Watermill Lane is an Origin Housing development in North London’s Edmonton area, next door to North Middlesex Hospital. It’s built on the site of an old staff accommodation block which dated back to the 1970s. Half of Watermill Lane’s 221 units are let out to hospital staff, while the rest are a mix of shared ownership and rental units.

Fairly good development in North London

Watermill Lane is a fairly new development opposite the North Mid hospital, set down a lane it has plenty of residents parking and 2 children’s play areas. The development is well designed and the units a fair size, with a mix of houses, flats and different tenancy and ownership options.
The building are designed to be eco friendly and retain heat well. The facilities are good although the lift in our building breaks down often. It’s usually fixed within a day or two but is a source of minor inconvenience.
Overall, a decent place to live with fair transport links into central London.

Echo One – Review

It would have been really helpful if there were more parking spaces in the car park.
Having deeper underground car parks beneath the building would be a excellent idea.
Garden design is nice and simple and its nice to have the privacy.

Ground floor and Basement walls are a little battered from people moving in – it would be good if these things could be repaired and repainted as appropriate.

Pros:
1. Good transport links
– South Harrow Train Station and Bus Station
– Less than 10mins from Harrow
– Easy access to A40 motorway direct link to London
2. Very close to the high street and has all the main day to day shops and services e.g. supermarkets, banks, library and schools.

Cons:
1. Limited parking
2. Living at the front of the complex the main road can be quite loud when windows are open.
3. Mainly fast food shops available for food.
4. No access to leave premises through car park (fob doesnt open the door)
5. Wooden rail on front of building is wonky and sinking.
6. Plants that have been planted on the external of the building have not grown and some are dieing (this does not include the garden)

Please share one thing (or more) which you wish you had known before you moved in:

I was not aware of the the heating system before I moved in.
It was not mentioned that this would need to be paid separately on a pay as you go system.

What is the best feature of your home:

I live in a corner apartment so the best feature for me is my living room which has two large windows and balcony window/door. This provides me with lots of natural lighting.

Unprofessional developer – Never trust them

I purchased a property from Hill (Harrow One) with paid £25,000 for parking. When I asked to see the parking space before signing the contract, I was not allowed to see the space and was given excuses. When I actually saw the space, it was tiny and was not able to fit my car. When contacted developer I got a response after one month saying that nothing can be done. This is unprofessional and ridiculous response I have ever received from a developer. They claim, they are one of the best in the class but they are just unhelpful. I will take this further with a solicitor and will official file a case.

Safety and security concerns

I am very surprised how they got an access when everything is controlled by a fob. Completely a lack of concerns and failure of property management team to protect their customers. Our family and neighbours are very dishearten as we are now fear of our security and safety.

It was our big mistake that, we brought a property here at Harrow One (Hill and Origin Housing collaboration). I would not able anyone as it’s not a safe place to stay.

What a distressing situation – few outside guys smoking Marjuana on the stairwell.
