Watermill Lane is an Origin Housing development in North London’s Edmonton area, next door to North Middlesex Hospital. It’s built on the site of an old staff accommodation block which dated back to the 1970s. Half of Watermill Lane’s 221 units are let out to hospital staff, while the rest are a mix of shared ownership and rental units.

The facilities are good although the lift in our building breaks down often. It’s usually fixed within a day or two but is a source of minor inconvenience. Unprofessional developer – Never trust them

I purchased a property from Hill (Harrow One) with paid £25,000 for parking. When I asked to see the parking space before signing the contract, I was not allowed to see the space and was given excuses. When I actually saw the space, it was tiny and was not able to fit my car. When contacted developer I got a response after one month saying that nothing can be done. This is unprofessional and ridiculous response I have ever received from a developer. They claim, they are one of the best in the class but they are just unhelpful. I will take this further with a solicitor and will official file a case.

Safety and security concerns

I am very surprised how they got an access when everything is controlled by a fob. Completely a lack of concerns and failure of property management team to protect their customers. Our family and neighbours are very dishearten as we are now fear of our security and safety.

It was our big mistake that, we brought a property here at Harrow One (Hill and Origin Housing collaboration). I would not able anyone as it’s not a safe place to stay.

What a distressing situation – few outside guys smoking Marjuana on the stairwell.

Overall good but with some security concerns

kept generally quite clean
the gates don’t work properly, sometimes the fobs don’t work
security concerns – people’s bikes got stolen by outsiders
small proportion of parking spaces available
building management is somewhat responsive to complains/ request

high street is a bit sketchy

quiet neighbourhood despite being close to the stations

reported the elevator buttons on the 7th floor doesn’t work, its still not fixed today

Good but a few small issues.

The building is nice, fairly clean and easy to navigate inside. The design is a bit plain inside but ok, and the building itself is not very well marked from the outside, the sign is quite small. The lifts work most of the time but the parking barrier in the carpark has been broken more than it works.

There are lots of amenities within a 5m walk. Grocery stores, butchers and plenty of restaurants in the area. Bus links are good and very close, and the nearest tube station is a 5-8m walk away.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d known there was planning permission on progress to build a hotel next door.

What is the best feature of your home:

The best feature is the high ceilings. The place seems much more spacious than other new build apartments that I saw before purchasing a property.
