Nice area with local amenities

Overall, we are happy living at this development. The only issues are minor (as detailed above) and the pro’s definitely outweigh the cons. The location is well sought after due to having easy access to Manchester City centre and also the M60 and other major motorway links. Closeby, in the local area, we have access to everything we need on a day to day basis. These include Tesco, Aldi, B&M Bargains and other similar stores, Post Office, Local banks, restaurants and also plenty of hair and beauty salons to chose from.

Please tell us what you like and dislike about this area:

I like the layout of the development where I live, there is only one way in/out but the roads are easy to navigate. The lighting is good, the streets are well lit of an evening. The location is one of the main reasons we moved here. There is a retail park less than 5 minutes drive away with a tesco, M&S and various other shops. There is also another small shopping centre/large Asda store in the opposite direction towards Swinton which is also around 5 minutes drive. In terms of transport links, the east lancs and the M60 are very easily accessible. The traffic around this area can be an issue at times but is generally only around expected times (school run etc) or if there are planned roadworks in the area. The parking on the estate can also be an issue if you have visitors as there is limited street parking available. There is also some fairly tight corners which can cause issues if a car parks on the pavement. Another downside is the land the development appears to have been built on which means the gardens are generally very difficult to maintain. After speaking to other local residents, it seems to be a common occurance for the soil in gardens to be full of rocks and debris which makes it very difficult to maintain a lawn/good grass or plants.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known before we moved in what condition the land and soil was like in the gardens as we enjoy having plants and a nice lawn but unfortunately, due to the soil being mixed with debris and rocks, the grass is very difficult to maintain and often floods when we have heavy rain resulting in the grass dying off.

What is the best feature of your home:

Storage is ample in our home. We have a relatively small build (2 bedrooms) but the storage cupboards we have really help. We have a large cupboard downstairs and also one upstairs. These really help as the plan of the house is open plan and space is rather limited.

Issues with management and tennants

The development itself is nicely designed and easily accessible. I do have issues with a large amount of neighbours smoking cannabis which gives the estate a constant awful smell. Including my nextdoor neighbour that smokes it indoors and the smoke seeps through into our house and lingers. I also feel that the amount being charged for rent is significantly high considering the size of the property and the fact that a lot of problems that I have reported with it have been ignored or take months for a response let alone a solution.

Please tell us what you like and dislike about this area:

A large selection of supermarkets and local stores for essentials. Easy public transport access to Chester and Liverpool.
Cheshire oaks retail Village is only a 5 minute drive.

Please share one thing (or more) which you wish you had known before you moved in:

That the rent would be increased significantly after the first 12 months.

How has the building management responded to any problems or issues you have raised:

A lot of issues I have reported have been ignored or told that its not their problem. For example the walls all have cracks around the edges from the house settling. I was told that it is not an issue. I also complained that the garden has poor drainage and floods in the rain causing the grass to die and dirty water to stain the patio. This complaint was put in in January and they still have not given me a real response

Lovely place to live

The only thing I would say I have to fault is that I feel the house where built too quick. There things in the house that are just falling apart and I’m continuously needing to get someone to come out and fix the problems. Sometimes I feel like I’m being a pain and try fix them myself. It’s no major problems so I’m not complaining much.

Please tell us what you like and dislike about this area:

I love the area. Love how it is family friendly, it feels safe for the kid’s to play out or for myself to even go on a little jog. The road I live in is full of lovely neighbours, we all look out for each other which is what makes living here the best. Gives me a sense of security knowing they’re there always checking up making sure me and the kids are alright, we help each other with diy the gardens and so and so. I’ve really enjoyed living in this little village.

Please share one thing (or more) which you wish you had known before you moved in:

As I mentioned the continuous repairs, part from that it’s a lovely home and neighbourhood to live in
