Watermill Lane is an Origin Housing development in North London’s Edmonton area, next door to North Middlesex Hospital. It’s built on the site of an old staff accommodation block which dated back to the 1970s. Half of Watermill Lane’s 221 units are let out to hospital staff, while the rest are a mix of shared ownership and rental units.

The facilities are good although the lift in our building breaks down often. It’s usually fixed within a day or two but is a source of minor inconvenience. a great place to live now and in the future!

This development is one of the best looking ones in the area thanks to the clean brick exterior, straight lines, etc. Depending on where your flat is, you have seperate entrances and lifts. this is great because it means not everyone living there is using a single pathway, which would lead to faster degredation. the building is always cleaned regularly from the inside and never had a problems with the bins not being taken out.

There are great amenities near by including several supermarkets, public transport links and parks. Living on the high street means you can have ready access to all of these things and this makes life super-convenient.

Please share one thing (or more) which you wish you had known before you moved in:

i wish i had considered a 2 bed property as i have seen one and was surprised by how spacious it looked.

How has the building management responded to any problems or issues you have raised:

Yes. Whenever I have raised an issue (has been 3 times in 2 years), I’ve had an immediate response/attention.

Spacious and well thought-out design.

Spacious and well thought-out design. Kitchen and bathroom facilities are contemporary and well appointed. Block is very well maintained with lifts service. I especially like the rear landscaped garden courtyard which my bedroom overlooks. Management is prompt in dealing with any maintenance issue that arise.

I had researched the Private Rental market extensive and prior to deciding on Echo Court as my next home. It’s ideally placed to Public Transport, Local Amenities, to Harrow-on-the-Hill and was competitevly priced when compared to other residential areas. I have now been in site for two years. I don’t see myself leaving Echo Court.

Please share one thing (or more) which you wish you had known before you moved in:

Excellent shopping facilities with Waitrose three minutes walk. Limited number of GP practices with excellent customer reviews. Instead, I have registered with an excellent GP in Wembley.

How has the building management responded to any problems or issues you have raised:

Yes, although, it’s largely dealing with snagging which 8s part of their customer support provided in the first two years of ownership.

Response from building management is very poor

design of the flat is good with airvent etc. underfloor heating is also good.
Parking is a big issue. There are around 120 flats and just around 40 parking. 3 flats with 1 parking.
security doors are broken many times and taking time to get fixed increasing the security risk.
any complaints raised on phone is not getting recorded we need to send them a email to create a proof

Nice new property in heart of community

Overall it is a good development but the problem is there are more then 100+ flats and around 50 parking only so we have very less parking and because of restricted property we cannot get on road parking permit. In terms of design it is very good design with latest gadgets installed like smart meters and underfloor heating and extractor fan which circulates the air so no need to keep the window or door opened all the time.

Please tell us what you like and dislike about this area:

Public transport the tube station is 2 mins walk and local market in also 2 min walk where we can find all the grocery and supermarket is also 2 mins walk. So in terms of location it is quite good. my particular flat is not facing the main road so I dont get disturbed by the sound on road etc.

I think in terms of carpet area the flats are quite big and spacious

How has the building management responded to any problems or issues you have raised:

There are few problems like cleaning of communal areas and parking and heating bill which we have raised and god some responses but not the one that we were expecting
