Great development and very well run

Great location, very well designed building and apartments, very well run, super clean and staff are very helpful, pleasant and happy to go an extra mile. Difficult to find any faults compared to other modern developments and above all it is very slick and beautiful inside and out.

Tube and Queen’s Park village at the doorsteps, M&S on site as few late convenience stores across the street. The are still a bid dodgy on Kilburn Park side

Please share one thing (or more) which you wish you had known before you moved in:

I was pleased to learn that resident parking in the area is not under militant control so ok to park on street for drop offs, etc

Modern City living in a London Village

QPP is a very slick looking development, the first thing you appreciate is the architecture, useful of brick, wood and zinc on the facade and an amazing lobby entrance. The management team are amazing, Zoltan, Rohan and Cassandra from James Andrew are excellent. Having a 24/7 concierge is expensive but it makes the building totally unique in the locality and provides and level of service and security that is a complete luxury.

Queens park is like a little village. The park is the beating heart of thew community and brilliant to have on your door step, especially if you have kids or a dog. Super well connected by bus & rail, the only downside is it can get quite noisy at rush hour on the high street but thats London.

Nope, very happy living and owning here, it’s a great spot

Brilliant, they are on it and super helpful and always go above and beyond

Beautiful complex in a beautiful location

Beautiful, well-cared-for complex with super luxurious fittings. The reception is beautiful, with a very professional team of concierges. Bike storage in the car park and a secured complex for little children or pets. Good parcel service also; you’ll never miss a parcel again!

Everything you need is close by; bars, restaurants, shops. The tube is right opposite the development, so you’re in central London within minutes!

Difficult getting a parking place. There are only a limited number available

This isn’t applicable to me as I haven’t had any issues

In praise of Queens Park Place

The building was developed by Londonewcastle, well-known for avant-garde architecture, and Queens Park Place lives up to its reputation. The M&S Foodstore on the ground floor blends well into the design and is inconspicuous, it is a great convenience to the tenants of the building.

Inside, there is a grand contemporary-designed entrance hall with a concierge desk to take care of deliveries and tenant queries. There is a convenient seating area with a library atmosphere. There is an outside garden connecting the main building to the two other smaller blocks for the convenience of tenants.

The property is very well managed by James Andrew, professional property managers. The concierge service is a particular advantage and again, is well managed with several of the personnel having been there since the building opened.

Having bought off-plan about 2016 I have been very happy with our apartment, The building is well-designed and exceptionally well-managed. The concierge service is excellent and always willing and friendly. With Queens Park tube literally across the street (15 mins. to Baker St.), transport links are excellent.

The local High St. has a village atmosphere with quaint cafeterias, restaurants and pubs. Queens Park is a short distance and provided nice outdoor facilities. The building has good parking but street parking is limited. Queens Park Place was affected by the cladding problems to a small extent.

Although this has “slowed” sales things should be completely cleared up in 2024 and a faster pace of sales resumed. James Andrew, the managing agent, has managed this issue skilfully and diplomatically. While the development partially overlooks the main railway lines, as the building is sealed this is hardly an issue.

If I’d known about the cladding issue but that’s with the benefit of hindsight.

How has the building management responded to any problems or issues you have raised:

I have had very few but they have always responded quickly and efficiently. Concierge being on hand on a daily basis is a great help in this area.
