The James is a fast growing portfolio that includes fully operational units in Liverpool and Manchester (short stays) as well as two developments under construction in Sheffield and Birmingham.

The James is everything we believe is important to modern living, and it all exists under one roof.

I love it here, an amazing place to live!

I love it here!
The rooms are decorated brilliantly, very homely. The building management is the best, Ellie is brilliant manager and deserves a shoutout for how welcoming, and helpful she always is. Honestly, the management and maintenance team are all great. If you’re like me and move to a new city their friendly and going the extra mile approach really helps you settle in. Couldn’t speak high enough for the team here.

Please tell us what you like and dislike about this area:

I have no bad aspects to report, this location is perfect. Bars, restaurants and open spaces are all a 2/3 minute walk from the building. It’s a lively city so there’s definitely noise from the streets but if you shut your window you can’t hear anything, never had a problem with the area. If you want a coffee there’s plenty of choice within 2/3 minutes, if you want open space there’s the waterfront which is down the street or there’s the terrace park which is also about 2/3 minutes away.

Please share one thing (or more) which you wish you had known before you moved in:

That I didn’t need to be so nervous, the entire team here are so welcoming and friendly. Communal area is also really nice and a great place to unwind! There’s free coffee which I only realised recently… oops!

How has the building management responded to any problems or issues you have raised:

Never had a problem to report and only heard good things from other tenants.

Modern Building, Nice Room, Great Part of Town, Lovely Staff!

The building’s design is very modern and minimalistic, we love the furniture provided in our room and it’s neutral colour scheme is such a nice change of pace from our previous flat. My only flaw is that our flat seems to get super dusty and the kitchen in cozy rooms is quite restricted in terms of countertop space. Other than that, we’re very happy with our choice, plus the staff at The James are all so nice and friendly!

Please tell us what you like and dislike about this area:

The building is located in a nice part of town with lots of bars and restaurants nearby. Bus stops and train stations are easy to get to. Street can be occasionally a bit loud but not enough that it’s a problem. Really happy with where we are located, especially with Liverpool One and the Albert docks being so close!

Please share one thing (or more) which you wish you had known before you moved in:

There’s no oven, so we’ve bought ourselves an air fryer.

How has the building management responded to any problems or issues you have raised:

The one issue we did have was sorted in no time, plus maintenance helped with the moving in process which was super nice of them!

Punching far above its weight in regards to quality and value.

In general the building and communal areas are easy to navigate and are kept immaculately clean and tidy. Recently contractors have inspected the building and are soon to make repairs, including the replacement of a window that was broken when I moved in (broken soon before the previous tenant left). The front desk staff are amazing, and are the main reason for why I am willing to write this review. They have secured all deliveries of mine. The James has an app for viewing scheduled payments, and announcing events. It is reasonable to be concerned about systematic errors that all apps are vulnerable to, however the staff have rectified all issues and concerns so far. My only criticisms are the lack of air conditioning in the gym, and a strange limitation put on use of the internet. The James has a policy where each room may only have one device connected to the internet, with the option to pay for more devices. I do not have an issue with limiting use of the internet this way, and so far I have not suffered any issues with my connection, however the number of times you may change your connected device is limited to 8 times. This means you cannot change between using WiFi on your laptop, then on your phone at will. What happens when all the device changes are spent is not clear. The internet provider, ASK4, did not explain what happens when asked. I am yet to bring this up with the front desk at The James. Coming from someone who has lived in Liverpool for over 10 years, and has lived in 2 other city centre residential buildings, The James is modern, and far exceeds expectations in terms of service and value.

The variety and quality of shops close by is reflected by what is available in the Liverpool One shopping complex, located next door to The James. Transportation around the city is not a concern as one can walk from one side to the other in 30 minutes, and the streets are kept very tidy. Transportation routes to outside of the city is very good, especially to other major city’s via Avanti rail from Liverpool Lime Street. The Old Bank pub opposite The James occasionally has loud live music, however this is only on Fridays or Saturdays, and ends before midnight.

Please share one thing (or more) which you wish you had known before you moved in:

There is no HDMI cable input on the TV that is mounted on the wall of my apartment, with seemly no option to remove it.

How has the building management responded to any problems or issues you have raised:

As fast as is feasible, and with evident progress.

An Amazing Stay with Fantastic Management at The James

Staying at The James has been an amazing experience! The location is perfect, close to everything in the city. The building is filled with fantastic amenities, and the onsite maintenance team is always available and helpful. The house itself is spacious and extremely comfortable. I highly recommend The James for a wonderful stay!The management at The James is incredibly flexible and always ready to help.

Please tell us what you like and dislike about this area:

It’s incredibly convenient as it is close to all key locations like bars, cafes, grocery stores, gyms, and hospitals. Additionally, there is a bus stop and train station just a few meters away, making commuting a breeze.

I wish I would have known how sustainable and safe the house is with modern amenities

The management at The James is incredibly flexible and always ready to help. It’s reassuring to know that any concerns or requests are promptly addressed, making living here a truly delightful experience.
