The space in the smallest studios is very limited

The apartments have a modern design and were brand new and the time I moved in. The biggest pro is the central heating which is included in the rent price and comes very handy during the winter months.

The space in the smallest studios is very limited which makes the rent price rather disproportionate for what they offer. The quality of the materials is very poor, i.e. flimsy shower set, metal frames in the bathroom have sharp edges which has led to a couple of cuts, the painting on the bathroom surrounding the sink area came off after only three weeks after I moved in, etc. The windows have no isolation at all from the cold and the traffic noise. The water temperature and pressure are not consistent.

The property management is responsive generally speaking, however, it took me 9 months and a complaint sent to Enflied Town council in order for them to fix my broken windows. They kept ignoring my complains until I reported them to the council.

Overall, not the best property I have lived in London. You don’t get any value for money.

There are plenty of shops, bars and restaurants at the doorstep. Convenient location in terms of transport links since it’s opposite the overground stations and several bus stops. The apartments facing the main road have to deal with traffic noise 24/7.

Please share one thing (or more) which you wish you had known before you moved in:

I would advise anyone looking at reting the appartments facing the high street of the terrible traffic noise since windows are not prepared to isolate this noise. Also, I would advise to check all the appliances and features before moving in. My windows were broken and the property management did nothing until after I reported them to the council.

How has the building management responded to any problems or issues you have raised:

Exceptionally well presented and maintained apartments .

I absolutely love the design of my flat, more than I could’ve hoped for – it has a real wow factor and the building management side of things is really good – so smooth. The fittings and finish are really impressive, it’s functional yet cool – everything you could possibly hope for in a flat, its light years ahead of the other flats I looked at.

Really good transport links, nice shops, restaurants and pubs but also really close to green spaces.

Please share one thing (or more) which you wish you had known before you moved in:

I’m never quite sure if there is something helpful relating to parking that is going to happen – I suspect not, but I feel like that and the bike park which I stumbled across is possibly something residents could benefit from but isn’t shouted about.

How has the building management responded to any problems or issues you have raised:

Very promptly, I’ve been really pleasantly supplied – really professional and personable, the couple of minor things I’ve flagged have been dealt with straight away.

Lovely flat in edgey location, perfect for short term

The flat itself is lovely, managed property team are super responsive and sort issues quickly (again only seen small issues reported so can’t speak to how helpful they are with bigger issues)

I reported an issue with my door lock and the landlord sent facilities attendance the following day.

You can hear the church bells from the front flats, some noise at night from the town.

Opposite a mega Tesco, station, little fruit veg market + bakery +butchers/ one of those international everything corner shops. Night buses from Severn sisters come outside the flat.

Main town with everything you need on your doorstep.

Big bin store and bike store for tenants.

Town and locals are a bit edgey, lots of homelessness and drug dealers but if you’re from the city and street smart it’s fine.

Three really nice parks within walking distance. A nice country pub a 15 minute bus ride away.

Lots of noise complaints, neighbours with damage to doors like they’d been kicked in, police visits ect.

Right opposite the station but the town is a bit edgey. For the steep rent wouldn’t stay for longer than a year despite the flat itself being really lovely.

Please share one thing (or more) which you wish you had known before you moved in:

That the flats are really warm and the heating is included so it’s mega cosy.

The extractor fan is by the door not above the hob which is annoying for a studio when cooking fragrant food/drying clothes washing.

Level of homelessness in the area.

How has the building management responded to any problems or issues you have raised:

They sent facilities next day for an issue in my flat and same day for an issue with the main door (both resolved same day of attendance)

Pretty good

Facilities could be better, design is good the building is nice but the studios are a bit of an awkward shape. Good building and property management enquiries dealt with promptly they’ll ask if they can use keys or if you’ll be in to open the door for someone

Really great transport links overground to Liverpool st in half an hour right across the road and lots of buses including a night bus from Camden. I’ve only been to Enfield town park and bush hill park both are nice esp Enfield town park is pretty clean. Lots of shops, African shops only a short bus journey away

That the rent would go up and there’s no private/road parking available

Promptly. They send someone within the same wk or the following week
