Quality place to live.

The design and layout are pleasant and green.

The landscaping is very well done.
Building management is fair, regular cleaning and window washing.

Some of the property management and responsiveness from Moat leaves a lot to be desired. Parking was missold as a guaranteed spot, when actually if the garage is full you’re out of luck.

Please tell us what you like and dislike about this area:

All the green and parks are great. Being so close to National Rail is also convenient. We like that Blackheath and Greenwich are also so nearby.

Downsides are that the construction is noisy and seemingly never ending.

Just how much the developer planned to build up. Many more than the original model we saw.

What is the best feature of your home:

View from the living room and floor to ceiling windows.

Nice area and development, but service charges are unreasonably high..

Positives: Nice design of the area and surroundings, green areas, parks, kid’s playgrounds. Availability of the concierge for post collection, gym, and secure parking space for bicycles. Friendly and responsive staff.
Negatives: SERVICE CHARGES are way too high!! almost £400 per month including HIU fixed costs.. it is just a rip-off.. Service charges at similar developments in the London Stratford/Mile Green area are £120-£150 per month. In addition to unreasonably expensive service charges, we have to pay fixed costs for the apartment’s Hitting Unit System.. My average monthly variable use of heat is about £5 per month and I have to pay an additional £35 of fixed costs for nothing..so it is pretty ridiculous…I think it would be more reasonable to charge fixed costs based on the level of usage…It is a huge minus that all this system can not be scrapped and residents are unable to choose their own heat supplier… I would also expect such a big developer to be able to negotiate a better deal. Also, some services which we are receiving are absolutely pointless..We are getting charged for windows cleaning but windows never getting properly cleaned.. After they are apparently cleaned it looks like they have never been touched…so absolute waste of money…Also the restriction of a balcony use..

Positives: Beautiful, quiet and clean residential area, a lot of parks and green areas around, direct quick train to London Bridge and Victoria, Buses to North Greenwich are very convenient.
Negatives: No shops, restaurants cafes in the area…only one bar…no fast or convenient alternatives to trains, it is a problem as trains are canceled or out of service quite often..Also, the last train from the city is quite early. The train company is also not part of the common TFL London network, so you have to pay for it separately and it is more expensive. Current road refurbishment/development at Ryan Close is very noisy, so it is impossible to have windows open, but it is very hot inside of the apartment when the sun is out. Also, the security alarm of the kinder garden next to the apartment goes off all the time when it gets a bit windy outside…quite often at night, so it is very disturbing.

I regret moving here.

Management is terrible. You feel like you are living in a hotel. Parking for guest is a nightmare and restricted to 4 hours so having friends or family over who drive must be booked with them a week in advance. They are over controlling, even down to fine details like what shade of curtains you have.

The train station is packed,

we lack any independent shops or services, the doctor is terrible.

The park is the only decent thing I the area.

Please share one thing (or more) which you wish you had known before you moved in:

That a gym was being built after we was moving in and we would see a 10% increase in service charges. That rent would increase each year by 10% also.

How has the building management responded to any problems or issues you have raised:

Often things get resolved quickly but somethings like being missold on the heating costs will take a year and a half to resolve. But if my dog was off lead in a communal area I’d get a letter the next morning.

Living in Kidbrooke Village

One thing we have found challenging is the limitations to using our outside space. The building management have restricted what we can do with the space outside. It seems that although the outdoor space is part of the property we have purchased it’s not worth paying for as we can’t do much with it.

Please tell us what you like and dislike about this area:

The community is very inclusive and supportive. The facilities in the area are great; good for families and professionals.
Parking has been been a problem as there have been more permits provided than there are spaces. This has caused a number of issues.
It would be nice to have cafes/restaurants closer in the area.

Please share one thing (or more) which you wish you had known before you moved in:

I wish that we had known that the property we purchased was the show property. I think that there was a lot more wear and tear in the property because of this.

How has the building management responded to any problems or issues you have raised:

Fairly reasonably and quickly. They have been very restrictive in the use of our outdoor space (as above).
