A great place to live

The development is designed very well but some driveways to properties do seem a bit random in their position. The double glazing seems not to be up to scratch as you can hear full on conversations from people chatting outside! There have been issues with delays in supplies to get certain jobs completed but that has been due to the knock on effect of the pandemic. The Building management have been great, very friendly indeed and do their utmost to help. It would be nice to see some of the smaller properties have a garage as storage it not the greatest, especially in the 3 bed semi detached houses. The development is a very clean site. The property management company seems to be ok but I’m not sure exactly what we are paying for in terms of what we can actually see them doing on the site, apart from cutting the grass. The development is not far from completion, I can’t wait for it to be a fully functioning friendly community. Based at the back of a small but lovely village including two pubs, working men’s club, a convenience store and a fantastic chippy. With a gym and a Co-Op store. Ideally situated for train and motorway links. There is a local primary school within walking distance and there are two great high schools not too far away.

Please tell us what you like and dislike about this area:

The development consists of a variety of property sizes and designs, ranging from 2, 3, 4, 5 and 6 bedrooms. A very friendly and safe estate especially if you have a young family. Parking can sometimes be a problem though and the double glazing doesn’t appear to be up to scratch. The development isn’t far from Nantwich and Crewe town centres and train station links. The down side is travelling through the adjoining road to enter the development as it is situated at the back of a small village. The village itself is lovely featuring a convenience store and an excellent chippy together with two hairdressers. There is also a co-op and a gym nearby too and excellent choices for the local schools.

Please share one thing (or more) which you wish you had known before you moved in:

I wished I had paid more attention to the quality of the double glazing.

What is the best feature of your home:

The kitchen diner area, such a great space for one of the smaller properties, especially having a small utility area which can be closed away with floor to ceiling folder doors. It hides a multitude of mess!

Very pleased to call Auchterarder home. Though I do think the driveways need to be made much wider than currently are…

The design is thoughtfully considered overall. Although there is an unmarked junction on Eagle Avenue which appears poorly thought through, no one knows when to go and who should be waiting for who. There’s also a lack of traffic calming sleeping policemen on Eagle Avenue which means some drivers treat it like a speed circuit. Some ramps would mitigate this. The factors that have been appointed do a very basic job and do not offer value for money. Facilities do not exist yet, other than those available in the town itself. I am aware that the developer intends to put in sport/recreation facilities. This would be a welcomed move and should happen as quickly as possible.

Semi rural environment, with plenty of access to shops, a very well stocked convenience store, butchers, bakers schools, etc, even a great shoe shop. Everything you would ever need in a town.

Please share one thing (or more) which you wish you had known before you moved in:

The appointing of a factor which is dead money. I can cut my own front lawn perfectly ably and to a better standard than the factor which has been thrust upon us.

What is the best feature of your home:

The use of space to maximise all available square footage.

Family friendly place to live

The design of the development is good. Depending on the builder depends on how close the properties are to each other. Most of the sections are unusual shapes, which helps with spacing for houses. If you get in early and happy to buy off plan then you have plenty of plot choices. But then be prepared to wait and for delays for your house to be ready and then delayed again!
The snagging for me was delayed due to covid and nearly 3 years later, still waiting for stuff to be done and I know I am not alone on that one.
At times after heavy rainfall there is a nasty drain smell for a day or two. Most areas are well maintained and Stirling are good at getting stuff sorted which is reported. There was initial problems with ground maintenance but this has improved.

Please tell us what you like and dislike about this area:

Really beautiful development and very close to Almondell Country Park. New primary school has opened and cafe on site.
The location is very handy for Livingston and Edinburgh but can be busy to get through East Calder at certain times of the day.
Really good community and very friendly. The Calderwood committee work to give residence a voice. Could have more activities for kids. There are two parks and both can be busy at times.
There is some noise from planes going over head but you get used to it (and not as bad as some areas in Livingston).
Post office, shops, doctors, dentist and a few small shops are within a 10-15 minute walk. Football pitches and additional parks are also a short walk away.

Be prepared for delays with your move in date if buying new.

What is the best feature of your home:

Lovely looking house, nice plot with a south facing garden (which is lovely when the sun appears.

Not the best not the worst developer. Many good points but unfortunately many bad as well.

I love the layout of our development, many different styles of houses clustered about, gives it great character. Not keen on the factor fee being mandatory, feel it’s vey expensive for what it provides. Stewart Milne are very clever about when informing you of this factor fee as well, right when your signing the contract. We weren’t alone with this experience, spoke to other home owners in the area who had the same experience. I do love our home but it’s not been plane sailing. The design of the property is great but the finish of the workmanship isn’t the best, like pointing on the brickwork for example, very sloppy. The house had many snags which is expected with a new property however the timeline for getting these issues resolved is ridiculous. They did eventually rectify nearly all the issues but although sorting some without issue I had to fight tooth & nail to get other things resolved. There is still a few minor things that never got sorted but I gave up in the end. I found the aftercare horrific, no interest in actually getting things dealt with, bend over backwards for you until the ink on the contracts dry then you a very much not a priority anymore. Again I’m not alone I. This experience, spoke to many neighbours who have had identical experiences. Being from the construction industry I’m aware that quality of workmanship in the new builds isn’t the best at times. Would I buy this house again knowing what I know now, it’s hard to say. I’m happy now but was the road here worth it ? I honestly don’t know if it was.

Great area to live, in local access to school, railway station & shops, good thriving high street. Small town but ideal for us as a family having two small children. The town could benefit from a supermarket, the coop is great but carpark can be a nightmare at busier times.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d been made aware of the factor fee at a much earlier time, felt very underhanded the timing it was revealed y to o us, literally the last piece of paperwork we were asked to sign.

What is the best feature of your home:

The layout & design of the house is definitely the best feature of the house in my opinion.
