A peaceful oasis in South London

We love it here. The design of the flats is fantastic. Double-aspect living room, good size bedrooms. Everything we need is provided (kitchen, washer & drier etc, all to a good standard). The building management are lovely and respond quickly to any issues. The gardens, in particular, are very well maintained and are a lovely safe space for our young daughter to play out with her neighbours. It’s a real privilege to live here and I feel very lucky to have found it

It’s a lovely quiet place, but within easy walking distance of shops, trains, buses and a great school. Absolutely no disturbances, not even traffic noise

Please share one thing (or more) which you wish you had known before you moved in:

I’d only have good things to say. Get to know you’re neighbours, it’s a lovely community here. Use the gardens.

How has the building management responded to any problems or issues you have raised:

Very quickly. Any issues (which have only been minor) have been resolved within a good time, and with great customer service.

Great development and attentive managment

Beautiful design and a nice quiet development nestled in some residential streets. Properties are built to a high standard and the management is very good when it comes to addressing any issues. There is allocated parking with usually enough to go around although there are often cars strewn around the development which can spoil things.

Please tell us what you like and dislike about this area:

Excellent location between Honor Oak and Forest Hill, easy to walk to either and enjoy the cafes and restaurants in. Only negative is being on a high hill can make the walk to the complex tiring.

Please share one thing (or more) which you wish you had known before you moved in:

Worth noting that if you live in a furnished property the landlord will not let you have a pet! We found out too late

How has the building management responded to any problems or issues you have raised:

Very good, usually come and attend to things within one day, with follow up repairs arranged quickly if needed

Modern and professionally managed

Very well maintained property. Friendly management and neighbors. Easy to reach management if we have any issues. Clean apartments and flats. They looked after the green spaces nicely too. Before anyone moves in they always clean and paint the entire flat.

The complex is between Honor Oak and Forest Hill stations. Both places have good range of shops. Supermarket is very close by. Horniman museum and gardens really nice

Local bus isn’t most reliable. It’s the only bus to use so it can be difficult

Fast and reliable. Almost straight away they responded

Very good place to live even though expensive

Everything is brand new and very well designed, very good facilities and well looked after by the management, noise isolation rather poor, thermal insulation really good management has an employee on site and a person who looks after the facilities and needs of the residents which is very handy. Lately some decisions for the garden were rather poorly. For example, installing a very dangerous sharp metal separator between the grass and the common area which is a hazard.
Rent is rather on the expensive side.
The common outside area allows tenants a chance to know each other and create friendships.

Please tell us what you like and dislike about this area:

No shop facilities very close, but within 15 minutes walk. Transport not good on weekends and night. Parking is good if you have a paid parking inside the facility. But many residents park where they are not supposed to even though it is clearly indicated “No Paking” Also many residents walk their dogs on the grass to do their needs, when the administration office is closed for the night.
Too many foxes.

Please share one thing (or more) which you wish you had known before you moved in:

Did not know that’s 4-8% raise per year is obligatory, although I have to say my rent was not raises during Covid time (2 years). But now I got an 8% raise which is quite high.

How has the building management responded to any problems or issues you have raised:

Immediately as far as maintenance is concerned. Ralluca and Bogdan tent to every need
