Gorgeous home – site management needs improvement

Ever since we walked into the show homes we loved the houses. Whether it a bungalow, 4 bed or 3 bed they all feel so spacious. We went for a 3 bed being a first home and couldn’t really ask for more as it’s very generously sized. Have a decent driveway for at least two cars with easy access to park on street. Very large garden which isn’t quite so common on new builds these days.

The road conditions though on the estate however has at times been near on un drivable however the site team deem it adequate. The road is full of potholes and bumps which even at 2 mph feel horrendous. The site team keep promising the road will be finished however every time they don’t deliver or do as they say. Then when you chase you get ‘selective responses’. Driving through the conditions just quite frankly frustrate us so much as you have a lovely home however at times have had to park on the road due to not being to able to get through, and then the groundworkers make you feel like you’re getting on their way.

Local to the area so knew what it was like prior to buying. Brilliant transport links to bigger towns and beaches. Street is nice and quiet.

Have been some anti social issues partially due to the sales staff not informing us we’d be near social housing, and the social housing company don’t seem to vet any tenants.

Please share one thing (or more) which you wish you had known before you moved in:

House has a lot of extras as standard where other developers would need to pay additional. Would be nice to see the options list prior as the sales lady we seen when buying told us there wasn’t a list we could see…

How has the building management responded to any problems or issues you have raised:

Within the first 8 weeks when you have meetings with the site manager excellent. However site manager has left now and when you go via customer service you have to be prepared to chase and chase and chase as they don’t seem to pickup emails or follow up on anything.

Spacious, modern and homely

Spacious, modern and homely. Parking spaces are adequate next to the house but it is a squeeze if people start to park on the road in front of houses. Street lighting is unpredictable, some work and some don’t. There are locations e.g the path that is running through the new estate that is not lit up so is not safe to walk that way in the evenings. Defects were reported and resolved but did take 3-4 months to get someone to attend and resolve the issues. The road surfaces were not laid until 6 months after move in which created additional wear to your vehicle and even now only some roads have been surfaced, others not. Water was not connected to the mains for around 3 months after moving in either so pressure was a trickle, now resolved.

Spacious new homes in a semi rural location but within walking distance to shops, schools and fields! Close to train stations and bus routes so excellent for commuters. Recycling & waste bins are collected on separate days but always the same week. Minimal – no traffic noise from my situated house so very peaceful to sit outside in the evening. Some antisocial behaviour has been reported at the local park but this has soon stopped. Street lighting is unpredictable, some work and some don’t.

Lovely area, peaceful garden atmosphere during summer evenings and a real sense of community.

How has the building management responded to any problems or issues you have raised:

The site manager responded to me by saying “everyone has that problem” so showed no compassion, urgency or apology towards the water pressure issue. All contractors that have come to the house however, have been lovely!

3 bed homes are wonderful

The houses, gardens and parking have been thought out throughly, our 3 bed is more than adequate for a family of 5. It’s open, airy, fresh and homely! All the foliage, shrubs and trees that has been planted are beautiful and welcoming making the whole site such an appealing one. I would like a more rapid response on the few snags by Tilia and correcting a few minor problems but like everything at these current times everyones services are stretched so I can give allowance and compassion. Over all me my children and partner are extremely happy with our new build and what surrounds us. Our front garden is a children’s park with beautiful views, a stone through to the left of us is another park being built all in all I myself am over the moon, the freedom, breathable space and the feel of the property is HOME 😊

The area is bright, bold and modern. With plenty of potential for families of all kinds.

Abri are an amazing Housing association been with them for 9 yrs absolutely cracking team.

Modern living in nice area

Modern design in a lovely area. Great access to A38 and Royal Derby Hospital. Walking distance to city centre (about 30min walk). Grass and trees kept well and will look better as they mature. Generally quiet area with zero through traffic and safe place to live. Good value housing for this excellent location.

Adequate parking, regular bin collections, infrequent antisocial behaviour and little traffic noise. Great access to local shops and commercial park. Easy access to hospital. Clean, safe area to live.

Please share one thing (or more) which you wish you had known before you moved in:

That the care home was going to be built next door resulting in loss of old trees and green space and also loss of short walk access to hospital.

What is the best feature of your home:

Large garage space offers plenty of storage as there isn’t a huge amount inside the house.
