Pocket Living was created in 2005 to provide affordable London housing for local people. Pocket homes are built for first-time buyers who live and work in the area, and are offered at least 20% cheaper than average flats in the same postcode. Pocket Edition homes are available to anyone, and there’s a small selection of these in larger Pocket Living properties. Pocket Living is committed to creating stress-free communities, and hallmarks include welcome drinks at every development and a handy digital portal for a paperless process.

Great community, great views

The communal facilities in the block are well designed – with a bright, modern foyer; communal lounge with free Wifi; large bin and bike stores and two terraces – one overlooking the River Wandle and the other with panoramic views across London. The building has won several design awards, although the communal stairwell has a rustic/basic appearance. There is CCTV and a secure parcel store. The apartments are well sound-proofed, and there is a good sense of neighbourliness via a residents’ Facebook group.

Please tell us what you like and dislike about this area:

The building is well-located – just off the high street and right by the River Wandle and King George’s Park so it is reasonably quiet, but still feels like you are in the heart of Wandsworth town centre. It’s easy to walk to well-connected bus routes, tube and several train stations. There is a good choice and variety of restaurants, gyms, shops, gaming places, green spaces and other amenities in walking distance. The building would benefit from a couple of parking bays for drop off / collections / moving.

Please share one thing (or more) which you wish you had known before you moved in:

It would have been useful to have a more realistic idea of how service charges would progress. This seems to have been kept artificially low in the first year after completion of the build.

How has the building management responded to any problems or issues you have raised:

Whilst the response has been reasonably fast and positive, it has lacked proactive follow up on occasion.

On the ladder!

Arklow Road is a pretty cool place to live. The building loooks great from the outside and the way Pocket have redeveloped the old warehouse ensures people are very impressed when they see where I live!
The fact that Pocket are so great at helping Get first time buyers on the London property market is great, but once you’re in the flat, it does feel a little like Pocket can wash their hands of you.
A little bit more TLC with their existing owners would go a long way. However, they are a good developer and my flat is great.

Not a bad location… proximity of Greenwich Park is great. Not loads of shops around but Deptford High St not too far away

That Pocket would much rather concentrate on potential new clients than their existing ones

Modern build, amazing location

The location is incredible. Chiswick High Road is within arms reach whilst both District & Piccadilly lines are both just minutes away from the front door. The communal areas offer spectacular view and there is a great sense of community. The flats themselves are modern and bright with stunning floor to ceiling windows.

There have been relatively few issues since moving in over two years ago. Main complaints would be lack of safe parcel storage solution and overheating during the summer.

Multiple supermarkets within walking distance, multitude of transport links with an array of local amenities and luxuries nearby.

Please share one thing (or more) which you wish you had known before you moved in:

Temperatures during summer months given the tall windows and strong insulation.

What is the best feature of your home:

The clean and modern design, tall windows and great views.

It’s a great first flat!

Great design the building has been refurbished to a nice standard while it kept the old facade, it combines a lot of historical character with modern interior features. I do love especially the high ceilings throughout in the flat which make the small flats seem somewhat bigger. There’s a nice little community garden but I wish we had balconies. Building management has a bit to improve there’s been plenty of issues which are taking time to be solved with many residents getting frustrated at the lack of response and professionalism.

Arklow Road 27 is located in a quiet part of New Cross, very convenient links to Central London via Train and Overground, about 8 min walking distance. There has been constant change and construction work in the area with neighbouring resident blocks Deptford Foundry and Amersham Vale Scene (next to Charlottenburg Park) launched. Another block on the corner of Edwards Rd is coming up next. While there aren’t many shops or cafes in the immediate area I value that the surroundings are mostly quiet and peaceful and the proximity to Greenwich and the river Thames Path is fantastic. However if you are facing the trainline to the back, then you might suffer from a bit of noise. There is free parking in the street although it can get busy at times. Bin collection is mostly on time but there’s often not enough capacity for 44 flats.

Please share one thing (or more) which you wish you had known before you moved in:

1. Bikes are not safe despite them locked in a gated community garden.
2. Rodents appear even in new flats

How has the building management responded to any problems or issues you have raised:

They do try to respond but you get the feeling that this development is not their top priority. Maybe it’s because our service charge was kept low for one bedroom properties.
Residents are raising multiple issues from bike thefts, rodents in the flat, parcels stolen etc as well as a waterpipe burst which flooded the building and still requires ongoing service, the management company could have been more proactive in dealing with this situation
