Marvelfairs House is a Metropolitan Thames Valley development currently listed on HomeViews located in North London’s Alperton. The development is within a five-minute walk from Alperton tube station, which is on the well-connected Piccadilly line. I am quite pleased with the interior design of the apartments.

In terms of design, I am quite pleased with the interior design of the apartments. The kitchen and bathroom are modern and spacious. The walls and windows are soundproof to a certain degree which is a great bonus as the building is next to a roundabout. For the building facilities there aren’t really any. It’s just apartments with a communal garden outside. There is a bike storage if you own one but other than that it’s mostly just living space. The building management is average I would say. There is a bin store that is regularly cleaned out for the most part. Sometimes waste builds up in the bin store if no one collects it. However, the building is regularly cleaned by window cleaners, carpet cleaners and gardeners. So for the most part you will have no complaints.

Please tell us what you like and dislike about this area:

What I like about this area is it’s very central, Gants Hill station is just outside the building and there’s a lot of shops just outside as well. There’s bars, restaurants, supermarkets and schools. You don’t have to go very far to do the things you need to do. What I dislike about this area is the lack parking space. Living in a very populated area, it is difficult to find anywhere to park. The building has it’s own car park but it is very small and reserved only for a few tenants.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew that mobile data connection is quite poor here, atleast on the floor and provider that I am with. However, overall my experience living here for the past 2 years have been very positive. I would strongly recommend living here for anyone looking for a convenient place to live. The location of the building makes it easier to maintain a good work-life balance and your neighbours are respectful.

If there is one thing you would change about your flat or property what would it be:

I would add a bigger car park. I would really like to buy my own car but my biggest problem is just finding a place to park it.

Great place to live, great area. Few issues which don’t get resolved ot listened to.

I moved into shapirp house, great flat, great design. There were some small issues with it, as to be expected with a new build, drain on the sink broke in my first week, there’s a plastic strip missing from the outside of my balcony doors (which i informed so residents of before I even moved in, still nothing has been done about it), and a few other small things, but on the whole its a nice, well put together flat and I’m happy to.live here.
One big issue I have is the cigarette smoking by other residents, due to the lack of a designated area they just stand by the communal doors, which causes my flat to continously smell of cigarette smoke, there should be a designated area by the bin shed or the fence, which would draw smokers away from the door. It also leaves a mess of ends on the floor by the door.
A better system of parking management should also be implemented, due to Internet issues, a visitor to my flat was unable to pay for their parking session until 15 minutes after they arrived, which led to a fine, there is also a number rof residents who moved into their flats knowing that they didn’t have the spaces they require which are causing uproar, I feel that a gate system for the car park would work far better, and aid security for residents too.
The communal doors and lifts break down on a regular basis too and take a long time to get repaired.
When the windows are cleaned they end up dirtier than they were before they were cleaned as the window cleaners do such a poor job.
Otherwise its a great place, up my end of the development there are no issues, its away from busy roads, away from the main parts of Stevenage, which is busy and can be rough, there is few issues with crime in the area other than idiots smoking cannabis and kids jumping the fence from St nicks. Close enough to Stevenage that its convenient, there is a lack of shops and stuff in short walking distance, with only really a budgens, but there is really nice walks to be had within a few minutes, for example, pryors wood.
Sound proofing within the flats is really good.

The only shop within walking distance is budgens, which can be expensive and the food in there in quite often “gone off” at the time of purchase, but its easy and convenient for essentials, great that its open late, would be nice to have more shops within short walking distance. The parking situation is very bad it should be gated entry rather than traffic wardens.
There is alot of noise from the road, but, certainly up my end of the development in shapiro house, its not loud enough to disturb you. Bin stores are often left in a terrible state by other residents, but get cleared regularly enough that its not too big of an issue. Cannabis and cigarette smoke are an issue too. Sometimes neighbours are incredibly loud, having noisy parties, with loud music, shouting and screaming!
No pubs or resturaunts within easy walking distance which is a bit frustrating, but its a quick taxi ride to any.
In all its an easy and comfortable place to live. I would liken it to great Ashby

How has the building management responded to any problems or issues you have raised:

Poorly, I raised the issue with my balcony doors and was told to contact the builders and sort it myself, despite the issue being raised before I agreed to buy the place

Fantastic location, average management

The desgin of the apartments and the communal space is lovely (including the communal terrace at the top of the building). There have been some issues regarding post/ deliveries downstairs as a result of a safety issue with the front door. Unfortunately, this has been quite slow to be fixed and communication with the property management team has been really slow. In terms of responding to repairs/ initial niggles the repair team have been fantastic with their speed of response and communication.

Please tell us what you like and dislike about this area:

The local area has plenty of amenities, local parks and fantastic public transport links. Parking is extremely limited which can sometimes make things difficult regarding visitors. Despite being close to the road, the apartments further back hardly have any noise pollution. While there is some noise in the evenings, this is not too much of a disturbance (no more than any other city apartment).

Please share one thing (or more) which you wish you had known before you moved in:

The parking has been quite a significant sticking point (especially when moving in, access to the front door was quite limited). This wasn’t mentioned during the sale, so it’s something to consider.

How has the building management responded to any problems or issues you have raised:

So Resi have not been as responsive as we would have liked, MTVHA have been really good at responding to any queries or concerns.

A lovely place to live

The development is lovely and friendly. But parking is a big problem here. Each flat has just one allocated space, and there is minimal visitors parking – so often visitors have to park up to 10 minutes walk away.

Aside from parking issues – I thoroughly enjoy living at Times Square.

The location of Times Square is fabulous. It’s a short walk to the train station, with quick trains into London. Plus in walking distance to Aldi, Waitrose and Sainsbury’s – and many other shops.

As highlighted above, parking is a big issue here and I wish I’d known about enforcement before moving in.

What is the best feature of your home:

Space – these are lovely sized properties (2 bed flat)
