Great location and well kept building

The building is well kept but in past few years landlord has been slow in responding to public area repairs and ensuring tenants keep corridors free of obstructions. There are bikes, shoes, toys almost everything left in corridors which is unsafe from health & safety view.

Very close to high street and easy access to public transport which is great but at same time could mean high traffic & noise on road

Please share one thing (or more) which you wish you had known before you moved in:

Was informed apartments are given only to working professional & there is limit of occupants in a flat which is not the case at all

How has the building management responded to any problems or issues you have raised:

Building management usually good at responding any repai work within apartment but have failed to manage troublesome tenants who don’t keep the floors clean and write on walls and in general make the building look less appealing & noisy all the time

Great place for small families.

Great place for small families. Sadly no pets allowed. On the outside it’s made very nicely , and good quality. Winters are warm. However it’s way too hot in summers on top floors. Well made flats . However more storage room could do. Decent size bedrooms. Nice views from balconies.

Good spot for trains and buses within minutes walk.The place has plenty of parking. Unfortunately there is a lot of action happening at night. (Good and bad)

Parking permits which need to be changed every night unless you have permenant

How has the building management responded to any problems or issues you have raised:

With minimal but effective effort. They fix everything that you ask for

good, basic, clean but could be better

the design is basic, would have been nice to have a landscaped garden area to sit in during summer months, a place for kids to play, basic facilities, could be better.
building is kept clean on a weekly basis and concierge desk is helpful but lately a lot of deliveries are going missing and we have been advised to contact the police for lost parels

great selection of shops, diverse vibrant area, the main broadway has lots of places to shop and eat

rents go up each year
you have to pay an additional charge for hot water usage

How has the building management responded to any problems or issues you have raised:

their is a maintenance man who repairs issues weekly but a long list of repairs means you have to wait a while to get things fixed like 1-2 months

diverse, vibrant area with basic design

basic design building, could have been better if there was a comunal area or green space to sit outside but the only open space is the carpark where kids tend to play which can be dangerous.

would have been nice if they had considered a green space or seating outside to enjoy the sun

the local park around the corner usually has drunk people loitering around so don’t feel comfortable going there but i assume developers thought we could use that space as a green space to relax- unlikely

Please tell us what you like and dislike about this area:

pros:
– great transport links, minutes walk from train station that goes to Paddington in 20 mins
– great diverse bunch of shops, mainly ethnic shops and clothes shops
– loads of restaurants and places to eat in local area
– 2 green spaces local parks within walking distance

cons:
– on site parking is available but gets filled fast and wardens have given tickets to me so many times and i have to appeal it as my ticket is on display but annoying when they issue you tickets
– area right outside can get congested/ traffic on the main road at busy times

Please share one thing (or more) which you wish you had known before you moved in:

the small local park is a hang out for drunks so doesn’t feel very safe to enjoy the open park space
area can get littered a lot- lots of takeaway places just outside and litter is everywhere

new train station though is much more open plan and spacious compared to the old one

How has the building management responded to any problems or issues you have raised:

you have to log your issues with concierge desk who do their best to help you but there is a long wait for repairs as only one person who comes on the weekends to do stuff. would have been better if landlord has a permanent repair guy on call to sort out stuff cos repairs can take months
