Great development overall

Bow River Village is a great development overall. Great location with riverside flats, close to a big Tesco and good transport link – 5 min walk to the tube and just 10/15min to Canary Wharf by bus.
SHG is not a great property management and Higgins was a terrible construction company. Lots of issues after moving in and they were very slow to fix then. After a while with lots of arguments and back and forwards – everything was fixed (some we did ourselves at our expense) and now we are able to enjoy where we live and we like it.

Please tell us what you like and dislike about this area:

The area lacks a bit of amenities such as restaurants and shops. But it’s quiet and there is the lovely river Lea which is really good to walk and exercise. Very good transport links.

Please share one thing (or more) which you wish you had known before you moved in:

Make sure you really test and look to every detail in the nagging period.

What is the best feature of your home:

The flat is big with very good size rooms. The river view is very pretty.

Shared Owner Experience

The design is pretty good. Some of the buildings are fine typical modern design but some ate ghastly. Blue cladding. Looks hideous but overall its standard typical London new development design. Gym shops and proximity to the park. We dont have a concierge in our bulding and management fees are extortionate. We frequently have to complain about cleanliness and repairs. Overall its pretty good. Id say 7/10. Beautiful place to live though.

The good parts of Waterway are the location near Put ey and Wandsworth Town. Wandsworth Park and right on the river. There are no main roads so its quiet. There is some antisocial behaviour but not massive. Its worrying to see masked youths breaking into vehicin broad daylight with no fear of Police.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew more about the lack of policing and such.

What is the best feature of your home:

The views over Fulham roverside are fantastic. The quiet is amazing for London.

Vodion Development

Good development and flats are finished to a good standard. There is a lot of delays in fixing problems that arise in the development which is causing a lot of frustration. Management are slow in fixing issues and it takes a long time for issues to be resolved. There are good communal spaces however we cannot access the communal rooftop in our building as the door is broken and Southern have not attempted to fix it yet.

Please tell us what you like and dislike about this area:

Great area with lots around and quick access to Victoria park, canals and bars and restaurants in Hackney Wick. Household waste bins have not been collected in the building in a month despite numerous messages and calls to the council. Area is usually quiet and clean, not much traffic except for days when events are on. A lot of empty commercial space in the area, which will hopefully be filled in the future.

Please share one thing (or more) which you wish you had known before you moved in:

How slow management would be to fix problems and the continuous delays that would happen when a problem arises. Things that can be easily fixed take months to have someone check the problem.

How has the building management responded to any problems or issues you have raised:

Management are very slow to address and fix issues. Continuous delays

Neglected Poorly Maintained Development

The development is less than three years old. I have lived here for a year. Southern have all but stopped doing any maintenance which the residents pay for. The windows are not cleaned, the gardens are untended and dying. The outside walls are covered in graffiti. The footpaths are always dirty. An abandoned car was dumped over a month ago. Southern have left it there. A post out the front was knocked over a year ago. It has been left. The bins are never placed in the bin store. From February to May this year. Glass refuse piled up outside someone’s home. Eventually it was collected but only after several complaints. The family out the back set off firecrackers in the communal gardens which terrified other people’s pets then they shouted and carried on until 3.00 am on New Year’s Eve. The development has been burgled twice. It is quickly becoming a slum. It will be very difficult for people to sell on.

Please tell us what you like and dislike about this area:

It is convenient for trains to London. There is a good bus service that goes past. Preston Park is a few minutes away but there is an ongoing issue with travellers camping there. There isn’t much in terms of local amenities. Brighton is not car friendly so it can be expensive to park but you can walk to the main shopping area about twenty minutes. There are a lot substance abusers in London Road which is generally also not very clean and is run down.

Please share one thing (or more) which you wish you had known before you moved in:

This could be a nice development if it was maintained properly. We had a responsive property manager but it appears that person has moved on. It’s not worth investing in because Southern don’t care to maintain it.

How has the building management responded to any problems or issues you have raised:

In the past few months there has been an overall poor response to complaints. Things are getting worse. There is no regular maintenance other than the cleaners. I had to complain about that as well as for about month no cleaning was being done,
