Wise Living provides high-quality, purpose-built family housing for the private rental market.
There is little if no property management for people who have purchased their homes, however this may differ on those rented properties. The design of the house inside is spacious and has plenty of storage which is excellent for a fairly new build. Ground rent is on the high end in comparison to other new builds and there is not much space to develop:extend to existing properties. Parking is not a problem as each property has its own driveway.
The location is ideal for families and young professionals, it has great transport links to Manchester and Salford. You can walk to Manchester City centre in approximately 20 minutes, this is noticeable with people using our streets to park and walk to the workplace.
There are a couple of parks within close proximity and a small shopping complex (the Vibe) offering a cafe, hairdressers, convenience store etc. There is little, if nothing in the way of anti-social behaviours, and no traffic noise in the proximity. The primary school is a stone’s throw away, high schools and colleges are slightly more distanced.
Measure spare room size, ensure small bed fits. Check en-suite to ensure extraction fan is located. Check sustainability of fences. Check appliances are working properly including boiler.
Initially when the houses were being built the management team were fantastic and fixed any unresolved problems. Now the houses are nearly 8 years old there is no contact with the building management.
The management of the property we find extremely poor. We were assured the outstanding issues would be fixed promptly after we moved in, and 2 months later we are still waiting. It is disappointing to pay so much money, when there are 2 rooms that are not presentable through no fault of our own. And when we contact WiseLiving about it, we get different answers depending who we speak to.
Lots of local shops. It isn’t the area for bars or restaurants, but there are a few. We don’t use public transport, so can’t comment but it seems frequent. Our street is fine other than some neighbours immediately opposite, who can be quite loud. Bin collections are frequent enough for us. There could be better parking for visitors, it can be a squeeze.
I wish I would have known how long the repairs would take, as we probably wouldn’t have taken the house.
The master bedroom being so big could have extra features such as an en suite, or built in storage. It would still retain a lot of space.
Studio apartment is quite spacious and well segmented. It also comes with white goods, oven and electric stovetop.
Very good insulation as my apartment never seems to go lower than 20 C even with the windows open.
Good horizontal sound proofing.
The storage cupboard doors have handles on the inside which means that items, such as a broom, can jam the door from the inside if they fall over.
Easy access to nearby Sainsburys and surrounding restaurants while not being too far way from Cannon Park Shopping centre and Coventry City.
While the horizontal sound proofing is pretty good, the vertical/diagonal sound proofing is not great when it it comes to noisy upstairs or downstairs neighbours.
At night it’s very easy to hear heavy footsteps, loud conversation that vibrate the walls, yelling, washing machine/dryer vibrations and the ventilation fans.
If your room get hot at night and you decide to open the windows for ventilation, the outdoor ambiance may include the occasional: loud conversations of neighbours, partying, trains and the squeaky bin shed door (because nobody else wants to close the door/the lock is broken).
I’ve had multiple instances of sleep deprivation due to noise disturbances.
The bins in the bin storage shed seems to get full very easily, neighbours keep placing unwanted furniture and electrical appliances in there for some reason and there is no bin for food waste (even though the surrounding neighbours have brown lidded bins).
How bad the vertical/diagonal soundproofing is if your upstairs/downstairs neighbours decide to be noisy.
Building management seems to responds to emails relatively quickly.
For example, when somebody parked their van on designated parking space, building management sent out an email to all the residents asking for the removal of that vehicle.
The design of Ingram park is excellent I like the way the houses were planned, the numberings are not confusing. I love the fact that parking is available and the gardens are quite big. There’s enough space for kids to play, summer would be lovely if you are into barbecue and partying. The living room is large and spacious. As regards property management the response is great. Every time I have had issues the response has been timely and efficient. The design of the house is very modern with modern facilities as well
ASDA is just about 4 minutes drive away and Tesco is about 10 minutes drive. There is a bar close by which you can easily walk to to have a couple beers. There is a pizza and fish and chips shop nearby as well. Bin collections is quite good, however needs to be put out in the appropriate place at the appropriate time for it to be collected. As regards traffic noise or antisocial behavior, it is non existent. It’s a very calm environment.
I wish I had known the rooms did not have any wardrobes in them.
They have responded promptly and swiftly. They have even raised up issues I didn’t take note of and fixed it.
