Spacious flats in a great location

We have been very happy with the development. The flats are spacious, stylishly finished and well designed with good storage. They appear to be solidly built as we have had no issue with noise from immediate neighbours.
The facilities are good: lift, underground parking and easy to access bins.
We had a small issue with a leak which was quickly rectified by the builders.

Please tell us what you like and dislike about this area:

This is a great area to live – very close to open space of the Links, beach and Water of Leith. The Shore area is close by with lots of great cafes, bars and restaurants and the Saturday market. Town is easily accessible by bus or walk and with tram link will be even quicker:

Please share one thing (or more) which you wish you had known before you moved in:

The factor fee is higher than we were originally quoted and service has been below average.

How has the building management responded to any problems or issues you have raised:

Poor response to issues raised. Notably the security of the bike shed which has been broken into several times with no solution put in place.

We Love Living in the Area.

Personally I’m happy with our flat but I’ve heard from neighbours that when they’ve had problems the facilities company are very poor at responding, carrying out the works and the remedial work is of a poor standard.

Please tell us what you like and dislike about this area:

It’s a great area to live as the city centre is walkable, as is the Shore and Portobello.

Please share one thing (or more) which you wish you had known before you moved in:

Wish we’d known how long the development would take to complete. It’s still way off, partially due to the government restrictions admittedly.

What is the best feature of your home:

The en-suite is our favourite feature. It is what persuaded us to sign up.

Poor up keep and speed of resolution

Whilst I enjoy the area, the length of time taken to complete the site across from my balcony had been frustrating. Going out on my balcony to stare at a building site for 2 years is not what I had in mind. In addition, the shared garden area is not looked after well and the grass is extremely poorly kept. Being in lockdown this area became vital in summer and was not up to scratch

Please tell us what you like and dislike about this area:

Transport links are good and trams to come

Please share one thing (or more) which you wish you had known before you moved in:

The length of time building site would be here.

How has the building management responded to any problems or issues you have raised:

I haven’t had many reportable issues but shower is still not working appropriately with no help thus far…

Great!

Well constructed and well isolated, modern building. Did not need to turn on the heater until well into winter. Properly kitted out kitchen and plenty of space in most rooms. Also comes with a balcony which can be nice in the summer.
Overall one of the best flats I’ve seen in Edinburgh.

Please tell us what you like and dislike about this area:

– 5-10 min walk through park to shopping centre, local restaurants & buses to city. Living close to a large park has been a bigger perk than initially expected, especially during covid time.
– poor bicycle infrastructure and until tram works complete, mediocre connection to airport (both airlink 100, 200 and tram don’t stop in walking distance)

Please share one thing (or more) which you wish you had known before you moved in:

The self-closing hinges in the doors required purchase of some door stoppers. They can be quite loud especially when people are sleeping.

What is the best feature of your home:

Definitely build quality – It’s well isolated reducing heating costs and unlike many other Edinburgh flats I’ve seen, no crooked walls or creaking floors.
