Great area but construction and developers are awful!

The area itself that the development is situated in is fantastic due to its abundance of young professional people that create an environment of very similar minded people. This means the community vibe is really nice and the residents get along with each other very well! The variety of art galleries and exhibitions as well as the establishments close proximity to the Olympic Park makes it a very desirable area to live in!

The development however has some hugely glaring downsides. This is mainly due to the developers who are, in simple terms, awful. First of all, the quality of the construction is just abysmal, with the fittings and joints being placed poorly as well as some horrible plastering. The customer service associated with the developers is also as horrible as the construction itself which really lets down the development a lot.

Likes:
– The area is fantastic in general.
– Lots of young professional people.
– Lots of art galleries and exhibitions.
– In close proximity to the Olympic park and canals.

Dislikes:
– Area is fine but the developer is awful.
– The quality of the construction is extremely poor.
– There are many dodgy joints and the plastering is bad.
– The fit out in general is disgusting.
– Customer service is abysmal.
– Construction of the building is by far the biggest problem.
– The building management however is fine.

Having done a substantial amount of research, there isn’t really anything I wish I’d known.

What is the best feature of your home:

The home itself is very peaceful to live in compared to other areas.

Looks are deceiving…

I live on the top floor and my balcony overlooks the city, and lots of light comes in the building. There’s also a courtyard and rooftop terrace which neighbours can casually meet with each other. The neighbourhood community is strong, with neighbours being in similar ages and stages in life. The development is ok overall. The finishing is ok, but could be better, including the quality of bricks and flooring. We moved here a year ago and still have some issues to be solved. Our flooring has to be re done and insulation had to be solved too.

Please tell us what you like and dislike about this area:

My favourite part about the area is that there’s local canals and parks, and the stratford station is nearby. Not many supermarkets at the moment with one local shop that’s expensive. However it seems that many more are springing up in the future. we had some issues with safety, with possessions getting stolen from residence and if there’s events at the local stadium drunk pedestrians can make a lot of noise.

we done our research living here and apart from lack of quality there was no real surprises

If there is one thing you would change about your flat or property what would it be:

the view, i wish it was facing the canal! all i have is a view of a construction site

Great place to live and love the flat!

Been living here for over a year and still love it! We have a gorgeous private terrace, lots of space, modern interiors and friendly neighbours. I like the look and feel of apartment, it is well-insulated (good in winter, but less good in summer) and the kitchen came with most things we needed. The apartment itself is contemporary and I’ve generally found it low-maintenance. There’s lots of light and I like the finishes of the bathrooms. We’ve had several snagging issues, but nothing I would describe as terrible.

Many of the other developments in the area didn’t have parking, or had limited options that were very expensive. So having access to parking was a huge plus for us given that the options in the area seemed very limited.

The management company does need chasing and we have terrible mailboxes that should definitely be changed.

But, on the whole, I love the flat and enjoy living here.

Likes: space, light, spacious private roof terrace, insulation, contemporary look and feel of the interior, location, canals, community art cafes, parks, neighbours, the bathrooms, affordable ground rent
Dislikes: the awful letterboxes, the flats get very hot in the summer

Nothing really, as we knew the area well before we moved. I would have liked to have known about the placement of letterboxes.

What is the best feature of your home:

I love the light, space and location of the apartment. We’re also lucky to have a big outdoor terrace.

Alright area

The noise isn’t great Saturday nights are especially bad, the apartment is all glass and also has a balcony so there are incredible views however the apartment is not good quality nor is the apartment block for example the basement has flooded the aircon breaks the lift breaks and if you are contemplating buying the penthouse this has the same lift as the rest of the building. The residents generally keep themselves to themselves the concierge are friendly but the management company charge a lot over Christmas but then took 2 weeks off avoid western homes. The gym is naff so I’d avoid that too.

Likes that it’s near Olympic Park and transport links, dislikes main road and lots of sirens

That the lift would break all the time
