Nice area. Shoddy workmanship.

It would be great if the developers cared more about the quality of their builds. There are unfinished paths that were supposed to be opened by now. Half of the street lamps still don’t work and the park that the homeowners are paying for upkeep is non existent even though it was meant to have been completed by now. Many gardens have issues with flooding, fences falling down, toilets not flushing or won’t stop filling, walls cracking, bay windows going mouldy and a whole lot more. If you plan to move here be prepared to put in some work.

Hurstpierpoint is a lovely area with most basic amenities and an array of small/local businesses. design of the development is nice with a modern look but very close and with OK parking. it’s family friendly with minimal traffic so the kids can play out in the street safely. Building and property management is next to non existent and the builders drive up and down the road daily even though they were designated their own road to use which kicks up dust onto your doors and windows.

Bring your toolbox because you’re going to need it.

Like my Flat but POOR Building contractors

Very poor landscaping leaving contaminated waste mixed in with soil brambles and stringing nettles around new play area no dressing ground with topsoil only with dumper and digger used so very uneven surfaces .
Very poor street lighting
Brickwork on most houses very poor different colour bricks and cement on each lift done looks horrible my building looks OK as have cladding on second floor.
Not enough parking spaces as large vans park on pavement at night blocking disable people walking safely.
Site manager not very forthcoming with help when needed about problems with street lighting not woking.
Have very uneven floors in my brand new flat and still under investigation after 5 months.
Love the layout of my two bedroom flat.

Poor street lighting
Poor garden services
Parking is a big problem as vans and lorry park overnight on payments causing problems for disable people to walk safely and with poor street lighting makes it bad not my visitor parking.
Large building and bin collecting lorry have problems reversing due to parked vehicles.

Please share one thing (or more) which you wish you had known before you moved in:

That site landscape was put with poor management and then change on he 1st May 2021
That the developer has not put in any solar panels for water and electricity so poor environment people

How has the building management responded to any problems or issues you have raised:

Been waiting for 4 months now with problems with uneven floors which should have never been allowed to carpet over in the first place should have been seen when inspected by others or site mangment.

House has been designed o.k.,but Bovis have now redesigned the downstairs to include a rear door to the garden.

House has been designed o.k.,but Bovis have now redesigned the downstairs to include a rear door to the garden. Did they not think of this before ? Hugely disappointed that our property was not ready even after giving them two months notice of our moving in date. After nine months we still have two outstanding snagging works to be completed. The site office have been really friendly & helpful. Facilities are limited with a playground foe the older children and a playground for younger children just being erected, but in a very strange area of the estate.

Please tell us what you like and dislike about this area:

Very limited local shops, but luckily there is a Co Op mini store within easy walking distance. Hailsham is a ten min drive away with a good variety of shops. A couple of pubs serving good food about 15/20 min walk away. Bus service at edge of estate. A little noisy in the playground due to slightly older children from other areas using the playground.Limited parking, although not found to be a problem until you invite a few friends round.

We did not know snagging issues would take so long to be resolved.

How has the building management responded to any problems or issues you have raised:

Yes, the after sales responses have been good, although after two months we are still chasing them for quite a simply job to be completed.

A friendly but growing development close to open countryside

I have lived on the Cloakham Lawn development for just over 5 years, and on the whole I am happy with the design and layout of my home. Some of the fixtures and fittings aren’t of the best quality, and there have been some issues with the drainage system on the estate. As a shared ownership resident, I have been very happy with the property management company for my home, though there are a number of different housing associations managing different properties on the estate, so I can only speak for my own home.

Please tell us what you like and dislike about this area:

Cloakham Lawn is generally a friendly development, with low levels of noise and anti-social behaviour. There are very few amenities on the development itself, but you can walk into Axminster in around 15 minutes, and there is a bus service that goes into town and to the train station. The development is situated near to open countryside and footpaths, and the local football and cricket clubs are situated on the edge of the development. Parking is becoming increasingly problematic as more people move into the area, but all properties do have an allocated parking space. Bin collections are regular and reliable, and Devon has an excellent recycling record.

Please share one thing (or more) which you wish you had known before you moved in:

Parts of the estate have very poor internet connection speeds which I know has caused issues for people working from home. It is not the whole estate, but it would be worth checking this when purchasing a property.

If there is one thing you would change about your flat or property what would it be:

I would like to have a bigger garden, and I wish there were more open, landscaped areas on the estate.
