Unfinished and Overpriced but lots of good things to report

We have lived here for a year and a half and we still don’t have a road. The bumps coming in and out of the estate are jarring and it will be really nice when this is not the case anymore. The house itself is lovely. I have only had to report one issue, which unfortunately was not followed up on and so I have had to chase this. The development is still being built so it’s hard to review the overall development while we are still having to experience the plethora of trucks, continuously dirty unfinished roads and dust in the air; because overall when it’s done I think it’ll be really nice.

Please tell us what you like and dislike about this area:

The village is lovely but the house prices in this village are extortionate for what it is. It’s not the development itself that’s too expensive it’s the area more generally. The village has good shops, schools, mechanics and petrol station and is within a 15 minute range to town center which is really nice. But for a village the amount of accessible country walks is really limited and pathways throughout the village are really thin to accommodate the large vehicles that occupy the roads, so walking around here is less of an option than you would expect from a village. Generally though it’s a convenient location and the schools make it very desirable.

Please share one thing (or more) which you wish you had known before you moved in:

That the grass and garden was going to be unhealthy and hard to manage as the soil beneath is completely clay. Many have suggested I get an entirely new lawn but this would cost thousands. I would also recommend that they plan for the lack of storage and lack of space in the bedrooms and in perhaps even buy this house as if it were a two bedroom home as the third bedroom is an entirely useless space, not even fitting a bed, unless of course you didn’t want the door. I would recommend this house to someone who valued open planned living and cooking with people, as it is lovely for this.

What is the best feature of your home:

The kitchen is beautifully designed and has a lovely open plan. It really is a beautiful space. The bathrooms are also very well thought out and are a lovely part of the house too.

Good value

Really well built house good size living area fair size bedrooms big kitchen well designed and well designed bathrooms good heating though out big garden turf could of been laid a bit better and Screws hanging out of fence with sharp ends only faults

Good distance from shops and petrol station and new Aldi nearby nice quiet street only fault is The state of the road really bumpy and uneven and Metal drain are sticking up out of the ground not all with a cone on

How long the road was going to be in the State that it’s in

Kitchen is very big so I can fit everything I need inside

Good house, after sales service not to good

The development is almost complete and should be a nice place to live eventually. There is a good mix of house styles and sizes, and a nice community feel. Electric car charging points is a nice touch.
The site team (building staff) are great, but the after sales service is pretty poor.

This is a development on the edge of Moulton, a large village on the edge of Northampton. It’s a friendly place with lots going on, has a couple of shops (Co Op etc) and a couple of pubs.

Please share one thing (or more) which you wish you had known before you moved in:

Living on a building site is incredibly noisy and muddy

What is the best feature of your home:

Ground floor layout – double doors lead from the sitting room to kitchen diner.

Overall good

At the moment as its still being built there are some aspects I cannot comment on like the playing field that will go at the back. My one concern is with the new school car park which will be accessed through our estate and how this will affect congestion around pick up and drop off times. Although for locals with children I imagine this is very convenient. The estate is nicely landscaped and I like how they made the drainage ponds look very natural

The village is lovely and very picturesque. The pubs in the village serve nice food and there is co-op in the centre for convenience. There a lovely park with a coffee shop in the village too and great local walks. Very close to town for everything else as well. Due to all the recent developments the road through the village is very busy however we do not get much road noise at our house. The street is nice and the neighbours are quiet.

Theres some places where the quality control is slight lacking on the houses and these aren’t things you’ll notice immediately

The open design of the downstairs living area and the number of bathrooms
