Nice area with great people, but do not buy a Rowland Home.

The buildings themselves and the development itself are nice, but the developers themselves are poor and have lied to us about many elements of our property. This included what was in our final deal, as we were offered add ons for our home, to which the detracted once we had signed.

With this the aftercare has been poor with me contacting the NHBC on numerous occasions. There has been multiple problems with our building, and it has taken them years to get around to fixing it. This is also due to the lack of communication in the developers company and them ‘not receiving’ emails.

The local area itself is good, with good amenities and nice people living in the area.

Please share one thing (or more) which you wish you had known before you moved in:

That Rowland homes would lie to us about their offers, and that they would have poor after sales customer services.

What is the best feature of your home:

The best feature of our house is that it is on a cul-de-sac for the kids to play safely in.

St Annes on Sea is a wonderful place to live

Unfortunately Rowland don’t look after the existing development particularly well, the maintenance of the grounds isn’t good (every house pays £360 per annum for maintenance) and there is often rubbish to be seen in the green areas. We held a meeting with them recently and so far, things haven’t been resolved. The existing design on phase 1 and 2 is excellent, however this was a different builder, judging by other Rowland sites, the future properties will be rather more squashed in, which may cause parking issues, we have yet to see the new phase. We have easy access to the motorway, the town centre and the beach, however we also have issues with Lancashire County Council as the proposed new roads will take years to complete.

St Annes on Sea is a wonderful place to live, I’ve been here over 60 years. We have great transport links, really good schools, lovely parks and our town centre, known as The Square, is really lovely. Unfortunately we have, like most town centres, lots of empty shops and charity shops, however things are improving with some expensive but pretty new shops and it’s great for those who like to craft. We have a great selection of restaurants and there have been a couple of new bars opening up, which provided a good improvement. There are no parking problems and very little crime. I would highly recommend living in St Annes on the Sea.

That Kensington Development, who built our house, would see the rest of the estate to Rowland Homes

There isn’t one, we love all of it but it wasn’t built by Rowland Homes

Great estate with great local amenities!

The estate is set out well with aesthetically pleasing properties. There is plenty of greenery and shrubs and there will soon be more green spaces once building work has been completed on site. The houses are well built and well designed all with good size plots and gardens.

Please tell us what you like and dislike about this area:

The area is great for us. Central for motorway, train station, schools and shops. The estate is laid out well with plenty of parking and roads for on and off the estate. There is very little traffic, no trouble and lots of privacy.

Please share one thing (or more) which you wish you had known before you moved in:

Wish there had been a show home nearer to view beforehand.

What is the best feature of your home:

Best feature is good sized bedrooms and overall look of the house from outside.

Love living on Thorne Meadows living my Best Life

As I have said the house is very well thought out it’s just right for me and my family the fittings and fixtures are of great quality property management are on with keeping our ground all nice with trees and well maintained grass The houses are not all looking in each other’s windows the way they have space them out while building is very clever

Love living in Thorne Meadows it’s a beautiful friendly place local shops Great school in St Mary’s buses to Preston and train station in poulton The house its self is well built and designed I love my patio doors that open up to my back garden which my dogs love to chase the squirrels for fun I did have a few snags at start but they soon got fixed to a high stander

I would say to join the Thorne Meadows Facebook group there you can ask anything and great advice and things to do with clubs to meeting up for coffee mornings

What is the best feature of your home:

Best feature for me and my family is the patio doors and the downstairs toilet
