Buying + living in Laurus Homes is very stressful

Design could be improved – there is enough area (m2) in this house but not layout efficiently.
Lounge is too narrow.
Master bedroom is too narrow -you can just about close the door with a double bed in but very tight. Most people have king size bed nowadays. This won’t fit in the master.
Bedroom 2 is a generous size.
Landing area upstairs is generous – if you take some of this, you could make the master bedroom bigger.
It’s well equipped but the appliances were not fitted properly. I heard this is a common fault in many houses in this estate.
No attention to detail generally. Some windows were cracked. Window handles don’t work.
Tiling work is awful – scratched, not level, grouting is mixture of colours.
No choice to have different flooring in the hallway (carpet or nothing). No choice of different flooring in kitchen/toilet/bathrooms (tiling or nothing).

We have been here a month – no bins have been delivered yet.
Laurus Homes made the road too narrow- if someone parks outside their own house, it’s very tight to get through.
Very dark on the road as the street light is so far apart.
Close to the bypass so getting out of Congleton is easy.
There is no pavement which makes it difficult to walk on the estate. Also no pavement on this side of Manchester Road (A34).

Please share one thing (or more) which you wish you had known before you moved in:

Back in Feb, if we knew that Laurus Homes is going to be this bad, I wouldn’t have bought this property. I don’t want my worst enemy to go through what we went through and what we are going through now.
It is competitively priced – but I feel they haven’t priced up properly. I would rather pay more for a properly managed site + good build quality + spec delivered on time.

How has the building management responded to any problems or issues you have raised:

Build quality is awful. On day 2, we had a major flood in our kitchen because the bath tub (bathroom is directly above the kitchen) wasn’t sealed to the wall. The plumber had to make a few holes to the ceiling to find where the leak was. The ceiling was later patched – but it shouldn’t have come to this!
We had the Head of customer service come to visit us to listen to our complaints. She took some photos of the house but she has since lost them. It just shows that she has no interest in making things right.
The garden is totally flooded because there is no sufficient drainage.
They haven’t built the house according to the spec we were given when we paid our reservation fee (e.g. TV point, plug sockets are not in the right place, towel heater is changed to a radiator). They haven’t told us about the changes. I heard these changes were made because electrician made a mistake with their quote. This is hardly our fault. Laurus Homes should honour their spec and deliver this.
We had 305 snags on our report (prepared by a professional snagger). Getting the snags rectified is hard work with Laurus Homes because they don’t really care about their customers. A month in, the snags are not done yet. I bought Bellway homes 8 years ago and they rectified issues very quickly.
I hear other home owners on the same estate have similar problems.
The only positive is the sales lady is excellent (but the sales management is totally sub-optimal) but she is due to retire soon.

Fantastic location for the outdoors

The only thing that let us down was the builder/developer relationship that lead us to having quite a few snagging issues before we even signed any contracts. This delayed our move hugely and was very inconvenient to say the least. This is a small issue however if you love the style, the road layout and the location.

Please tell us what you like and dislike about this area:

This review is very biased to our lifestyle and age group etc – however we believe the location and facilities (Delamere Forest) are fantastic and would struggle to find better. The forest is its main facility so if you are outdoorsy people then having a forest across the road would be a huge benefit. The design of the property feels very unique and modern which is a breath of fresh air when it comes to new build properties. Living in this area has very minimal downsides if any at all so would be unfair to say as this review is age group biased.

Please share one thing (or more) which you wish you had known before you moved in:

We researched quite heavily so we had no surprises or shocks. If I had to say one thing, it would be that the station cafe across the road is a fantastic discovery for eating out/breakfast at the weekend!

How has the building management responded to any problems or issues you have raised:

Yes but very limited. 2 months in and not 1 snag has been rectified.

The lead up to the purchase was a stressful experience and the developer was continually moving back the move in date which was very frustrating.

The lead up to the purchase was a stressful experience and the developer was continually moving back the move in date which was very frustrating. The houses are very nice and we expected some snags as you do with new builds. However the customer care since moving in is shocking and we are still awaiting issues to be corrected even 8 months on. The planning around the site hasn’t been great and we fully expected some inconvenience with building works however the road is continuously mudder and there is a large amount of dust circulating around the development.

Please tell us what you like and dislike about this area:

The area is very nice and has great transport links with the train station and easy access to motorways. Local shops are close by and very good. The 2 local pubs and restaurants are very nice and in walking distance which is great. Having the Forrest close by is why we moved here and gives a fantastic quality of life.

Please share one thing (or more) which you wish you had known before you moved in:

That the building work was going to have such an impact on the current households who have moved in.

How has the building management responded to any problems or issues you have raised:

They have however they seem to take an age to get things sorted and blames are thrown between the developer and the contractor

Love the area, shame about the ongoing issues!

We love the design of the house, however the standard of the fixtures and fittings is poor. It does not reflect the cost of a semi detached house over 400k! Cheap and slap dash standard of materials and work. We have had to chase our snag list weekly and it is still yet to be done. No one seems to know who is meant to be doing what. Probably wouldn’t recommend them to people to be honest!

We love the local area and all of the local shops and pubs! Great walks within the area and it is a lovely place to live. Good transport links with the train station a few minutes away. Parking is limited, bin collections have been missed over the last few weeks but they have then been quick to come and remove them. Usual site traffic with living on a site that still has work going on.

Please share one thing (or more) which you wish you had known before you moved in:

Better communication and also being able to view the property sooner.

How has the building management responded to any problems or issues you have raised:

Responded once chased several times! Yet still to see anything being done.
