Fabulous flat, superb service, what more can you ask for!?

We moved here in March 2022, into a 2 bedroom flat on the 6th floor. The flat comes with stylish modern furniture & the space is generous with a beautiful balcony where you can plane spot, enjoy a morning coffee or evening drink to unwind at the end of a hard day.

We’re really happy living here and very impressed by Kooky’s service! Vesa (the customer care manager) is extremely attentive to our needs and if we have an issue or any questions, she is always readily available to support us & works efficiently to resolve any concerns. A big selling point for us is that it’s pet friendly! Our 2 furbabies love it here.

I would highly recommend living here to any friend, and if you have the means to do it, go for it and see for yourself how nice it is!

Please tell us what you like and dislike about this area:

The good; Living here is hassle free! You have everything you need at your doorstep! Co-op is just downstairs, literally 2 minutes away from the building. Staines centre is right next door where there’re plenty of coffee shops, supermarkets, shops, pubs/bars, a small shopping center, a cinema, a pet store, a post office – literally everything you need!
The train station is just a 7-10 minute walk and you can get into London in about 40 minutes, give or take.

The bad: I can’t think of much to complain about really, apart from I wish there was more access to green spaces (like a communal garden to grow our own produce would be nice). But otherwise, there’s a quaint courtyard (we barely use it though as there’re other flats surrounding it, so there’s little privacy). The other thing is it’s quite pricy. For rent + bills we pay around 2k per month. Not that it’s not worth it, but with the cost of living crisis, it’s not ideal.

Please share one thing (or more) which you wish you had known before you moved in:

Join the London Square chat! When people move out they usually sell or offer up their goods for free (from furniture, decorations, to other miscellaneous stuff). I’ve gotten a free desk from it! It’s a good way of upcycling & not throwing stuff away unnecessarily!

How has the building management responded to any problems or issues you have raised:

Very well. Anytime there’s something that needs to be fixed, Vesa’s on it and let’s her team know. It’s usually resolved within 24 hours. That being said, we haven’t had to raise anything significant. The place is in really good condition!

Overall great area to live in, although there are minor setbacks

Overall great area to live in, although there are minor setbacks such as parking, painting on walls and hard water.

While the design of the development is great, the paint on the walls are a matte finish which means they are easily stained and difficult to clean. Hard water is a massive issue, as all surfaces in contact with the water are heavily stained. Property managers are prompt at resolving issues.

Please tell us what you like and dislike about this area:

Local shops available – ASDA and LIDL are missing which are often cheaper. Great transport links. Parking facilities are somewhat available – guests have to park at the train station which is chargeable and quite frustrating.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I was told I had to pay for parking before I moved in and that hard water is an issue in this development.

How has the building management responded to any problems or issues you have raised:

Problems are always attended to with a prompt response and resolution.

Good property management and some improvement areas

Household Facilities are updated and efficient, repair and maintenance work are effective. Interior design is stylish, if design element (eg wall painting, special lightings) in showroom could be added into flats as optional items, then it will be perfect for tenants.

Property management on parking control shall be stepped up as unknown users found parked on my parking space, and I need to park on other parking space.

Please tell us what you like and dislike about this area:

Close proximity to Coffee shop, supermarket and restaurant.
Gardening is good but debris and broken glass sometimes left on lawn without removal.

Please share one thing (or more) which you wish you had known before you moved in:

Traffic network and more local shops introduction to tenants.

How has the building management responded to any problems or issues you have raised:

Parking and ventilation maintenance issues have been solved. Unauthorized Parking should be control especially
unknown users parked on my parking space.

A modern, comfortable and convenient living space.

The building is very modern and stylish, nice corridors which are clean with great lighting and artwork. The gym and concierge service is great. The general manager is very helpful and nice, it’s a very relaxing and comfortable place to live. Flats are also very modern.

Please tell us what you like and dislike about this area:

Great location being a very short walk to river walk and elmsleigh shopping centre. Very convenient with transport links in to central London within 32min. Quiet and clean. Gym is an added bonus

Please share one thing (or more) which you wish you had known before you moved in:

I wasn’t aware you had to sign up with the concierge and this is what gives you access to delivery collection and the gym so I would say to do that as soon as possible, it doesn’t take long.

How has the building management responded to any problems or issues you have raised:

I have not had any issue during my tenancy, but they have helped with any queries.
