Perfect location, perfect property.

I love the design of my apartment and think everything has been well thought out including storage and large floor to ceiling windows making the space so bright. There isn’t many facilities on site at the moment but the small service charge cost reflects this. When searching for my first property I was seeing service charges a lot higher in nearby areas. The management company could respond to defects quicker, but I haven’t had to report anything that would require urgent attention.

Please tell us what you like and dislike about this area:

Location could not be better and properties are a reasonable price when comparing to other nearby areas. I’m most excited about the redevelopment of the area as I feel this will be a good investment . I was initially worried about parking but there is plenty of free spaces around the development and I’ve never struggled to park, I find parking down Palmers Road to be best. I live right beside a main road but sound proofing is excellent and I haven’t found it to be a problem at all.

Please share one thing (or more) which you wish you had known before you moved in:

Where you require a permit on Palmers Road, it’s only needed for one hour to stop commuters parking there so there’s lots of free parking.

How has the building management responded to any problems or issues you have raised:

I haven’t raised any serious defects so I’m happy.

Ideal location but lack of consideration for residents

Design is ok, some aspects were not thought through well and are quite an inconvenience. The playground outside is a bit of an eyesore and not used by residents. It tends to just gather disruptive crowds.
Management by OHG is absolutely appalling, residents raising complaints over concerns or issues within the builds such as security breaches or smoke alarms going off constantly for days are ignored ignored. Even after raising urgent jobs which are supposed to be completed within 24 hours, nothing is done.

Public transport facilities are very convenient however parking is a nightmare. No parking allocated to majority of the apartments so the car park is 1/4 full due to the cost of leasing a spot. Availability is very limited and various restrictions on public roads make it difficult to find parking, sometimes having to park 10 minutes away late at night.
Super markets in walking distance which is convenient.
Increase in anti social behaviour with cars being broken into, disruptive groups gathering in the playgrounds and occasional noise disturbances.

Please share one thing (or more) which you wish you had known before you moved in:

Try and negotiate a parking spot within the underground car park within package.

How has the building management responded to any problems or issues you have raised:

Took a long time to get land registered which I was told was due to building management. Council tax only issued approx 11 months after moving in due to this.
Have had no personal dealings with building management but sales management from site sales have been excellent.

Disgusting.

As I said, they should have taken into consideration the air pollution from the cars and designed a system to help with this. They should have also built aircon. I have had a constant issue with facilties e.g. the lift constantly breaking down, the water pressure, the intercom not working, the cleaner not turning up for weeks on end. We have made several complaints and a formal complaint even reached level 3 but the property management do not seem to care.

Please tell us what you like and dislike about this area:

The one positive is the location of my property from shops, restaurants, pubs etc. I am just a short distance away from high roads, malls and many commerical properties. All easily accessible as there are many public transport links e.g. many bus routes, two underground stations and one overhead train station.

A few of many downsides:
1. A lot of antisocial behaviour and other criminal activity. My first three weeks living here, five cars were broken into and vandalised. I found someone dealing drugs in the bike storage area. A homeless man broke into our building and slept downstairs. He also empties his bowels right outside my exterior property doors. Months later, someone’s flat was broken into. A group of teenagers spray-painted the complex of flats. Drugs are found outside the property almost every morning and a lot of loud parties take place during antisocial days/ times.

2. There is no parking available due to the many train stations in the area. You are at risk of getting a ticket or having you car broken into. The only carparking available is the underground carpark, which you have to buy at a cost of around £30’000.

3. A 3G tower is right outside my property

4. My property is on the A406 so there is constant noise and air pollution. My balcony is constantly covered in dusty residue from car exhausts.

5. Flats are still being built opposite so I hear building work starting at 5/ 6am. So, I cannot sleep.

6. The flat should have been built with aircon. It is unbearably hot especially during Spring and Summer months. It is so bad that in July and August, I had to stay with family members because I can’t sleep.

7. The water pressure is terrible. We have been complaining for months. A couple of days ago, a water pipe burst and the road, complex and carpark was flooded with faeces-invested water.

8. As a new-build, I expected repairs but not this many and not to take thing long to reconcile. For example, I moved in a year ago and to date, I have not been able to use my intercom.

9. Not environmentally friendly at all! We have blue bins that are constantly locked, we don’t have a green bin. Products used a

As I have said, they don’t seem to care. Once they received their paycheck, they have been half-hearted and blasé.

Given time, could be a good place to live.

Over the last three years, this new development has had no clear line of responsibility for both property and building management. Although things are improving, there were no defined lines of communication. Management was not proactive, slow to respond to requests and unresponsive.

Please tell us what you like and dislike about this area:

Transport links are good. Bin collections have improved. There are a limited number of good restaurants and Pubs within a mile radius. A little further away are all the big Supermarkets. Parking spaces are at a premium because of the railway stations. Traffic noises are moderate due to the proximity of the North Circular road. Car thefts, catalytic converter thefts and petty crimes are comparable to other areas. The saving grace are the number of green spaces and parks in the neighbourhood.

Please share one thing (or more) which you wish you had known before you moved in:

Ask for a detailed explanation of how the Annual Service charge will be spent. Ask for a proper demonstration of how new innovative systems work, such as ventilation. Ask about the annual maintenance of new systems and whom to contact.

How has the building management responded to any problems or issues you have raised:

Things are improving but over the first three years of this new development, responses were slow. Cleanliness of the buildings has been particularly disappointing.
