Well designed and strategically positioned development

The design of the development has been well planned with a good balance of house sizes and nicely landscaped green areas and front lawns. There is a large children play area at the very entrance, surrounded by a protected green space, along the canal.
Property and building management are of a high standard with very helpful and proactive staff providing a personalised service.

Please tell us what you like and dislike about this area:

We are a short walk (less than a mile) away from Market Harborough, which offers a wide range of good quality restaurants, bars, shops, supermarkets and convenience stores, and transport facilities include train, buses and taxis.
Our street is quiet with private driveways and few cars parked on the road during the day.

Please share one thing (or more) which you wish you had known before you moved in:

It was an extremely pleasant surprise to know that the canal was so close as all members of the family are runners and it is an excellent spot.
On the not so positive side, bathroom sealants needed touching up straight away.

How has the building management responded to any problems or issues you have raised:

They always responded in a timely manner and offered practical solutions. Attentive and professional team.

A good location for transport and schools but the overall development quality could have been better.

The house designs are neat and modern without having any standout design appeal. The house is efficient to run and the homebuilder has been quick to respond to snagging issues. Having said that, we have had several issues particularly relating to the kitchen worktops and plumbing and these have detracted from the home-buying experience. We have outstanding issues with the insulation/ventilation in the loft which has left us disappointed with William Davis.

The development is surrounded by parks but little in the way of other local amenities.

Transport links in Cawston are very good. It is no more than a 10-15 minute drive to get on to national motorways and A-roads including M6, M1, M45/A45, A5 and A14. London and Birmingham are 40 minutes away by train and Birmingham, East Midlands and Luton airports are within a 1 hour journey.

There should have been more local shops built along Cawston Grange Drive to cater for residents and perhaps provide a coffee shop and pub too. There are plenty of walking routes through parks although these could benefit from some beautification.

Please share one thing (or more) which you wish you had known before you moved in:

I wish we knew more about the issues that would be caused by the lack of loft ventilation inherent in William Davis design – there are no sofit vents or ventilation tiles. This, combined with the huge amount of loft insulation means that the cold winter temperatures, lack of airflow and UK humidity has caused mould growth on the roof trusses in several houses on the development.

How has the building management responded to any problems or issues you have raised:

Overall, William Davis customer support has been prompt at responding to issues and getting their contractors to come and fix snagging issues. Our only complaint is that some of their contractors (particularly their plumbers – Stewart’s) have been particularly poor and taken several attempts to identify and fix issues.

There response to our loft mould issue has been poor too as they have refused to admit fault and have laid the blame on us with claims that have no scientific basis.

Great location and development but let down by social housing location

House design and variety is great, not many of the houses are the same and where they are they have different features to help differentiate each other.

The spacing between houses is also much better than the nearby development from Linden homes. Each house has its space and it doesn’t feel like we’re crammed in unlike Linden homes

Please tell us what you like and dislike about this area:

Local shops and services are ok, nearest shop complex is about a 10 minutes walk away. Nearest pub and village is 15-20 minutes walk

Plenty of open spaces, lots of walks and parks.

On street parking will become an issue once the road is open to the other side of Trussell Way, as so many of the houses here have only 1 or 2 parking spaces but people have 2+ cars. It’s already an issue.

Placement of the social housing is poor and hidden away from view! This means that everyone congregates together and forms cliques which is starting to cause issues. One set of social houses does not have a garden so instead everyone congregates on the street. This is the worst aspect of this development

The location and proximity of the social housing is an issue.

Area is perfect for long walks

How has the building management responded to any problems or issues you have raised:

Pre handover issues were addressed quickly and thoroughly. After sales team have also been good in issue resolution.

Design of the house itself is well laid out

The design of the house itself is well laid out. However, I do think the downstairs toilet could have been put to better use. There is little need for two toilets in a two bedroom house (in my opinion!). A utility room or storage cupboard would have been more useful.
I think the space in the street could have been better utilised to avoid parking issues.
I personally can’t comment on the building management and property management as I’ve not had much experience dealing with these.

Please tell us what you like and dislike about this area:

The area itself is lovely. Lots of nice walks and areas to take the dogs. Lots of parks to choose from for children too.
Parking could be better, but it’s residents that seem to be the issue rather than the parking itself. There is a visitors space that is constantly occupied by a resident so hard to find space for guests.
There is some antisocial behaviour in the area but not too much.
Bin collections are okay but since living here (a year ago) there have been a total of 3 missed collections.
Traffic noise is minimum. Occasionally a loud car passes but tend not to hear traffic from main roads

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d have know how close to some social housing I would be. I may have reconsidered the location.

How has the building management responded to any problems or issues you have raised:

I have raised some snagging issues that have been fixed but I am awaiting one last issue.
