Pocket Living was created in 2005 to provide affordable London housing for local people. Pocket homes are built for first-time buyers who live and work in the area, and are offered at least 20% cheaper than average flats in the same postcode. Pocket Edition homes are available to anyone, and there’s a small selection of these in larger Pocket Living properties. Pocket Living is committed to creating stress-free communities, and hallmarks include welcome drinks at every development and a handy digital portal for a paperless process.

Brand new – working out the kinks

The building is very well situated but a little rough around the edges to keep development costs low – should all come out in de-snagging over the first 12 months (if the developer accepts responsibility!). Space is well designed and views are incredible. No noise whatsoever from neighbours. But the building management needs work – building was designed for a concierge but they decided not to have one before completing on the flats meaning only Royal Mail can deliver packages – bit of an issue!

The location is fantastic – within walking distance of shops, parks, gyms, supermarkets, pubs, restaurants, transport hubs – can’t complain at all!

That getting issues with the flats fixed would take ages!

Love my flat but bad aftercare!

The building itself looks nice but has had quite a few issues to do with quality and design: the front gate was broken into many times (this was due to the design of the gate having one magnet instead of two). The flat looks very good and the specs are nice quality. The space in the flat is nicely designed and we have large windows with a lovely view over London.

Rosina Street has a great location in Hackney, really close to public transport and amenities. We have two different train stations close by and many supermarkets, restaurants etc.

Please share one thing (or more) which you wish you had known before you moved in:

I wish that the sales man had been more honest with the flat – he hid many things to make a sale. For example he did not mention that there are freight trains on the overground line that goes past the flat (although we asked about the noise etc). It was also very difficult to see the flat before moving in. I also wish I had known about the planning permissions around the building.

So thankful to be on the property ladder!

The flat is good value and the communal spaces are genuinely used which creates a great community feel. I’be been lucky and not had any issues with the flat but it does seem like corners were cut as We’ve had continuous issues with the doors and corridor windows. The design of the flat is good but there are obvious improvements that could have been made. The floor to ceiling windows made getting curtains/blinds complicated if you still wanted the windows to open. The bathroom is large but has no storage, a mirrored cabinet would have been far more sensible that just a big mirror. The positioning of lights and the intercom system is bizarre. These are fairly minor though.

I love this area. Transport links are amazing and we are in between two fantastic high streets that are really different from each other. It feels really safe and seems like the road itself is on the up.

Please share one thing (or more) which you wish you had known before you moved in:

Don’t panic buy furniture. Make sure you move in with a bed and a sofa. Get a feel for the place before rushing the rest.

What is the best feature of your home:

Access to the terrace and the community vibe it creates.

Great community, great views

The communal facilities in the block are well designed – with a bright, modern foyer; communal lounge with free Wifi; large bin and bike stores and two terraces – one overlooking the River Wandle and the other with panoramic views across London. The building has won several design awards, although the communal stairwell has a rustic/basic appearance. There is CCTV and a secure parcel store. The apartments are well sound-proofed, and there is a good sense of neighbourliness via a residents’ Facebook group.

Please tell us what you like and dislike about this area:

The building is well-located – just off the high street and right by the River Wandle and King George’s Park so it is reasonably quiet, but still feels like you are in the heart of Wandsworth town centre. It’s easy to walk to well-connected bus routes, tube and several train stations. There is a good choice and variety of restaurants, gyms, shops, gaming places, green spaces and other amenities in walking distance. The building would benefit from a couple of parking bays for drop off / collections / moving.

Please share one thing (or more) which you wish you had known before you moved in:

It would have been useful to have a more realistic idea of how service charges would progress. This seems to have been kept artificially low in the first year after completion of the build.

How has the building management responded to any problems or issues you have raised:

Whilst the response has been reasonably fast and positive, it has lacked proactive follow up on occasion.
