Excellent development in a great location

The development is an incredibly attractive one, with apartments finished to a high standard. The communal roof terrace is a nice touch. The concierge team are very responsive and helpful, and provide an added sense of security. Management is generally good after a few teething problems. Overall, an excellent development in a great location.

The local area has a range of different supermarkets catering for different budgets, as well as a large retail park with a variety of shops. The development is incredibly near to the tube and national rail station, as well as a bus station. The street is relatively quiet and has a lovely park.

Please share one thing (or more) which you wish you had known before you moved in:

We were very well informed prior to purchasing and moving in so I don’t think there is anything really to say, only the local area is much better than expected in terms of things to do.

How has the building management responded to any problems or issues you have raised:

We noticed a few issues in the communal areas and they were responded to quickly by the building management.

The new building at 2 Ashley Road, London, was well-located just a block away from Tottenham Hale station, making it an attractive option for commuters. Its modern and clean design impressed potential occupants, and it was designed to prioritize functionality and sustainability.

Facilities such as elevators, parking areas, and bicycle storage were provided to accommodate the needs of residents, and were designed with convenience and ease of use in mind.

Building management was key to ensuring the smooth operation of the building, with a focus on maintenance, repairs, and security. The building’s energy efficiency and sustainability were prioritized to minimize its environmental impact and reduce operational costs.

Property management played an important role in maximizing the value and profitability of the building, particularly given the gentrifying nature of the neighborhood. A property manager familiar with the local market and able to navigate the challenges and opportunities that arose was invaluable.

Overall, the building at 2 Ashley Road succeeded in balancing modern design with functionality and sustainability, providing convenient and well-maintained facilities, and having effective building and property management to ensure its long-term success.

It’s still under construction so that’s not so good but the underground communication is amazing. I am waiting for more stores to open once the constructions come to an end.

I wouldnt be able to choose my energy provider and we would have to pay large sums of money for Switch2/EDF.

How has the building management responded to any problems or issues you have raised:

The building management has not been very effective in responding to the problems or issues raised by tenants. They do however have a clear process for reporting issues and have been proactive in addressing concerns. Overall, their responsiveness has contributed to an average tenant experience.

Review of heart of hale

Excellent design and building management. Top cups boards and shelves are very high so difficult to reach without a stool so the space is not fully utilised. Building management inspect regularly for security purposes and will hold parcels which is very useful.

Good range of shops for basic amenities nearby which is very convenient.
Super close to the tube station.

The apartments have underfloor heating which can be controlled separately in each room

How has the building management responded to any problems or issues you have raised:

They will look for solutions and inform residents of outcomes via dedicated all for residents

Good location and price. Bad developer

Developers are not very responsible. Quality of works is pure. Snags are not fixed after 6 months. Too many issues were found and they are not even trying to resolve that. Also they are just wasting time coming to my place and watching at issues with no action.

Location wise – it is great place. And planning inside of the apartment is great. Green area around is also good thing

that developer is not taking responsibility for what they done

So far issues are not fixed. Bureaucrats are just showing their “deep concerns”
