Lovely development, lacking some facilities but got all necessities. We are happy!

Road design is a little confusing if you don’t know where you’re going and our road name is used on what should be separate streets. Delivery drivers occasionally struggle to find our us. House design is really nice aesthetically from the outside in particular, part of what appealed to us in the beginning. Garden layouts with upstairs and downstairs flats could be maximised – remove path in between and have direct access through gardens perhaps. Closest restaurant/bar is 25 minute walk according to google maps so a closer option would be nice or even a cafe instead to cater to the non-drinkers.

Local corner shop fulfils our needs, no nearby restaurants/bars. Barber and hairdresser nearby which we have utilised.
Bus stop easily walkable. School kids walk by our home but no issues there other than occasional cycling school kid in middle of roads – only an issue when driving. Bin collections like clockwork. Parking a-plenty. Road noise from
Nearby Wellington Road is notable but perhaps fixed with hedging, trees.

Please share one thing (or more) which you wish you had known before you moved in:

Factor Fee is somewhat unexpected if not used to private development area not within council maintenance bounds.

What is the best feature of your home:

Private front and back door and private garden despite being a flat/apartment.

Reasonable to buy, expensive to maintain.

House design is ok, the super tall ceilings are always a good feature of a scotia home. Development design is also ok, we have a lot of open space our the front of our house along with a play park which is ideal for our children. The design of the parking for all isn’t great, we have our own private driveway at the front but a lot have parking only at the back and right next to neighbours. Property management company is not great at all. It recently changed hands however still not satisfied. The biggest cost is for grass cutting around the area which happens far too often and they get a 3rd party company in to do it and it is very costly. They are supposed to maintain the play parks, however this is not done on a regular basis and for me should be more frequent than grass cutting. I once found myself having to go over and clear up the litter as the bin wasn’t being emptied regularly. The “high street” as we call it has a fantastic range of shops and we cannot fault it.

Shops are excellent – mostly independently owned business and a Sainburys. No bars and restaurants within the immediate area, however a take away is opening imminently.
Great bus links into the city taking 30-40mins. Very regular.
Neighbours are great, however we are close to a dual carriageway with little noise barrier and reductions such as fencing/bushes. Street parking is available and most homes come with two spaces. Bin collections and utilities are good. Plenty of play parks for kids. No anti social behaviour generally, but you do get the odd horde of teens.

Please share one thing (or more) which you wish you had known before you moved in:

Initial design layouts of the development were not as sold. We were supposed to have a mound separating us from the nearby dual carriageway which never then got built. Also ensure you know the exact boundaries of the property and land you are purchasing, we are now in a fight it’s the council about land be believed to be ours but apparently is not.

What is the best feature of your home:

Scotia are renowned for the ceiling height in their homes and you can’t fault it. It makes all living spaces open and bright.

Our property management has been a disaster

Our property management has been a disaster, getting over charged, our plants around the development are all dead.

Building is nice but french doors being the only way to air out the livingroom is a massive issue with the kitchen/livingroom as food smells linger.

Quality issues with the builders where they have damaged things and just filled them in than repairing making the walls look bad. All the sockets are at knee Height and look awful, was told this was for disability access but there is only stairs and no lift so this doesnt make sense

Raditors rusted alot, when we requested if we could get a towel rail like neighbours were told no and got the same type of radiator installed.

No future thought about dog bins, signage for roads or road marking, no overflow parking even thought were told there would be. dead plants

Please share one thing (or more) which you wish you had known before you moved in:

That there was no ventilation in livingroom kitchen.

How cold the houses get with the drafts from the communal hallway

There is no outside tap or eletrical charging features

French doors looking out onto loriston loch for great views

Good but slightly expensive

Overall nice place to live. The Scotia development is generally well built. The price range is okay but Aberdeen in general is struggling with pricing since the oil crash but that is more an Aberdeen issue. The flats are nice and parking is ample for the flats. The quality of the build seems to be very good with minimal issues developing.

Overall the facilities are good. Good range of small shops to get groceries etc…. The parking is fine for the flats because it is a car park the wider estate could do with more convenient parking for those without driveway but all in all good.

What is the best feature of your home:

The overall quality of appliances included is quite good and generally internal finish and quality is good.
