets are nearby.
The local area has many schools and secondary schools within easy commute.
Negative – many new houses being built in the local area, it is a concern with traffic increase, impact on semi-rural space, access to doctors.
I would have liked to have known that the developer had no regard / consideration for residents being in their brand new properties.
The views, this was the initial attraction point of the property.
The estate is quiet and the local town excellent.
The development is of a very high quality and the people working on the site are lovely – they’ve tried really hard to keep tidy and to not get in the way of residents. We’ve been moved in almost a year and still have a list of small snags that need sorting out. It’s very difficult to keep chasing. The snags aren’t massive jobs – there are just a fair few left that are niggling. Organisation on the management side wasn’t great when we moved in. For example, we paid extra for fitted wardrobes to be built and done before completion, however they got forgotten and were without them for weeks. But like I said, the house is of excellent quality and the rooms are all fairly sized with lots of storage and/or room for more.
Very close to the town centre. Within walking distance but also, just a couple of minutes in the car. The local school is amazing. The neighbours are all very friendly and all look out for each other. No traffic noise. Very quiet street.
The freezer is tiny so it’s a good plan to invest in a chest freezer or something for the garage if you often use the freezer. The school is absolutely wonderful and we love it. Local amenities are all within 5 mins away. There’s a really varied community of people on here, from young couples to families to retirees. We are really glad we moved here and look forward to our family growing up here.
Our kitchen always makes people say “wow!” We upgraded a lot of it and it’s definitely one of our favourite rooms.
