Retirement at Micklehill Pickering

Micklehill is a new retirement village in the outskirts of a market town. The development itself is spacious and well designed with open spaces.
My bungalow, which I moved into new, I describe as spaciously compact! The fittings are of a very good standard and has been well designed, with a good sized lounge with a French door to a small patio, a reasonable size bedroom, a beautifully tiled bathroom with a walk in shower and a kitchen diner with integrated appliances. My grouse here is the fridge freezer is not self defrost and the oven is not self clean. And a large cupboard space is taken up with a large dishwasher, which as I live alone I never use.
I have the, due mainly due to Covid, joined in with the wide range of activities, nor have I used the stylish bistro. It is a lovely place to live

Micklehill is a new development on the outskirts of Pickering. It is level walking to the town which has lidl and coop supermarkets, plus a range of smaller shops such as three good bakeries, coffee bars, pubs etc. there is an hourly bus ( 10 mins walk) to Hemsley or Scarborough, and a two hourly service to York and Leeds or Whitby.
Malton, 8 miles, away has a major supermarket and a range of interesting shops
Pickering has a weekly market.
There is sufficient parking in Pickering.
My bungalow is at the top end of the complex so I do not hear the main A169 road noise. I have not, nor do I expect to, experience and anti-social behaviour. I have a dedicated parking place outside my bungalow. We have a communal bin area, which seems to work well.
Pickering is a nice semi rural town which is nice to live in

Please share one thing (or more) which you wish you had known before you moved in:

Mainly it’s easy living. A home that is easy to heat and clean, there is a community which you can join or not to suit!
A lifeline button is available 24/7. the cost of this is very expensive but for elderly living alone is worth the cost.
We all have a small garden plot so don’t ditch all your garden tools.

How has the building management responded to any problems or issues you have raised:

Yes. I have not had any major problems…..nor any snagging. My toilet handle snapped at 5.30 on a Friday night, a maintenance man came out to fix it. I’d had visions of a bucket over the weekend lol.

MHA is not a Charity for Retirement Homes it is a very profitable business.

The design of the development is fine although the high atrium and the glass roof are difficult to maintain and I don’t believe it has been cleaned inside or out once in its lifetime.
The apartments are also well designed and allow good privacy and very little noise disturbance. On the downside, the windows are not well fitted and sealed and we suspect that the insulation is below regulation standard. Our electricity bill is over £1,500 per annum for a 1,200 square ft apartment.
The outside of the building has just been cleaned and repainted for the first time which would be about 7 years since development. Considering the contingency charges of 1% of resale value per annum per 76 apartments for 10 years, there must be a huge amount (actual and accrued) in the contingency fund, so we should expect a much better maintenance regime in this respect. Bearing in mind that very few residents will stay longer than 10 years and each new resident restarts the clock for 1% per annum etc.
Estimate…. Average resale price per apartment £200,000 x 76 Apartments = £15.2 Million x 1% = £152,000 per annum………X 7 years (to date) = £1,064,000. That is a very healthy Contingency Fund
The building roof outside our apartment has a leak and it has been there for the three + years we have lived here.
The Management at MHA head office are not accessible and the onsite management has been poor. The first Manager had two office administrators and were very helpful and personable people. They worked with residents to make the scheme atmosphere pleasant for all of us. The only downside we can say is that they were not very good at selecting trades people to maintain services.
Then, when the Manager was replaced by a person who distanced herself from the residents as much as possible and hid away in her newly constructed private office with her dog!
And now, several valuable staff members have left. There is one person in the admin office and apparently we now share a scheme manager with two other MHA homes.

Please tell us what you like and dislike about this area:

Very convenient walking distance to Morrisons Supermarket, a local pub/restaurant and some takeaway outlets. We have a people carrier bus which does daily trips to the local town paid for through our service charges. The Golf Club and club house facilities are adjacent to us to the west. The in-house facilities like the gym, swimming pool/jacuzzi etc are great when not out of order.

Please share one thing (or more) which you wish you had known before you moved in:

We wanted to buy a larger apartment but none were available at the time in our favoured area on the west side of the building. We have compromised and have settled in well. The management and maintenance issues are frustrating but we are determined to spend the rest of our time here happily and positively.

How has the building management responded to any problems or issues you have raised:

We have asked the office on 3 or 4 occasions over the past 3 years if there are any plans to install electric car charge points in the residents car park. Each time they said they would get back to us but haven’t. One would hope for some pro active action from MHA head office to initiate this urgently and pay for it through the contingency fund.

The pleasure of living at Mickle Hill Retirement Village.

The open aspect of wide corridors in between apartments is very uplifting as are the wide roads and open spaces between the bungalows. Our bow window looks west and we enjoy glorious sunsets, especially this time of year. We live in an apartment and are very pleased with the extra large shower room. The management are very insistent that the properties are maintained in fist class condition. A pleasure to live here and feel safe and well looked after.

The near by town is a well established tourist area and has many excellent shops, restaurants and pubs residents can make use of. Living just out of town we do not suffer any anti social behavior problems.

Please share one thing (or more) which you wish you had known before you moved in:

To join in lots of the clubs that are established, and in addition make use of the large greenhouse and, maybe the well equipped workshop.

How has the building management responded to any problems or issues you have raised:

They have not been required but, other residents have been satisfied with their response.

Like living in a hotel

The site layout is excellent with the Pavilion apartments being the hub and surrounded by bungalows about 100 of each. Very spacious to walk around and was well used during Covid lockdown. Wimpey could have got at least 4x as many properties on the site. The Pavilion is like living in a hotel but with an apartment instead of a room. All the facilities inside so no having to go out on a wet night, unless you choose a bungalow. Eat in or cook for yourself and something for everyone, keep fit in the gym, relax in the bar and get something you need from the shop

Half a mile into town for shopping. Co-op and Lidl supermarkets, very walkable otherwise a local bus does pick up at the door. There is butchers and bakers but no candlestick makers. The outside road can be busy at peak times but you can always get across or walk down to the traffic light crossing. No problem parking on site and as we are on a road leading out of town no pedestrians passing by so no anti social behaviour.

Getting in is easy, getting out more difficult. If you have purchased rather than rented all service charges are payable whilst the property is empty until it is sold to somebody else.

How has the building management responded to any problems or issues you have raised:

MHA was run in conjunction with Rangeford, the developer so getting things done was a complicated process but now that Rangeford have taken over the site things seem to move more easily.
