Life in a new build northern town…

Building and property managers are fantastic to deal with. However, repairs can take a little longer than hoped for. Design of houses is great, normal new build snags, have had a few issues with electrics. The driveways are in the wrong place, they could have been next to the house, the design of the entry gates is also wrong. Consider moving these in your next development plans. A recycling area on site would have been great. The communal grass areas do not get cut, this makes the estate look messy and run down.

Please tell us what you like and dislike about this area:

Great location with excellent transport links to motorways. Major stores and takeaways within walking distance. The park is often locked so kids congregate on communal grassed areas which can be annoying. Would have been nice to have an improved communal area rather than a locked park, somewhere residents can meet. There is land-space for a communal garden or allotments. All council services are excellent.

If you have a pet check with the neighbours. Saves complaints.

How has the building management responded to any problems or issues you have raised:

Good, but issues took way too long to resolve. Property team are great, so is their system. Emails always answered, really friendly team.

Clean and sunny modern looking property.

Overall good design and layout. Kitchen is decent size and has a enough room for six seat dining table. Window are generally big and makes the house bright and sunny. Good facilities including cloakroom and 2 more washrooms. Good heating facilities, keeps home warm in winter and easy on the bills in other words energy efficient. Only downside is limited room space and hardly can fit in double bed with a study table, over all nice, clean and energy efficient property. excellent and cooperative building and property management.

In general it is wonderful location because of proximity to retail park which houses various businesses including supermarkets and electronics to furnitures. In addition, great benefit to us is proximity to primary school which is on a 2 minute walking distance.

Very calm and quite neighbourhood, only noise from the on going construction projects. Minimal traffic noise and no anti-social behaviour. Good parking spaces available. Fast food restaurants in walking distance including kfc, subway and mc donalds. Only downside is that the nearby playground has stayed closed since we have moved in and that’s not good for those with kids.

Please share one thing (or more) which you wish you had known before you moved in:

Good property and I am definitely a happy customer. I would have preferred mixer taps in washrooms instead of separate hot and cold water taps. But other than that great property and would recommend to family and friends.

How has the building management responded to any problems or issues you have raised:

There is an online system for reporting. Response is fairly quickly and all raised issue’s were addressed within decent time

All about our new build house

The design is good apart from i think the 2 bigger bedrooms could be abit more bigger as you can only get a double bed in and no draws for 2 people. If we have a problem we can go on there app and tell them straight away but if we have a emergnancey on a weekend we have to wait till monday as there is no emergnacey number to call.

Please tell us what you like and dislike about this area:

we have a few shops and supermarket round the cornor so very close so no need for bus just walk there under 2 min. Parking is great big enough for 2 cars. The street is very quite in the day but at night time you have everyone in there gardens sitting and drinking.

Please share one thing (or more) which you wish you had known before you moved in:

just how small space there is for your stuff as no enough storage.

How has the building management responded to any problems or issues you have raised:

some of them still havent been sorted which isnt good but most of the problems have been.

Outside areas are managed well and kept tidy

The houses are designed for maximum space and have white goods already in the property, neutral design and easy to maintain. Outside areas are managed well and kept tidy. Always hard to get hold of management and speak to someone but the online fixflo report problem service is managed quite well and effectively.

Please tell us what you like and dislike about this area:

Good range of shops within walking distance and a few pubs serving food. Never had any parking or bin collections problems no anti social behaviour or traffic noise.

Please share one thing (or more) which you wish you had known before you moved in:

Nothing really apart from the children play area in the area still not being opened after 2 years but again that’s a developer issues with building.

How has the building management responded to any problems or issues you have raised:

Most problems sorted out quickly and effectively just one issue took 9 months to sort out but start living were chasing it, it’s was the developer that took ages.
