Do not buy a home from these people!

Latimer homes, Jenners and Clarion are all absolutely useless. The houses are built to an extremely poor standard, there are multiple snags and issues with on development site such as flooding. This is again due to the poor standard of work that’s been carried out. The block paving is finished to a poor standard and is an eye sore. There’s weeds growing throughout the development between the block paving, in the gardens and everywhere where they haven’t applied enough of a sand vase beneath. The aftercare is absolutely useless and major snags are left for months before being acknowledged. They send out guys to fix these problems without letting you know and when you’re not in (as we haven’t been made aware) they then blame the property owners that we’re not in and even report back that we turn them away which is complete rubbish! Do not purchase a property from these useless idiots that have no respect for the residents other than chasing them for their money!

The local area is lovely, the local residents are all friendly and we really enjoy living on the outskirts of the town.

Get your own survey done.
Get snags resolved before moving in by pushing this through your solicitor.
They don’t bother to register the homes with the NHBC so ensure this is done!

How has the building management responded to any problems or issues you have raised:

Yes but people come out and fix issues to such a poor standard. You also have to wait weeks, months and in some cases years for a resolution.

Lovely family friendly estate with fab transport links

Having lived on the development for just over a year we have had a very good experience. The roads and pavements are well maintained and the grass is cut regularly.

It’s lovely that there is not much through traffic as you only need to drive down our road if you live here or are visiting.

Please tell us what you like and dislike about this area:

We love living in Elmswell. We have a 10 minute walk to the train station and a 5 minute drive to the A14. The Street is very quiet as you only need to drive down here if you live here or are visiting.

I would like to know if we are getting a children’s play area.

Beautiful development located in the heart of nature

I love the design of the development and that it isn’t too big, there is a real sense of community and everyone is willing to help anyone out. The Weyburn type house has a design fault with there being no window near the front door which means the hallway is incredibly dark and the light switches are placed inappropriately. This is only an issue in Weyburn type houses, all the other designs have a window by the door and switches in convenient places. This complaint was raised with Clarion and Latimer by a group of Weyburn house type residents but it has been ignored.

Living next to the watermeadow place nature boardwalk is incredible, it’s such a beautiful ever changing landscape which we feel lucky to have on our doorstep. We are a 15 min walk to Elstead village which has the essential shops, chemist, vets and 3 lovely pubs. We have a bus which stops right outside the development and takes you to Godalming and Guildford within 45 mins. My only complaint is that the last bus is about 7pm each day which can be an inconvenience as after this time you have to travel by car or you are quite isolated. The bin collection has been regular. We have experienced some anti social behaviour from some residents however this has been dealt with swiftly and appropriately by Clarion.

You must own a car to live here, access would be very restricted without one.

Ignored complaint about Weyburn house design which was a group complaint from all Weyburn house type owners

Great location, nightmare developer

With the exception of the numerous snagging issues and abysmal customer service from the developer, the development itself is nice. Its well designed and the inside uses quality materials and appliances. Some aspects of the home are incredibly ill thought, particularly the kitchen which came with very little cupboard space or usable work surfaces. There are no extra facilities. The building and property management is shocking and I am, after being in the property for nearly a year, still waiting for information on the service charges and management charges for the flat block.

Kings hill is a great place to live with many amenities within walking distance. Restaurants, a gastro pub, 2 supermarkets and a train station a short distance away. There is on prem security and the grounds are well maintained. It does however have a large number of commercial office plots so traffic can sometimes be an issue.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had better researched the developers and how awful they treat customers.

How has the building management responded to any problems or issues you have raised:

I had to complain through multiple channels to get the developers to fix issues in my property. They didn’t even respond to my complaint until I reported them to the housing ombudsmen and threatened legal action. It took them almost a year to put right the issues with my property, and they even attempted to end my defects period early because of it.
