Perfect living space for a family

The designs of the homes are very unique it has a clean look and it looks very comfortable to look live in. The color of the houses are very pretty and bright. The design detail at the front of everyones house makes it seem like a wholesome neighborhood. The garden are huge and enjoyable in the summer

They are not very many local shops or restaurants that are accessible. When living here. The opening times are also very late in the day of the shops that are available

Please share one thing (or more) which you wish you had known before you moved in:

That the garden was not as flat as I wanted it to be it kinda goes like a slight hill so it is hard to put anything like a pool in the garden

What is the best feature of your home:

The amount of space in the rooms and the amount of storage built into the house also the attention to detail that is paid to everything build in the house including the shelves in the kitchen etc.

Lovely house and development. Some issues.

The houses are a lovely design, however a door from the hall into the garage would be very useful and a coat/shoe cupboard as we have 5 people living in our house and we’ve had to lose utility cupboards to use for coats and shoes. COVID caused delays but otherwise the property was managed well.
Most of our snags have been dealt with without issue however, we have had issues with the quality of the garage floor and still cannot use it as it still has not been resolved- very frustrating!

Please tell us what you like and dislike about this area:

The estate is lovely, well positioned to walk to local shops etc. Unfortunately there’s isn’t a pub in walking distance however there is a cricket club that we can become members of. The estate is quiet and the residents generally friendly.

Please share one thing (or more) which you wish you had known before you moved in:

How many snags we would encounter and have to sort.

How has the building management responded to any problems or issues you have raised:

They have mostly been very good. It was easier to resolve issues when they were on site and we had unavoidable delays during COVID. However, we are still having major issues with our garage floor.

The buying process could not have been better.

The buying process could not have been better. Olivia Lefevre was amazing and went above and beyond what we expected. We looked at the Newett development nearby but Olivia won it for us and we would not be in our house without her, an absolute credit to Strata.

The on-site aftersales was a shambles. Trying to contact people who were always, constantly “on a course”. Again I had to go to Olivia to get updates. Random workman show up at the house to resolve snags with no notice they were coming, or had come to the wrong house.
There wasn’t many snags at all, 99% of the problems were (and are) plumbing related and our neighbours are the same. But I think Strata have changed contractor as a result.
After 8 weeks you move to off site aftersales and 2 years, and James has been great.

Please tell us what you like and dislike about this area:

The village of Dishforth has a few local pubs but shops etc are driving distance to boroughbridge or Ripon. Hopefully with the new houses there will be more amenities in the village.
Very quiet on the estate and no issues at all. Neighbours are lovely and everyone local on the Dishforth Facebook group helps eachother.

Please share one thing (or more) which you wish you had known before you moved in:

Report any snag, no matter how small and don’t expect the house to be perfect. Things change as the house settles too. Keep a list/record of all outstanding.

What is the best feature of your home:

The Cologne and Strata development won it for me due to the high ceilings and attention to detail on the finishing. It’s a high quality property, with big rooms and any imperfections have since been rectified.

Great houses- I would recommend Strata to every future new build owners

I’ve kept my eye on this house for 3 years, viewed over 50 other new builds but nothing could ever compete with Strata buildings. Very modern, simple design, great size rooms, absolutely perfect layouts. The build quality is good and customer service was fantastic throughout the whole process. Property management- the first 6 weeks outstanding, after that not so great anymore. Every reported issue (there weren’t many) took a lot longer to be looked at, sometimes I had to ask multiple times for response. But overall good experience.

The fact that there are no pubs, restaurants and shops around in the area convinced me even more to buy the house here, I absolutely love peace and quiet. Fantastic walk paths, after 18 months of living here I have not yet managed to discovered them all (my dog loves it here too). I don’t use public transport but the buss stop is literally next to shome homes. No issues with anti- social behaviours, all neighbours are lovely. No traffic noise, however, you can hear quite few aeroplanes, as we are less than 20 miles from the airport (that doesn’t bother me at all).

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew that there was no top soil underneath the turf (just clay and rocks), hence why my grass went patchy and horrible. It took us weeks of hard work, and a lot of money to rip it out and replace with new one. If we had known, we would of asked for different incentive.

How has the building management responded to any problems or issues you have raised:

First 6 weeks any issue was dealt with literally the same day! After that the response time was a bit longer but still acceptable.
